Located on the Porter-O’fannin property in picturesque Ladonia, Texas. just minutes away from Texas A&M University-Commerce and right in the middle of whats happening in north east Texas. Our country home, you will find, is comfortable and enjoyable.
The Ofannin Ranch House is a true country lifestyle experience. While there are many things to enjoy in the country, most "city" pursuits are not far away. We welcome your horses and small pets ( please refer to House Rules ). The home accommodates 8 people which includes sleeping, dining and other needs for a comfortable stay.

The ranch house has a variety of games and activities for indoor and outdoor fun. Our house guests have exclusive access to the front and back yards which we encourage them to enjoy. We operate a small farm, so there are fields to roam and a bunch of critters nearby to see. There's a llama, cattle, dogs and cats and a bevy of natures beauties and entertainers too numerous to list. All farm implements, building and grazing areas are off limits without our supervision which is happily provided.

As a rule we try to not be intrusive into the lives of our guests while staying with us. We do, howerver, enjoy getting acquainted to what ever extent they feel comfortable sharing. We are close by to help should there be a need.

NO FIREWORKS ALLOWED ON PROPERTY DUE TO CITY CODE RESTRICTIONS
People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
The O'Fannin Guest House is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Keep the property and all furnishings in good order

PETS are permitted only with prior approval.
PARKING – Parking for at least 2 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Additional parking for trailers etc. is available on premises by special arrangement.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels, linens or other items to be taken from the unit for use elsewhere.
Fireplace: The fireplace is a non-vented natural gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. Please do not use fireplace when A/C is in use.
[Water and Septic: The O'Fannin cottage is on a City of Ladonia water/sewer system. Problems should be immediately directed to the homeowners.
If there is a storm or hurricane, no refunds will be given unless:
The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. It should be noted we rarely have any serious problems as a result of storms except temporary power outage.
Close out procedure: Place dishes in dishwasher, do not start dishwasher. Leave beds unmade except foldout bed. Strip foldout bed and close up.
Empty trash cans into outdoor receptacle at back door. Place counter top appliances, you may have used, on top of cabinets. Make sure stove, coffeemaker and other small appliances are secured and SHUT OFF. Clear refrigerator and leave on.
Look around for forgotten items and general condition of the cottage. If you're satisfied and happy we will be happy too. Sign our guest book and tell everyone about your stay. Depart by11am, have a safe journey and come back soon.
We live on a little slice of heaven in beautiful Northeast Texas named Ladonia. It sure is a quiet and peaceful place that we enjoy every day. We share this slice of heaven with cats, dogs, a llama, and cattle. We will be adding chickens, ducks, fish and a peacock or two. The good lord has seen fit to bless us with raccoon, armadillo, birds galore, butterfly, dragonfly, fireflies and various field critters. The weather is never boring and never the same for very long, which helps keep it interesting.
We moved here a few years ago from the very warm climes of Mesa, Arizona. Over the years we have been involved in a variety of interests and employment. Collectively we have worked in retailing agriculture, construction, transportation, and the service industry. We have been employed by others and self employed. We enjoy theater, good food, dining at home or on the town, classic cars, travel, especially by train, working with animals but, most of all we enjoy our lifestyle. We live a simple country life and wouldn’t change it for the pressures of the city life. We do enjoy the “big city” pleasures fine dining, theater, museums and other amusements. Those things are not always available in the country but we manage to find satisfactory pleasure in what is available. Texas A&M in nearby Commerce is the impetus for many of those activities found in this area. A new restaurant, community theater or other entertainment or diversion comes to the area regularly. The metroplex is not far away( about 1 hour) so we can do the “city” stuff when the mood strikes us.
We have lived in a variety of states and communities but, we are happy to call this home.
