Covid-19 Cleaning Protocol: Following CDC recommendations, we clean all hard surfaces (counters, tables, light switches, door knobs, etc.) with a bleach solution. All soft surfaces are sprayed with a 70% alcohol solution. Cleaners wear masks and gloves.
In addition to sweeping valley views from every room, there are two outdoor seating areas to enjoy the beauty of Sonoma Valley while sipping a glass of wine or enjoying a meal.

NOTICE: Due to the Covid-19 pandemic, the State Public Health Officer ordered all individuals living in the State of California to stay home or at their place of residence. Only lodging activities related to isolating or quarantining persons infected with or exposed to the COVID-19 virus, or housing workers performing jobs deemed essential to maintaining critical infrastructure are allowed.

The Sonoma County Public Health Officer issued Public Health Order NO. C19-05 which prohibits all non-essential travel into Sonoma County, until at least May 3, 2020, and mandates 1) Short-term lodging facilities shall not operate for tourism and 2) No homeowner, agent of the homeowner, property manager, marketing agent, listing agent, or real estate agent shall engage in efforts to rent or lease any short-term lodging facilities within the County for any other purpose.

Short-term lodging facilities in Sonoma County may only be booked for: (1) lodging to protect the County homeless population, (2) lodging for County residents who have been displaced and cannot return to their residence because there is a person residing at their residence that must isolate or quarantine or is at a high risk of severe illness from COVID-19, (3) lodging for County residents who need to isolate or quarantine, (4) housing support for Healthcare Operations, Essential Infrastructure, Essential Businesses, and Essential Governmental Functions (i.e. housing traveling nurses or government contractors).

Violation of or failure to comply with the Public Health Order is a misdemeanor punishable by fine, imprisonment, or both. (Calif. Health and Safety Code§ 120275, et seq.)We will send you this agreement via docusign. We require that it is filled out and returned to us prior to check-in.

Rental Agreement
This Short Term Rental Agreement (the “Agreement”) is made by and between Manav and Laurel Khurana (“Homeowners”) and ________________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property: This property is located at:

The property is furnished and includes: kitchen pantry items, two coffee makers, kettle, microwave oven, toaster oven, cook- and bakeware, immersion blender, dishes, glassware, flatware, and wifi equipment. Bath towels, bed linens, two bicycles, Webber propane BBQ, indoor gas fireplace. Outdoor games (croquet, Slamo, kid’s basketball hoop), two Specialized adult bikes with lock, indoor games and toys, baby furniture (Baby Bjorn Travel Crib w/sheet, highchair).
The property has forced air heating, gas fireplace, and fans.
2. Rental Party: The rental party shall consist of Guest and the following persons:

3. Maximum Occupancy: The maximum number of guests is limited to 6 persons (excluding children under 3 years old) and is strictly enforced. If a violation of this rule occurs, an additional charge of $100 per extra person per night will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees and deposits.
4. Terms of the Lease: The lease begins at 4pm on ______________________ (the “Check-in Date”) and ends at 11am _____________________ (the “Check-out Date”).
5. Rental Rules: Guest agrees to abide by the Rental Rules, as set forth herein, at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
a) Guest acknowledges and understands that this property is located in a rural area. In such as setting, one may find local wildlife (see Country Property Disclosure Addendum). Guest must keep doors (screen, wood, or glass) closed at all time to keep wildlife outside.
b) Guest acknowledges and understands that the bunk bed is not a play area and can only be used for sleeping. Jumping on the any level is unsafe and prohibited. The top bunk can accommodate a maximum weight of 150 lbs and cannot be occupied by a child younger than 8 years old. The bottom bunk can accommodate a maximum weight of 200 lbs. The homeowners are not responsible for any accidents, injuries or illnesses that occur while using the bunk bed.
c) Guest acknowledges and understands that the property also has neighbors. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. Quiet hours should be observed between 10:00 pm and 9:00 am. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior.
d) Driveway speed limit is 5 mph. Driving faster leaves the neighbors in the dust. The neighbors are very kind people but do not appreciate surrounded by dust. They have our phone number and will complain. Any complaints from neighbors may result in immediate eviction with no refund for unused rental days.
e) Outdoor Amplified sound is prohibited at all times.
f) No pets permitted at all times.
g) The sauna room in the master bedroom is locked and not available for use by guests.
h) Smoking of any kind is NOT allowed in the house or on the property.
i) Guest acknowledges and understands the house and property is located in a wildfire area. In such a setting, a single spark or ash can start a fire. Guests agree to use extreme caution when using the outdoor Webber grill. Flammable personal equipment/items (candles, cigarettes, cigars, other smoking items, fire pit) prohibited on the property, including in the house.
j) People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. If additional people visit during day hours, there must not be more than a total of 12 people altogether as mandated by our vacation rental permit.
k) The homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities, including the use of the bicycles. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises.
l) Keep the property and all furnishings in good order.
m)The use of the 2 adult bikes is permitted. Use bike lock as necessary. Loss of each bike will result in a $1000 replacement charge.
n) A maximum of 4 vehicles are permitted at the property.
o) Drinking water: The water inside the house comes from an living underground well on premises, which was tested in December, 2017 and met requirements set by California State Water Resource Control Board. We recommend bottled water for drinking as ground water composition changes over time. The homeowners are not responsible for any accidents, injuries or illnesses that occur from drinking ground water on the premises or its facilities.
p) Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. If a violation of this rule occurs, an additional charge of $1,000 will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees or deposits.
q) Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the
rental rate. We do not permit towels or linens to be taken from the premises.
r) Plumbing/Sewage System: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or any other improper material have been flushed and clog the system, you could be charged for damages including, but not limited to, the cost of the service call for the plumber.
6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
Trash collection: property maintenance staff will come by every Sunday to put the trash bins out for collection and every Monday to put them back. They do not need to access the inside of the house.
Gardening: our gardener comes every 2 weeks to maintain the landscape and garden around the house. He does not need access the inside of the house.

7. Rental Rate and Fees
All rental fees including tax, cleaning fee, insurance fee and/or security deposit, and nightly rental fee are due prior to check-in according to the payment requirements of the rental platform on which the reservation was made.
8. Damage Deposit: If a damage deposit is made, it will be refunded in accordance with the service through which the reservation was made, provided no deductions are made due to:
i. Damage to the property or furnishings ii. Dirt or other mess than requires excessive cleaning or iii. Any other cost incurred by the Homeowners due to the Guest’s stay beyond normal wear and tear.
If the premises appear dirty or damaged upon Check-in, Guest shall inform
Homeowner immediately. If Guest fails to do so within 24 hours or checkin, Guest will be responsible for all damages and excessive cleaning charges prior to their stay.
9. Cancellation Policy: If Guest wishes to cancel his/her reservation, all fees collected will be refunded as follows:
a) If the reservation was made through Airbnb, the “Strict Cancellation Policy” will apply which provides for 50% refund plus Airbnb fees.
b) If the reservation was made through VRBO, the “Strict Cancellation Policy” will apply which provides for 100% refund if the reservation is cancelled at least 60 days prior to the scheduled arrival date. There is no refund if the reservation is cancelled less than 60 days prior to arrival.
The parties agree to the terms of this Short Term Rental Agreement as evidenced by acknowledgement on the VRBO website or the Airbnb website and the signatures set forth below. All of the foregoing representations and agreements are made by Guest on behalf of himself or herself, and his or her party, and guests.

Tenant acknowledges and understands that this property is located in a rural area. In such a setting, one may find spiders, snails, geckos, snakes, frogs, and ticks (which have been known to cause Lyme Disease).
Tenant assumes, and releases Manav and Laurel Khurana (Homeowners) from, all liability and responsibility of every kind, nature and description resulting from the use or misuse of the premises or the rural area surrounding the premises.
Tenant holds Homeowners harmless and releases Homeowners from all liability in the event that any injury or death to any person arising from the Tenant’s use of the premises, the property, the dwelling, the bunk bed, outdoor structures, its recreational equipment, (including outdoor recreational equipment such as grill, croquet, etc...)
Tenant agrees to the foregoing and acknowledges receipt of a copy of this addendum.

We are really busy with our two jobs and four kids, all young adults in various stages of leaving home. We love to travel, enjoy cooking, reading, and gardening.
