1. AGREEMENT: The Owner and Tenant agree as follows: Above Tenant is an adult and will be an occupant of the home during the entire reserved period. Other occupants will be family members, friends or responsible children. Use of the premises will be denied to persons not falling within the forgoing categories and as a result they would have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.
2. UTILITIES: With the exception of gas and electric consumption charges are included for stays up to 28 nights. On stays 29 nights or greater, Tenant is responsible for actual gas and electric consumptions charges. The amount to be charged will be calculated based on the reading of the gas and electric meters upon check- in and check- out and it will be discounted from the security deposit unless otherwise agreed.
3 A. FIRE-PIT: Use of the fire pit is limited to three hours per day. If use of the fire pit exceeds three hours, the tenant will be charged $50 for every hour of additional use.
3 B. SECURITY SYSTEMS: If any of the security systems are found to be tampered with, turned off for any duration, or used in any unauthorized way, no less than $1000 will be taken from the security deposit(URL HIDDEN) 3 C. Owners of Via Acero St. Malibu are allowed to go inside their home for any emergency, noise nuisance, for any good reason. 3 D. The traveler/tenant has the right to view or not view our property before check in. No rights to complain after checking into Bouganim Villa/Home(URL HIDDEN) 4. PARTIES AND EVENTS: Parties and/or events of any kind are strictly prohibited at the house. No party or event may take place without prior written permission. In the event that a non-authorized party or event takes place at the property, Tenant risk(URL HIDDEN) Forfeiting part or all of the security deposit in addition to any costs associated with legal remedies that may be necessary.
5. NOISE: As stated in the Malibu Municipal Code, no external or internal excessive noise is allowed between the hours of 10 pm and 7 am unless otherwise permitted by the city. Tenant risks forfeiting part or all of the security deposit in addition to any costs associated with legal remedies that may be necessary associated with any and all noise complaints.
6. PARKING: Parking on the street or the neighbors driveways is strictly prohibited. The house is on a narrow road and has PLENTY of driveway parking. For this specific rental agreement, a maximum of ___ cars will be parked on the property.
7. ADDITIONAL OCCUPANTS: If more than the agreed to number of guests are staying at the property. Tenant takes the risk of forfeiting up to the entire amount of the security deposit.
8. SMOKING INSIDE THE UNIT IS STRICTLY PROHIBITED: Tenant risks forfeiting part or all of the security deposit in addition to any costs associated that may be necessary.
9. FILMING: The filming of any still or motion pictures in any format that requires more than 2 persons and/or any specialized gear, apparatus or crew is strictly prohibited unless prior written authorization is obtained. Failure to obtain written authorization may result in full deposit forfeiture.
10 PETS: Pets are allowed only with prior consent and written approval. For this specific rentalagreement, ____ pets are allowed. Applicable pet fees are included in section four of this agreement. An additional pet deposit within the security deposit may be required.
11. SECURITY DEPOSIT: The security deposit will be returned to the tenant within 2 weeks after check-out date provided that real and personal property are in the same condition as when occupancy commenced and all terms of this agreement are met. Tenant is liable for all replacements and repairs that are outside what is considered normal wear and tear. If something after the rental is deemed not in good order, an amount of money will be removed from the security deposit.

13. CANCELLATION: Should you wish to cancel this reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 45 DAYS PRIOR TO YOUR CHECK IN DATE. We will refund the sums you have paid, less a $500 cancellation fee.
14. CHECK IN: Any time after 2p.m. Check-In Time, Keys will be provided at property location.
Keys WILL NOT be issued with a balance owing or without a signed rental agreement in the owners, or owner s reps possession.
15. CHECK OUT: 12:00 P.M. The request for a late check-out is made within 24 hrs. prior to the departure date stated in the agreement. Charges for a late check-out time, 25% of the current nightly rate,will be made against your security deposit
16. Cleaning: The Villa will be inspected and cleaned after your departure. The cleaning fee you have paid will cover this. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $20 per hr.
17. WHAT WE SUPPLY: The property is equipped and set up as a fully furnished property that will include all linens, as well as a fully equipped kitchen. THERE WILL BE EXTRA CHARGES TO YOUR SECURITY DEPOSIT FOR REPLACING THESE ITEMS.
18. WHAT YOU SHOULD BRING: Plan on packing your personal toiletry items. We provide a limited supply of toilet paper, paper towels, & other dispensable items to get you started onyour first day of vacation.
19. TENANTS LIABILITY: Tenant agrees to accept liability for any damages caused to the property (other than normal wear & tear) by Tenant or Tenants guests, including but not limitedto landscaping, misuse of appliances, equipment furnished. If damages are in excess of the security deposit being held, Tenant agrees to reimburse owners for costs to repair/replace
20. HOLD HARMLESS: Owners do not assume any liability for loss, damage or injury to persons or their personal property.
21. JACUZZI TUBS, SAUNA, WALKWAYS, GAS FIRE PIT, & BALCONIES: The undersigned is fully aware that these can be dangerous, that the walkways/balcony & areas can be slippery when wet, & that injury is likely to occur to anyone who is not careful. With full knowledge of the above facts & warnings, the undersigned accepts & assumes all risks.
22. ADDITIONAL TERMS & CONDITIONS: The undersigned for himself/herself, assignors, executors, administrators fully releases & discharges Owner from any claims, demands & causes of action by reason of any injury, or any of his/her guests as a result of or in connection with the occupancy of the premises & agrees to hold the Owner free and harmless of any claim or suit arising there from.

This past new years I was in a bind -- an airbnb host had canceled on my group of 14 people just two nights before NYE! Fortunately, Pamela came to the rescue -- accommodating our group on short notice and getting everything prepared prior to our arrival. I had some concerns reading past reviews regarding the privacy of the space but it ended up exceeding all my expectations. The home is filled with fun, quirky spaces that were perfect for different group activities which included a movie viewing in their beautiful theater, a dinner party in their large dining room and piano playing in their sitting area. The house is really great for large groups with lots of bedrooms. The master is far and away better than the rest of the rooms but that is more a compliment to how grand a space it is. Though there are neighbors near the home, the location is great with beautiful views of the Malibu Canyons and a view to the ocean if you walk up their hill. We also walked down to Paradise Cove from the house, which was a lovely 1/2 mile walk. Lots of great food at Point Dume just a 2 minute drive away (Sunlife Organic, Lily's Cafe, etc.) We couldn't have been happier with the experience and hope to return again.

We had a great time on our business retreat. Everything went very smoothly and their big dining room was great for the 12 of us to sit and work diligently. It is a very quiet, private location recommended for anyone looking to hide away. Pamela was very helpful and communicative. Highly recommended.

My husband and I rented Pamela's home for our wedding weekend. We wanted to host our bridesmaids and groomsmen at a location close to the our wedding venue and wanted to hold our catered rehearsal dinner at a beautiful place for our immediate family members the night before our wedding. The house was gorgeous and as described. The view was beautiful and the neighborhood very serene and quiet. Visitors should expect to pay additional fees other than those charged through AirBnB. Though some of these are described in the contract ("12% Malibu Tax"), we were also charged an additional cleaning fee on top of the one listed in the contract. We were told the day before check-in and two days before our wedding to bring these fees in cash only. Most importantly, our math did not align with Pamela's, and she refused to provide an invoice of how she arrived at the final number and assured us that she was giving us a good deal and that she could cancel our reservation at any time if we didn't comply. This was two days before the wedding. During our honeymoon, we also received a notification for a resolution claim through AirBnB for additional charges. Again, we have not been provided a breakdown of costs. Instead, there have been a number of allegations and demands including (1) a rehearsal dinner fee, which was never previously discussed, (2) additional guests sleeping in the house (there were none; we actually had fewer guests staying at the house than what the reservation was for, which we communicated to Pamela before our check-in), (3) late checkout (we were less than one hour late; Pamela arrived 1-hour before our checkout time, talked with us for a while, and told us to take our time packing up our cars), and (4) a variety of damage claims. Visitors should be careful to document any damage to furniture when they do the walkthrough with Pamela. We have been accused of and charged for water damage on marble sink countertop (is this possible?), makeup on wooden floor (which can be wiped with water, makeup remover, or any cleaning product), and a number of other furniture damage that we did not cause. In fact, Pamela pointed out some of this furniture damage during our initial walkthrough. We noticed other existing damage, such as water stains from cups, after she left, so we specifically made sure to use coasters, plastic and paper plates and cups, and wooden utensils in order not to cause further damage. Unfortunately, we have no documentation. We have been very honest with Pamela from the beginning, complied with all that she has asked of us, and been nothing but respectful of Pamela and her property. We are very disappointed in the current situation.

As you stated, our home is gorgeous just as it is advertised on Airbnb and we appreciate the honest compliments from you! Thank you for reminding the future guests that they should expect to pay additional fees as it is listed in the house rules just as everyone sees it before booking. In addition, Airbnb has recently partnered with the city of Malibu allowing Airbnb to immediately provide the customer with the tax info rather then the home owner taking care of it. We did Not give you any new last minute info the day before or even two days before, that was only a reminder. Everything that you needed to know was provided in our house rules and prior to booking. I never told you Susanna, or any of our past travelers, that I would cancel the reservation if no one complies with these house rules. If a customer has any issues with the house rules, Airbnb will be glad to sort everything out. Reg. a wedding rehearsal or any event, the house rules state there are always extra fees when applicable and we did discuss this months before your wedding. Airbnb always provides to the traveler and the host a breakdown of all costs prior to booking. We are very good about keeping track of previously occurring damages from travelers in the past by taking pictures of everything we see damaged after our guests check out in case they ask for evidence of our claims. Therefore, I am able to provide with certainty what new damages your party caused in the house after recording everything and comparing it with scrutiny to our photo library of preexisting damages. I appreciate your attempts to avoid causing any new damages in the house, but sometimes things happen and I understand you may have had no control over the damages your group caused. I often suggest that our guests should make note or document existing damages for their personal records to allow this whole process of returning partial security deposits to go as smoothly as possible. However, we are able to prove with our own records what damages are old and new as was aforementioned above. I hope you will understand the position you put me in and feel better about how I handled everything some time in the near future. Once more, I appreciate your feedback and thanks in advance for taking the time to consider my perspective of the situation at hand.

Pamela is a very responsive host. The house is very spacious, the bathrooms are large and convenient. The dining room was huge and it was nice to have our whole group be able to sit together. Great house for a big group. The house is in an enclave of Malibu, not on a main street. This could be a good thing, or bad thing depending on a person's preferences. It is private, but for us, it was a little disappointing because you couldn't just walk out the door and go somewhere by foot. A couple of negatives was that the kitchen was not very well equipped. Definitely not enough dishes and utensils, and few pots/pans. House might be a little challenging with a lot of little kids because the backyard is not fenced and backs into a large valley. We had a 3 year old, and it was fine, but we had a lot of adults around. Also, Pamela was repetitive about the rules regarding the fire pit and obvious things like closing the doors during a wind storm. This became a little annoying because during our stay she called, texted and emailed about house rules and concerns we already discussed several times the day before. Particularly because we did not break any of the rules.

You can go everywhere by foot!! Especially to the #1 beach, Paradise Cove Beach and restaurant,walking distance is 20 mints. ALSO Amazing hiking trails to waterfall and creeks after the rain. See an ocean view 5 mint.walk as well,360 degree view. Our kitchen is very well equipped!! You just need to ask or open all of the cabinets. We take pride into making sure there is a positive ambience in the kitchen! We never go to the backyard, only the beautiful side yard where we have an area of 75'x45' to entertain guest. (Backyard will be fenced this summer 2015) Wind storm in Malibu can break our doors if not handled correctly. We think as home owners, It's better to be safe and remind again. This way I save from taking money from Neeta security deposit by continuos warnings to hold onto doors while opening and closing. it's very disappointing after opening our villa to strangers that we read some negativity in your review. We are looking forward to hosting travelers this spring/summer/fall/winter 2015 HAPPY NEW YEAR AND WISHING ALL OF YOU ONLY GOOD HEALTH, WEALTH
