Please find rental agreement below. If you are traveling with young children please enquire further. Children must be able to swim. Water is the most expensive utility on the island (next to electricity). If you notice dripping taps or the toilet is running please report to the property manager as soon as possible.

By renting at Villa Gemma you agree to the following conditions:

VILLA GEMMA - CONDITIONS OF RENTAL

a) All bookings are required to reflect the exact amount of persons and their names, residing in the rented property for the duration of the rental. This is not only a requirement of CCR but is also that of Belize.

b) The property is rented under the strict condition that the rental is for the exclusive use of the renters. Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.

c) Should the renters experience any problems with regards to noise, vandalism, harassment or any other issue that infringes on the guest’s stay; they should report it to the management company at their earliest convenience. It is the objective of the management company to ensure the guests rights to privacy and enjoyment of their holiday be protected as much as possible.

d) Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.

e) The renter will assume financial responsibility for any damage that occurs to the house, room or property, outside of the normal wear & tear experienced. Any and all damage shall be reported immediately to the management. Damages may be payable directly to management prior to check-out and charges/fees will be at the discretion of management. Guests will make every attempt to leave the property in good order for the next guests.

f) Furniture provided with the house may not be moved (from/to) or removed from any room, other floors, or common area (unless written authorization by management). Guests are charged for the replacement of any furniture that is moved, removed or damaged. Damages (example: floor scratches) due to furniture moving will be charged.

g) guests will not attempt to make any repairs or modifications in the house but will immediately notify management of any issues that need to be addressed.

h) The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or pool, fireplaces as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.

i) Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of repairs and/or maintenance etc. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice.

j) No smoking, No pets. We do our best to provide a completely non-smoking property for our guests and thank you for your consideration. You agree not to smoke or allow visitors to smoke inside the Property or on or around any decks. The use of mosquito coils or any other flammables is strictly prohibited.

k) The rental property is equipped with a secured safe to store your valuables and all measures have been taken to ensure that the rental property is secure. It is your responsibility to make sure proper precaution is taken against theft and burglary including dead-bolting the doors and keeping valuables away from open windows. You are liable for any costs associated with a failure to follow these requirements.

l) In the unlikely event of theft or damage to person or personal belongings, fire, terrorist attack, civic unrest or other force majeure event neither the Management nor the Homeowner are responsible for direct or indirect harm suffered.

m) All guests swim at their own risk in the pool. For guests with children please note: there is no ‘shallow end’ in the pool, there are stairs only. Neither the Management nor the Homeowner are responsible for direct or indirect harm or injury suffered due to use of the pool.

n) You agree that the Management/Property Owner's liability for all claims, of any kind, arising out of this rental engagement shall be limited to the total fees paid by You on this engagement. In no event shall Villa Gemma or its management be liable for any special, indirect, punitive, incidental, exemplary or consequential damages, any damage that is not reasonably foreseeable or any damages whatsoever resulting from the cancellation of a reservation.

o) This Agreement shall be governed by the laws of Belize. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. Booking/renting of Villa Gemma constitutes a mutual agreement of the Conditions of Rental herein. If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.

Check–in time after 3:30 pm. (for any concessions/modifications to check-in/out times please inquire with management)
Pool quiet hours after 9:00 pm.

This quiet, two-story house planted and fenced for privacy is just delightful. There is a nice-sized pool, hammocks slung on the second floor balcony, and plenty to see, do and eat within a short walk or bike ride. There is a full kitchen, with nearly everything you could want in terms of appliances. Plenty of space, lots of ventilation, rustic in just the way I like. The manager and all the staff I encountered were without fail friendly, helpful, and professional. I came to Caye Caulker to dive, and enjoyed that immensely.

The house is nice and comfy! The place is quiet and had a lot of privacy! The pool rescued our stay on Caye Caulker, because there is only one spot to swim - the split! The communication with the host and the transfer was perfect! For a snorkeling trip we can highly recommend "french angels"! It was a good decision to stay with Yvonne!

Michael was fantastic to coordinate with! He made all accommodations seamless. The Airbnb was walkable to the restaurant, but off the beaten path for privacy. The evenings were comfortable to sleep even without AC. Thanks for everything! I'm a belizer.

5 Stars! Yvonne and Michael were wonderful and very helpful when I forgot to let them know my flight info. They made sure I was met upon arrival and checked in quickly so I could get to the beach! The house was perfect, the pool was refreshing and the island is a dream. This is a must stay place. I'll definitely be back!

Best week of our lives!! Michael had a taxi waiting for us at the docks with a sign with our names on it. And he was there to greet us at the property when we arrived with a few cold beers when we got there! We were given a phone to get ahold of him anytime we needed anything, and had 2 bikes and a case of beer delivered to the house right away and could just relax upon arrival to the house. Pool and house were really clean and Michaels staff that maintain the property were really nice and make you feel right at home. The pictures don't do this property justice. Only regret of the trip was we couldn't stay longer! Don't pay attention to the poster who said he was robbed?!?! -There IS a lock on the front gate! -Your given a key to the door that deadbolts AND locks on the knob! AND locks again from the inside. -The windows are absolutely impossible to break through! 2 security cameras at entrances! And a safe dead bolted in the house. His post should be deleted for being an outright lie.

My husband and I spent our honeymoon on Caye Caulker and we couldn't have been more impressed with our accommodations! Villa Gemma is a beautiful, spacious, private house in a very quiet and friendly community on Caye Caulker. The house is surrounded by palm trees and other gorgeous trees and plants and includes a beautiful private pool that we used almost every day of our 10-day vacation. We spent a number of hours relaxing on the upper deck of the house reading and snoozing in the hammocks. The kitchen is fully-equipped and we were able to make quite a few of our own meals there. We got around Caye Caulker by renting bicycles through the property management company which worked out great! Would definitely recommend renting bicycles as it made our trips to the various areas of the island quick and seamless. One thing to note is there were small sand flies that bite mainly at dusk and sometimes other times of day so make sure to pack bug spray and some long clothing or be prepared to hang out indoors for a little while if you want to avoid the itchy bites. We barely saw any mosquitoes on the island during our stay though which was great. Yvonne gave us helpful instructions for our arrival to Caye Caulker as well as very insightful tips and recommendations for restaurants and island tours. Michael, the property manager had a taxi waiting for us upon arrival and made sure we were taken care of for the duration of our stay. Any worries we may have had were completely assuaged by the professionalism of both Yvonne through her pre-travel communication and Michael upon arrival on Caye Caulker. We would definitely stay at Villa Gemma again and would recommend it to anyone visiting Caye Caulker!

We had a great week at Yvonnes, There was a golfcart taxi waiting for us at the water taxi station that took us on a short ride directly to check-in and then to our villa. Michael and Cici were very helpful, renting us bikes, having a case of beer delivered and giving suggestions for places to check out. The pool was absolutely wonderful, perfect temperature, well maintained and 100% private. We heeded Michaels warning of security measures, we made sure to lock all doors at night and when leaving and we had no problems. We felt safe. We rented bikes and easily rode all around the tiny island, I highly suggest this as it keeps you much cooler than walking places. Snorkeling is a must, Angel Fish is a great company to go with. $10 USD lobster dinners were amazing and fresh juices from local stands were very refreshing! The Villa was accurately described, however it is darker inside the house then the pictures show, likely because of conservative use of electricity on the island. The stairs are indeed very steep but we managed just fine. The bathroom was clean, good water pressure. Kitchen was fully stocked, we had everything we needed to cook breakfast and simple dinners. The pillows in the bedroom were all pretty hard and the bed wasn't the most comfortable. Plenty of fans provided to cool the place down at night though. The sand gnats were the biggest complaints. Not sure how avoidable they are but definitely do some research on types of bug sprays that may work best against mosquitos and sand gnats/no-see-ums. Their bites are seriously itchy! Overall it was very nice, just a few tweaks and it will be fantastic!

There are at least eight pillows at the house of all different types since there are three beds and different guests have different preferences so I will check which ones were put out for you. Michael and Cici are easily reached at any time to change them as well and, as we say in our Welcome Sheets to all our guests, "We do our utmost to make sure the house is well equipped and everything is in good working order. However…. please let us (or Michael) know if there are any basics that are missing or need replacing. This is crucial to the enjoyable stay of all our guests that the house is in good working order and you have everything you need.” As for for mosquitos and no-see’ums, some days we have 'em and some days we don’t, but hopefully you were able to follow some of the suggestions also contained in our Welcome Sheets that should work as well for guests as they always do for us. Thank you again for staying with us, glad you had a great week and we hope you come back again!

I spend quite a bit of time travelling around the world, for work and pleasure, and my preference is always to immerse myself in the local culture. Therefor, I make a point of renting apartments and houses everywhere I go so I can live like the locals do. My own holiday homes are furnished, decorated and equipped exactly the way I personally like them to be for me. Toronto is currently home base but I also spend part of the year in Belize and part of the year in Italy when I am not in other parts of the world. My home is managed by a property manager so someone is always aware of any repairs that need immediate attention and they are available for any assistance, recommendations, and to guide you around trips and tours. I hope you enjoy as much as I do!
