The home was designed and built green by the owners in 2005, starting with a 160-year-old barn which was moved 1000 ft to the back corner of the 12-acre property. Emphasis was placed on reusing all parts of the barn in the home, which creates an outstanding old world charm atmosphere which has visitors frequently commenting, "Wow!...this place needs to be featured in a magazine!" Master bed (king)/bath is on the main level and the upstairs bedroom (queen) and a sitting room have 1.5 baths (1/2 bath in the bedroom and full bath with claw foot tub off twin bedroom) allowing ample room to relax in private for two couples. Cable, Apple TV in living, (DVD's player in master and an extensive VHS collection and player for upstairs guests). A private hot/cold shower on the deck is available for all guests. Firepit adds the warmth for star gazing and moon rise nights! There are board games, frisbee, ladder ball, corn-hole, bocce, badminton, and volleyball provided.
Summer 2017: We are in the process of completing the interior of a hobbitish cottage on the property. (All construction noise completed.) Watch our progress on Face Book...search: The Hollow on Higher Ground...or watch it 'live' if you come for a visit! The Hollow, which will sleep 4...Baggs Inn (2) and the Double Dragon Pub ( will be available for rental on Airbnb starting in the Fall of 2017).

We are happy to interact with guests but understand if your wish is for us to become 'invisible' for those wanting a quiet retreat we are happy to oblige. We are also happy to give a talk and tour on the building of 'Higher Ground'. Cynthia is a designer and Pepper is an efficiency expert/green builder/jack-of-all-trades. Both are certified in permaculture.

Guest agrees to abide by the Rental Rules attached at all times while on property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while on the property. House not suitable for children because of antiques and 'tree house' design elements.
Access: Guest shall allow Homeowner/Property Manager access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. Owners and/or property managers may present on property.
Rental Rate: The balance in full is due 10 days prior to arrival & is non-refundable should the reservation be cancelled with in 5 days of the booked arrival date. (Full refund if dangerous weather prevents safe travel to VT for reservation.)
Deposit is required to cover:
* damage to the property or furnishings
* dirt or other mess requiring excessive cleaning
* any other cost incurred by Homeowner due to Guest’s stay
* Excessive damage beyond the deposit amount will also be the responsibility of the renters.
Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit and rental rate will be refunded as follows:
100% if cancelled 5 days prior to the Check-in Date, 7 days if holiday or special event weekend.
The Guest shall be solely responsible for the pet while on the property.
$400 per week refundable pet fee or $250 for a 3 day minimum stay should you choose the bring a pet. PETS are permitted only with prior approval and the Pet Addendum must be completed.
Pets are not allowed on furniture at any time without covers. Any evidence of pets on furniture will incur extra cleaning fees per need.
All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival.
Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit.
Guest should prevent pets from producing excessive barking at a level that disturbs neighbors. Sound carries from the porch into the town.
Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on porch.
Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
The home/property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or property or others whom they invite to use the premise.
Smoking/candles are NOT allowed.
People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
Living in the country means sharing territory with furry friends. Bears, deer & foxes have been sighted on the property, although rarely. Please be sure to properly clean up after using the BBQ, & secure pets in home at night.
The house is stocked with dishwasher detergent, towels, linens & toilet paper, laundry detergent, paper towels, zip lock bags, etc. If you would like the house pre-stocked with groceries etc. this is a service we provide if you inquire. Use care with the dishwasher, you must stay to hear it has started cycle properly.
A flat $100 cleaning fee is added on to the rental rate &
Volleyball net and lawn games are provided. Any damage or loss is taken out of the security deposit.

Fire Extinguisher: One is on the right side of cabinet in master bed with flash light. One is under the kitchen sink and a third is in closet to the left of the washer and dryer.
Ladders are provided upstairs for emergency egress through window. The fence grate is lifted out of the socket and the ladder is attached to the exit sign. Ladder is in the basket at the foot of the bed in the small bedroom and in the antique seat in the large bedroom. Emergency water for toilet is in the mud room…in case of loss of power.
LIGHTS: Movable puck lights are available in the large buffet drawer in the living room for emergency lighting.

Heat: There are 3 thermostats. One in the bath, one in the mudroom and one in the dining area top pantry shelf ( to the very left on the large post.) It is set in heat mode and you can set to comfort level. There is no A/C. Fans are provided to use when required. They are under the master bed by the window. If the thermostat isn’t responding the batteries may need to be changed in the unit.
Electrical Panel: At foot of stairs in basement behind curtain. Flip the breaker that has been tripped.
Water: The house is on well water and we use a water softener. The water comes from a well and the pump will go out if the power goes out. There is a 5 gallon jug of water in the mudroom for emergency toilet use. Fill the toilet tank to flush with this water.
Plumbing: Nothing but TP in the toilets …including so called ‘flushable’ wipes…they do not disintegrate. Garbage disposal: No veggie skins of any kind in the disposal as it will clog. The counter composter by the sink provided if you wish to compost. The large composter is behind the wood bins in the black composter, you can see it from the mud room back door. Add equal amount of ‘browns’ from big garbage bin when you throw in food wastes.
Woodstove: OUT OF ORDER. You are welcome to use the Outdoor fire pit, but it must be left on rocks at foot of front stairs. Wood is under the stair case as is the firestarters and lighter is in the right drawer of the large buffet in living room with the emergency lights. Not necessary to put fire out…left alone it will just die out.
Grill: Please shut main valve off between use. Use wire brush to clean. Please do not move.
Umbrellas: Down and tied to railing with bungees when not in use. Do not leave up when away or at night.
Smoking: is not allowed on porch or house. Please smoke only at foot of porch stairs (or other property location) and take sand bucket with you.
Stays 2 weeks or longer: Pictures should be taken of premises to insure items are placed back in correct location and for inventory purposes.
Beams in upstairs bedrooms: Directions>>>>DUCK! In order to keep the old world charm of this house some aspects are not to standard code. YOU ARE AGREEING HERE TO USE THE TWO UPSTAIRS ROOMS AT YOUR OWN RISK!
Pet: Not allowed on furniture unless a sheet (under bed in basket) is placed on furniture and clean. Important! Please check your dog for ticks each day and dry dog if wet before letting them in the house. There are leash laws in town and so your dog can be off leash on property if you are with the dog. If the dog wanders off property than you risk getting ticketed. YOU ARE AGREEING HERE NOT TO LET THE DOG OUT ALONE AT NIGHT (ANIMALS OFTEN COME ON THE PROPERTY AND A DOG WILL START BARKING AND WILL DISTURB NEIGHBORS AT LATE HOURS.)
POND: Spring fed pond. SWIM AT YOUR OWN RISK. Floatation devices available for use and we suggest are thrown into the pond prior to swimming to use if needed. Pond is 9' deep in center.

DO NOT LEAVE FOOD OUT OF ANY KIND AT NIGHT. (Even bird seed is an attraction to bears.) WE have NEVER seen a bear on our property in 10 years but when bees were kept by a neighbor they did wander through to help themselves.

I am a jack of all trades/engineer/building science and my wife Cynthia is a designer, who as an idea person keeps the projects big and small coming... luckily we enjoy our time working together to make some of our dreams come true. Cynthia is no longer a traveler after being in one too many flying 'mishaps' and so now we look forward to meeting travelers from near and far by hosting with AirBnB.
