Once booked I will send you a detailed document on how to enter the apartment, the front door to the building is coded for security. In the foyer you will find a coded lock box which contains the key for your apartment. All codes will be given to you.

The tenants agree not to smoke, nor to allow smoking, inside the apartment at any time. IF SMOKING HAS BEEN DETECTED AT ALL INSIDE THE BUILDING (THIS INCLUDES OUT OF ANY WINDOW IN THE APARTMENT OR BUILDING) THERE WILL BE AN AUTOMATIC FINE OF £200 THAT WILL BE DEDUCTED FROM THE DAMAGE DEPOSIT

Accommodation

The accommodation is provided solely for the use of the tenants named on the booking form or as amended by agreement with us in writing. Subletting and/or reassignment is strictly prohibited. Check out time is 11.00 hours local time on the day of departure. Check in time is not before 15:00 hours local time on the day of arrival, except by prior consent. These check in and out times allow enough time for the apartment to to be thoroughly cleaned before the arrival of new guests. The whole of the apartment is designated as no smoking for safety and comfort. In the event that there are any issues with this property prior to your arrival we have the right to move you to another property like for like or offer you a full refund. We will cover no other costs. A late checkout charge may apply if you require staying in the property later than 11am. POA.

Parking
Tenants are welcome to use the parking space allocated to them on arrival but no other. Parking is free on the street after 6pm and all day Sundays

Noise
Tenants are expected to keep noise levels to a minimum and to conduct themselves in a manner that does not disturb other tenants

Insurance
It is your responsibility that you arrange appropriate insurance cover for all members of your party. All members of the party use facilities entirely at their own risk. Please obey the rules for all equipment and leave it as you found it when you check out.

Price Guarantee
We guarantee that the price of your accommodation will not be subject to any change or local tax.

Care of Property
Please remember that this is someone's privately owned apartment and the property should be left clean and undamaged. The management company will examine the property and an inventory taken on your departure, it may be necessary to charge for costs in the event of damage or needed replacements., the guests agree to this and will be contacted within 1 week after departure if it is deemed damage has occurred. tenant and the signature on the booking form constitutes authorization for us to take the necessary monies from the card details held or use all or part of the security deposit where it has been paid to cover costs of damages. We also recommend you inspect on arrival to ensure that it is in order. If you do find any damage on arrival we advise that you contact us immediately so that we can resolve any issues etc. The tenants agree to keep the property and all fittings, furniture equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting and will pay for any damage occurred. . Tenants are asked to leave the property tidy and ensure that they take all belongings with them.

NO Pets are allowed in the property.

NO additional guests are allowed at the property for any reason without prior consent

Keys
The tenants agree to look after all sets of keys issued on arrival and keep them safe at all times. Should the guests lose any keys this will be charged at £50 for replacement sets and £150 if lock changes are necessary.

Liability Limitations
Please note: No responsibility is accepted for any loss of personal items while staying in the property or after departure. The owners or their agents will not be liable for any loss of valuables or injuries resulting from use of any part of the property, or for any disturbance caused by building works, or other persons in close proximity. All tenants must follow the rules and notices of Safety matters.

Lindsay's place was a great place from which to explore the city. Breakfast (including excellent coffee) at Urban Coffee, then off through St. Paul's Square and the canals to the city center, or get your hire car from the free car park in the back to venture out to the Balti Triangle, the Morgan factory in Malvern, or Cadbury World.

Lindsay's place was absolutely perfect for our stay. I was in Birmingham for a conference with two friends and it gave us a great space to hang out as well as get all of our work done. Everything was very well organised and Lindsay was very easy to communicate with. Highly recommended!

Accessing the flat was extremely convenient. The property was comfortable, clean and well thought out. In summary, it seems as if this place is professionally run - all of the details are taken care of. Also, the digital fireplace added a nice touch to the living space.

Hi everyone!..

I manage properties here and abroad, short and long term rentals. Our apartments, condos and Villas are just stunning and really will be everything you want out of self catering holidays or trips, business or pleasure. As a host I am always on hand to assist with anything you may need or any questions you have whilst staying in the properties without interference so you can just relax and enjoy the space. I aim to make it a home from home experience for travellers so they have all the comforts they need.

I love to travel and have recently been to Canada, Portugal, Spain, Majorca, Lanzarote, France, Cyprus, Germany, Belgium, Luxembourg, Greece (Santorini and Rhodes) and Turkey. Ive had a blast. My favourite places are Greece and Canada so far. Personally I love to stay in self-catering apartments as you get to really experience the culture, local food and atmosphere.

Originally from Oxford, UK I now live in Birmingham UK with my husband and son.
