This is waiting for you just minutes from the beach and a short picturesque stroll to the center of town. Surrender to the sounds of birds frolicking nearby; enjoy while watching canoes pass; or, simply relax over breathtaking sunset views of the Cape May Meadows, a world famous bird and wildlife refuge.

The unit is newly renovated (2016) with new kitchen cabinets, flooring, bathroom vanities, and much more.

Centrally Located: You'll be just minutes from Cape May beaches and a block away from Victorian historic sites, such as the famous Physick Estate. Take a dip in the large community pool (seasonal) or just bike everywhere from this central location. Numerous unique shops and restaurants are just a few minutes away, and to the center of town is a short, picturesque stroll. A park and playground for kids is also just 2 blocks away. Just leave your car in the private garage.

Pool schedule for summers:
Memorial Day weekend - Pool opens on weekends from 11:00 AM to 7:00 PM.
3rd weekend in June - Pool opens daily from 11:00 AM to 7:00 PM.
Labor Day Weekend Monday - Final weekday, then weekends, weather permitting.
(The complex's management company determines pool schedule)

House rules, trash and recyclable guidance, and general information about the unit and complex are available in the kitchen.

As our cleaners do not work on Sundays, we reserve the right not to allow guests to check-in or check-out on Sundays.

Check-in, Linen Towels, and Parking:
The lease shows a check-in of 3pm but you are welcome to drop off your luggage at 2pm. The later check-in is to allow the cleaners a little more time to clean the unit.

Please also note that parking is not allowed in front of units 903 – 905 which have construction on-going.

As a reminder, please note that the unit does not include linens or towels (this is standard practice in NJ vacation rentals). Please also note that the two queen mattresses and the full mattress are deep (10 to 12 inches). The unit does include pillows, blankets and mattress covers. Please review the bedding sizes prior to choosing the linens to bring. Also, during the off-season (usually after Labor Day in September and up to 3rd week in June) we do offer linen and towel service for a fee.

Pool, Trash, and Beach Rules:
Pool, Beach and House rules, trash and recyclable guidance, and general information about the unit and complex are available in the kitchen. There are 3 large containers near the pool where the items can be disposed.

In the kitchen of the unit you will find 6 adult beach passes on a bungee chord (kids do not need a pass). Please return these to the kitchen at the end of your stay. The unit includes a beach chairs and umbrellas.

Please note that the management company requires that any children in the swimming pool who cannot swim must be in a US Coast Guard approved jacket. Additionally, children under the age of 16 must be accompanied by an adult.

Cleaning:
Tenants are expected to complete a general cleaning, that is, return items to their location, and tidy up as necessary. This is necessary especially in the summer as the cleaners, that clean the unit between tenants, are very limited in their time to finish cleaning the unit. I don’t expect tenants to scrub bathrooms etc. By the way, the cleaners are also available to fully clean the unit for your convenience. Also, all the materials necessary for cleaning are at your disposal in the unit.

Other Rules:
TENANT AGREES AS FOLLOWS: not to assign this Lease nor sublet the premises; not to use or occupy the premises for any purpose other than a dwelling for NO MORE THAN 11 PERSONS, INCLUDING CHILDREN. EXCEEDING THIS LIMIT OR ALLOWING UNDUE NOISE OR DISTURBANCE SHALL BE CAUSE FOR IMMEDIATE EVICTION. Tenant agrees to be responsible for ensuring that all persons in rental Party understand and adhere to the terms and conditions of' this lease agreement and any rules/regulations of the rental property. Tenant agrees to abide by the complex’s HOA regulations. Tenant also agrees to keep and maintain in good repair the furniture and fixtures: to leave property in a clean and orderly condition; and to abide by all local ordinances, including recycling, to which the Owner must comply. FAILURE TO ABIDE BY ANY OF THE ABOVE WILL RESULT IN A DEDUCTION FROM THE DAMAGE AND CLEANING DEPOSIT.

The primary guest at the unit must be over 25 years old.

In the event of failure of any major appliance, the Owner will make every effort to have the appliance repaired within a reasonable time.

POSITIVELY NO PETS ARE ALLOWED ON THE PREMISES. NO SMOKING IS ALLOWED ON THE PREMISES. NO TRAILER MAY BE PARKED ON TOWNHOUSE COMPLEX. ONLY THE GAS BBQ/GRILL AT THE UNIT MAY BE USED FOR BBQS OR GRILLING.

In the event of cancellation by the Tenant, the disposition of' any deposits made is up to the Owner. If Owner agrees to absolve this lease agreement on Tenant's behalf, payments will be refunded only when the property is re-rented at no loss to Owner.

Owner or his agent shall have the right, but not the obligation, to enter into and upon said premises, or any part thereof, at all reasonable hours, for the purpose of inspection or showing for rental or sale, but Owner agrees not to exercise said right in such a way as to unreasonably interfere with the quiet enjoyment of the Tenant.

During the winter months we turn off the water main to prevent the possibility of leaks. As such, unless it’s been done already, please turn on the main water at the unit. To turn it on, just turn on the main water valve in the garage. You will see the lever for the main water main on the right side of the steps as you are walking into the garage from the kitchen (there is a red tag or sign on the lever). Please also turn up the water temperature on the hot water heater. The hot water heater is just to the left of the main water heater in the garage.
