Welcome! We're glad that you are considering our quaint little studio. The apartment is in the small town of Oakhurst and is located just off of historic highway 49. It is situated in a residential community, less than a 10 minute drive to town, about about 10 miles to Bass Lake and approximately a 1 1/2 hours drive to Yosemite NP. The apartment comes fully furnished.
The studio apartment is approximately 650 square feet. It is attached to a larger single family home and comes with it's own private entrance. ALL amenities are BRAND NEW as of August 2017! The apartment comes fully furnished with all kitchen amenities including an apartment size stove, cooking utensils, a full size refrigerator, complimentary Keurig K-cups, a microwave, and a Ninja blender. It's furnished with a soft king size bed, a queen size sleeper sofa, new linens, new towels, new everything! We are family friendly, though each person young or old is considered a booked guest. We can also provide a high chair and a crib if needed and would be included with your booking. The apartment also comes with free internet, satellite t.v, and a brand new 42" LED Smart t.v. We do provide some complimentary items in the kitchen like condiments, spices for cooking, creamer for coffee, etc. However, we will not stock the kitchen or the refrigerator with more than what is provided complimentary. There is no washer or dryer in the unit though there are two laundry mats in town.

Richard and Judy manage the house next door as well as the studio apartment. They've been living in Oakhurst for many, many years and they have extensive knowledge of the area and know a lot of people in town. They are a very friendly couple who will interact with guests as much or as little as guests want. You might possibly be able to enjoy some of Judy's home made loaf breads (the type depends on the season) or even some of her home made jams! I (Scott) can be reached by phone or text if necessary.

The unit has been freshly painted with the closet and bathroom yet to be completed. It should in no way impede a comfortable stay. The apartment is adjacent to a pond which when full attracts ducks and geese. Consider them natures alarm clock :o)
There is also a dog (Lexie) on the next door property who is extremely friendly and one of the smartest dogs you'll ever meet. Due to this fact we are not accepting bookings with other dogs at this time.
>> Occupancy: Standard guest rates only allow for the specific number of people indicated in the booking for the rental period.
>>Extra guests must first be approved by the owner and additional charges per person may be applied prior to their arrival. Once the rental period begins, additional people are not allowed on premises without prior approval, and are the sole responsibility of guest. People other than those registered in the booking may not stay overnight in the property unless previously agreed upon with the owner. If additional guests are discovered, a fee will be charged for every additional occupant, or deducted from the security deposit prior to refund. Registered guests are not allowed to sublet the property.
>>We are a child-friendly property. However; guests acknowledge the property is not entirely child safe though efforts have been made to provide a safe and hazard free home. It is the guests' responsibility to monitor the activities of all minor children in their care or otherwise allowed into the home or onto the property and premises. If you are concerned about the safety aspect of the home please contact us prior to booking.
>>No-Smoking Policy: This property is a smoke free and tobacco free property. The use of any tobacco products; to include cigars, pipes, marijuana, vapes, or smoking products or devices of any kind is prohibited. This policy is strictly enforced. A violation will incur a $200 reduction in your security deposit.
>>Cleaning Fee: A nominal cleaning fee is included in your booking. This fee covers the cleaning as if you were to stay in a hotel. Any excessive cleaning beyond what is 'standard', such as left over dishes, muddy or stained carpeting, heavily soiled linens, etc. will be charged an additional cleaning fee of $50/hour and deducted from your security deposit.
>>Firearms: Any and all firearms are expressly not permitted at or on the property. If your line of work requires you to carry a firearm (police, security guard, federal employee) and you will be carrying such a weapon it must first be cleared with the property manager prior to booking, must be kept locked in your vehicle, and proper identification displayed upon arrival.
No smoking on the property which includes outside. Smoking on the premises is grounds for immediate cancellation of your booking and without a refund. Though we don't mind infants or toddlers please be aware there are some things that do not meet strict child safety guidelines. If you have questions, please ask before booking. Quiet time is between 9:00 p.m. to 7:00 a.m. Thank you!
