Quiet And Serene Cabin In The Woods On Sugar Creek

Come and enjoy the tranquil setting of a cabin in the woods. This creekside cabin is located just 2 miles from downtown Blue Ridge and just 2 miles off of 515/575. The cabin boasts a woodsy setting on an acre and a half with a large screened in deck and a hot tub. A perfect getaway for someone looking for peace and quiet. There is a fire pit next to the creek where you can sit and listen to the trickling sound of a running stream. The cabin sleeps 7 with 2 bedrooms, 2 bathrooms and a loft. There are plenty of modern creature comforts and amenities inside to make you feel at home. A fireplace will keep you cozy on those cold winter nights and satellite TV if you prefer to binge watch your favorite shows. WIFI is also available if you feel you just can't unplug. (We don't see that as being an issue). If you are more of the adventure type, there is plenty to keep you busy. Just a short drive gets you to white water rafting, zip lining, boating, fishing, tubing, and horseback riding. There is plenty of shopping and dining to suit your needs as well.

SHORT TERM RENTAL AGREEMENT


Thank You For Choosing The Sugar Creek Cabin located at 118 Sweet Creek Drive Blue
Ridge, GA 30513. We hope you enjoy your stay with us. In advance of your stay, please
complete, sign, and return this agreement.

• Payment for $ _____ can be done on the (SENSITIVE CONTENTS HIDDEN) website. Payment is due immediately at the
time of booking with a 50% deposit, at least 30 days prior to the check in date.

CHECK IN Is at 4:00pm/Check Out is at 11:00am. If you desire an early check in or check out,
please notify us in advance of your arrival.

RESERVATIONS: When making reservations you must be 25 years of age. The Sugar Creek
Cabin reserves the right to refuse rentals. The name in which the reservation appears will be
the responsible party for them and all guests on the property for the length the reservation was
made.

PLEASE INCLUDE A COPY OF YOUR DRIVERS LICENSE WHEN RETURNING THE
SIGNATURE PAGE IN THIS DOCUMENT.

PAYMENT Our customers will pay by credit card.

CANCELLATION When making your reservation you may cancel up to 30 days prior to check
in with full refund, less any applicable third party transaction fees. If you cancel within
14 days you will be charged 50% of the entire rental.

REFUNDS Refunds will be evaluated on a case by case basis. If there is a problem with the
cabin we will attempt to put it in working order as soon as possible. We ask that you notify the
owner right away if a problem exists so that your stay will not be interrupted. In the events that
repairs must be made during your visit you give us permission to enter the property to make
such repairs. Our goal is to make your stay as comfortable as we possibly can. However,
please understand that most companies are closed on the weekends and holidays therefore it
may take longer than anticipated to make such repairs. No refunds will be given for storms.
Mountain roads can be curvy and steep. Gravel drives are well maintained; however. we highly
recommend four wheel drive and/or chains during the snow months. We do not refund due to
road conditions or nature disruptions such as storms, flooding, hurricane or similar events.

MAXIMUM OCCUPANCY The maximum number of guests is limited to 5 persons. Additional
guests have to be notified as the time of the booking and/or prior to arrival. An additional
charge of 10.00 per person per night for guest will be assessed.

ACCESS Guest shall allow homeowner access to property for purpose of repair and
inspection.

DAMAGE AND CLEANING ISSUES Guest shall leave the premises in neat and undamaged
condition. Any damage or cleaning issues noticed upon arrival should be reported to the owner
immediately. If damage or cleaning issues are not reported within 3 hours of your arrival, you
may be charged for the cost of the repair. All general maintenance issues should also be
reported so the cabin can be kept in good repair. You must contact us to address any cleaning
issues within 3 hours of arrival. You will be charged additional charges for any damages to the
Cabin inside or outside. You give The Sugar Creek Cabin permission to charge against your
deposit or credit card for these damages. In the event there are damages. pictures will be
taken, estimates will be taken and you will be notified either by email or certified letter for the
damages. You will not incur any additional charges if the following items are adhered to:
• No damage is done to the Cabin or its contents including the linens.
• All debris, garbage and discards are placed in the proper containers.
• NOTE: That there is no sink garbage disposal, so please do not let food particles down the
drain.
• All soiled dishes are placed in the dishwasher.
• There was no exceeding the maximum occupancy for the cabin.
• There was no smoking or any evidence of smoking.
• There were no pets inside our outside of the cabin and does not require excessive cleaning.
• Cabin was left in neat condition.
• If your damages, including theft, exceed 3,000, the jurisdiction for a small claims action
against you shall be Fannin County. Georgia.
• NOTE: Any excessive cleaning due to smoking, pet stains, or damage to premises, will result
if forfeiture of your security deposit and an additional $300 cleaning fee will be charged to
your credit card.

THEFT All the items in the cabin are for guests to utilize during their stay. All contents of the
cabin are inventoried and a thorough check of the contents is performed by the cleaning staff
upon your departure. Any items that are missing at the end of your stay will be charged to your
credit card at the purchase price of said item. A police report will be submitted with the Fannin
County Sheriffs Department and charges will be filed for any theft.

CREEK Our creek is a natural waterway that is governed by the DNR. The creek is essential to
wildlife and must remain clean and undisturbed. Throwing cigarette buts or trash int the creek
is illegal. Any trash or tobacco products found in the creek will result in forfeiture of your
security deposit, a $1,000 cleaning fee, and any fines required by the DNR.

INSURANCE We encourage all renters to purchase travelers insurance.

PETS Pets are NOT allowed in the property.

FORBIDDEN ITEMS Fireworks, Firearms, and ATVs are strictly forbidden. (Firearms brought for
hunting must be kept secure inside of your vehicle and never be brought into the cabin.)
Violators will be asked to vacate the premises immediately with no refund and loss of security
deposit. Owners also reserve the right to ask overly noisy and disruptive guests to vacate the
premises without refund.

PARKING: Parking is limited to 3 vehicles. Vehicles are to be parked in designated parking in front of the cabin. Parking on the road is not permitted. Any illegally parked cars are subject to towing: applicable fines/towing fees are the sole responsibility of the vehicle owner.

NO SMOKING Smoking is not allowed in the cabin. Smoking is not allowed outside any open
window/door. Smoking is permitted only outside around the fire pit. Please dispose of your
cigarette buts and cigars appropriately. Cigarette butts, cigars or any other tobacco products
shall not be discarded into the creek.

MAXIMUM NUMBER OF PEOPLE The Sugar Creek Cabin can accommodate up to five
guests comfortably. Upon reservations being made we require the number of persons actually
staying with you in the cabin. Your quoted price for your vacation stay is based upon the
number of people staying with you in the cabin. People other than those in the Guest party set
forth above may not stay overnight on the property. Any other person in the property is the sole
responsibility of the Guest. If it is determined that more people actually stayed at the Cabin,
you will give the owner permission to charge additional lodging and housekeeping fees for
these additional guests. We do not allow recreational vehicles or campers on the property. No
parties permitted.

CABIN AMENITIES Most cellphone operators have limited coverage here, including AT&T and
Verizon. Satellite television is offered in the cabin. In the event that there is a charge for pay per
view movies, we will remove the charges from your security deposit. The Sugar Creek Cabin
has wireless internet available. There is also a washer and dryer. Use appliances only for their
intended purpose. While linens and bath towels are included in the Cabin, daily maid service is
not included in the rental rate.
FIREPLACE: The cabin has a gas log fireplace, ensure the flute is open and
closed at the correct time to prevent fire and damage. Please do not throw any paper or any
other combustible materials in the fireplace. Be sure all fires are turned off when leaving the
property or turning in for the night. Use of the fireplace is only permitted from September
through May.
FIRE PIT: There is an outside fire pit for burning small fires. Only place wood or branches
into the fire pit. DO NOT burn trash in the fire pit. Extinguish any fires at the fire pit with water
before turning in for the evening and before your departure.
GRILL: The cabin has a gas grill on the back deck. Please turn off all knobs and the valve on the propane tank when you are finished using the grill. Notify the owner if the tank is empty and needs replacing. The grill should be left in the condition you found it, general clean up is expected.
HOT TUB: No children under the age of 10 are permitted in the hot tub without parental supervision. When using the hot tub, remember there are certain health risks involved with this amenity. Use at your own risk. Our cleaning staff drains, sanitizes and refills any chemicals needed prior to your arrival. DO NOT STAND ON THE HOT TUB COVER. Hot tub covers are designed for insulation and are not designed to supper a person or persons. the cover will break and you may be charged for a replacement. Always cover the hot tub when not in use.
Misuse of any of theses amenities may result in a charge to your credit card.

GARBAGE: All garbage must be bagged and stored securely in the garbage receptacles in the front of the cabin. Trash can lids must be on and secure. NOTE: You are staying inside of a National Forrest. Improperly stored trash will cause critters to appear. Including animals as small as a raccoon and as large as a bear. Any trash that you generate that will not fit into the two trash receptacles outside, must be taken with you or disposed of at the local dump. Information about the local dump can be found inside the cabin binder. Any trash that is left inside the cabin, outside of the trash cans outside or in excess of what will fit into the two receptacles out front, will result in an additional clean up and disposal fee of $35.

WATER AND SEPTIC The Cabin is on a well and septic systems. The mineral content in the
water is high. During a drought. the well water may have an odor. The septic system is very
effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other
than toilet paper. No feminine products should be flushed at any time. if it is found that
feminine products have been flushed and clog the septic system, you could be charged
damages of up to the cost of repairs.

FALSIFIED RESERVATIONS Any reservation obtained under these false pretense will be
subjected to forfeiture of advance deposit and or/rental money and the party will not be
permitted to check in.
• GUEST assures us that the tenants will observe all conditions and terms of the agreement as
to maintaining the rental in good order and appearance and will conduct themselves in a
manner unoffensive to neighbors.
• GUEST assures that any tenant who violates any of the terms of Agreement shall be
immediately denied occupancy and shall remedy damages or other expenses, which are
caused by the tenant and/or tenants guest(s).
• GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the
premise will be immediately denied continued occupancy on the premise.
• GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors,
nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance,
nor commit waste or nuisance on or about the premises. If you experience any problem
whatsoever with the vacation property during your stay. please contact us as soon as
possible and we will do our best to rectify the mater as soon as it is practically possible.
Should a problem remain unsolved, you are required to notify us in writing within 7 days of
your return. No action will be taken or liability be accepted for any complaints received after
this period. We aim to resolve complaints within a two month period from receipt, the details
of which will be kept confidential to only the parties involved. Please note that as a rural
property is treated periodically as part of a pest and termite control program, and is cleaned
after each rental.
• GUEST agrees to indemnify and save owners harmless from all liability, loss or damage or
arising from any nuisance or harm made or suffered on the premise by the GUEST, tenants or
guests from any carelessness, neglect or improper conduct of any persons entering,
occupying or visiting the premise or its facilities. The Sugar Creek Cabin is privately owned;
the Homeowners are not responsible for the loss of personal belongings or valuables of the
guest. By accepting this reservation, it is agreed that all guests are expressly assuming the
risk of any harm arising from their use of the premises or others whom they invite to use the
premise. We accept no responsibility or liability for any loss or damage or alteration to the
terms of your reservation caused by events beyond our control, including but not restricted to
war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of
luggage, adverse weather conditions, fire, flood or industrial dispute. We cannot accept any
liability for failure of public supplies such as water, electricity, internet, satellite TV, or
breakdown of the air cooling system. Nor the consequences of the action or omissions or
persons who may control or supply main services, or any actions taken in the vicinity of the
property reserved, by any authority over which there is no control.
• We cannot accept any liability for your personal safety during your vacation. It is particularly
important that children are supervised at all times in and outside the vacation property. We
assume no responsibility for accidents. You are reminded to exercise care as to your personal
safety, and the safety of your companions. Whenever possible, valuables should be left
secure and out of sight.

• CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card
provided without original signature on the charge slip, that an email of this agreement will
serve as an original, and that this credit card authorization cannot be revoked and will not
terminate until 90 days after the rental is vacated. Additional charges may include but are not
limited to; unauthorized tv charges, excessive cleaning fees, and damages beyond normal
wear and tear.
• CREDIT CARD: I am providing my credit card as a guarantee that i agree to pay for any
damage and accept all liability for any damage beyond normal wear and tear during the term
of my lease with the owners of Sugar Creek Cabin. I understand that these costs will be
charged to my credit card and all credit card sales are final and will not be disputed.
• We appreciate you staying with us. We hope you enjoy your stay. If there is anything we can
do to serve you please call us at (PHONE NUMBER HIDDEN). In the event that you reach our voicemail,
please leave a message and we will return the call as soon as possible.
• The parties agree to the terms of this short term rental agreement as evidence by the
signatures set forth below.

We had a great experience with the cabin. It has four beds large enough for adult men, two bedrooms down stars and two beds in the upstairs loft. Two bathrooms and plenty of room to hang out. The place is well kept, easy to find and about a 10 minute drive from downtown Blue Ridge. Stayed there for four days and had to check out one day early to avoid the impending Hurricane Irma. We didn't ask for a credit but informed Thomas of our plans and he was kind enough to modify the reservation and credit us back the last day. Host was responsive and easily accessible via phone or airbnb messaging. I highly recommend staying here and plan on using this place exclusively during our annual sojourn into the mountains.
