Mermaid Hut is fabulously located on charming Mermaid Avenue in Pacific Grove offering one bedroom and one bathroom. This newly updated, second story home provides a mesmerizing view of the ocean and is just 65 steps from the ocean and recreation trail. Enjoy meals while watching everything you can imagine: otters, kayaking, divers, and fishing boats, or just the serene water!
You can take a leisurely stroll down the end of the street to Lover`s Point Beach, or wander a few blocks up to town and enjoy a multitude of nice restaurants, great coffee and antiquing.
The kitchen is fully equipped and updated with everything you might need for a romantic dinner at home.
The living has large windows with a view of the ocean that can be enjoyed while watching TV, or preparing meals. There is a flat screen TV with cable and wireless internet located in the living room. The living room also offers a memory foam sofa bed for additional guests.
The bedroom has a queen size bed and is adjacent to the bathroom with a tub over shower.
There is a small patio perfect an outside meal, or to catch some sun.

This property has a three night minimum.
All reservations require a 50% deposit to reserve. Balance is due 45 days before arrival. Reservations made within 45 days of arrival will require payment in full at the time the reservation is made. Pacific Grove Rentals permits the payment of rent by use of a credit card such as Visa, MasterCard, Cashier’s Check or Money Order. A valid credit card must be on file, even if the initial deposit is not paid by credit card.
2. ARRIVAL/DEPARTURE TIMES
Check-in time is 4:00 p.m. and check-out time is 10:00 a.m. ANY GUEST CHECKING OUT LATER THAN 10:00 A.M. WILL BE CHARGED A LATE CHECKOUT FEE OF $75.00. Should guest continue to occupy the premises after the effective date of departure, guest will be considered to be “holding over” and will pay a rent amount equal to twice the daily amount rental amount and the cost of alternative housing for guest displaced by my holding over and any additional housekeeping charges may be charged to the credit card. All other terms and conditions of this Agreement will remain in full force and effect.
Moderate: Full refund 5 days prior to arrival
Cleaning fees are always refunded if the reservation is canceled before check-in.
The Airbnb service fee is refundable, up to 3 times per year, if the guest cancels before the trip starts. Refund eligibility is determined at booking time based on the number of prior cancellations and future bookings that are eligible for refundable fees. Separately, if a guest books a reservation that overlaps with any part of an existing reservation, we won’t refund the Airbnb service fee if they decide to cancel.
Accommodation fees (the total nightly rate you`re charged) are refundable in certain circumstances as outlined below.
If there is a complaint from either party, notice must be given to Airbnb within 24 hours of check-in.
Airbnb will mediate when necessary, and has the final say in all disputes.
A reservation is officially canceled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
Cancellation policies may be superseded by the Guest Refund Policy, extenuating circumstances, or cancellations by Airbnb for any other reason permitted under the Terms of Service. Please review these exceptions.
Applicable taxes will be retained and remitted.
4. SECURITY DEPOSIT
If a security deposit has been paid it may be used for (1) to cure my default in the payment of rent, late charges, non-sufficient funds (“NSF”) fees, or any other sums due; (2) the repair of damages to the Premises, exclusive of ordinary wear and tear, caused by me or by my guests; (3) the cleaning of the Premises upon termination of the tenancy; and (4) to return the real property or personal property, exclusive of ordinary wear and tear, to its condition upon Arrival Date. The security deposit will not be used in lieu of payment of last month’s rent. If any portion of the security deposit is used during tenancy, I agree to reinstate the total security deposit within five days after written notice is delivered to me. Within three weeks after I vacate the Premises, Pacific Grove Rentals will furnish me an itemized statement indicating the amount of any security deposit received and the basis for its disposition; and return any remaining portion of security deposit.
5. GOOD NEIGHBOR POLICY
Guest agrees not to disturb the neighbor’s peace and quiet by making loud noises. No events may occur at the property that cause the maximum occupancy to be exceeded. Outside activity will not take place after 9:00 pm. Neighbor disturbances are grounds for immediate termination without a refund of rent.
6. TRAVEL INSURANCE
Guest has the option of including CSA Insurance to this reservation. This comprehensive coverage insures your vacation investment against unforeseen circumstances causing delay or cancellation.
Damages found upon the guest’s arrival will be reported immediately to the office at (PHONE NUMBER HIDDEN). Guest agrees to properly use all furnishings, appliances, all mechanical, electrical, gas and plumbing fixtures. If any repairs are required and found to be the cause of the guest or the guest’s invitees, Guest agrees to pay for all costs associated with the replacement or repair. Guest will pay for plumbing repairs that cause drain blockages or stoppages unless caused by defective plumbing parts or tree roots.
The properties offered through Pacific Grove Rentals are privately owned. Therefore, each rental property will be uniquely different in decor, equipment, etc. Misrepresentation of any or all properties is unintentional. Pacific Grove Rentals will not be held responsible for changes made by owners, printing or environmental factors. All properties come equipped with a basic supply of sheets and towels, hand soap, dish soap, garage bags, bathroom tissue, and general house wares.
Each property is cleaned and sanitized before and after each reservation. Mid-stay cleans are available for an additional fee upon request. If extra cleaning services above and beyond the standard departure clean are required as deemed necessary by Pacific Grove Rentals, the credit card on file will be charged.
The number of guests occupying a property is limited to the number stated in the online property listing. These limits are strictly enforced and are determined by the properties short-term license advertised in the online property listing. Violations could result in the loss of the short-term rental license. Exceeding maximum occupancy immediately terminates this agreement without a refund unless property is re-rented. No mobile homes, campers or trailers of any sort will be allowed on any property.
Smoking is not permitted on, or inside the premises, in common areas, including but not limited to balconies, decks and/or patios. Any extra cleaning charges including but not limited to carpet, furniture, draperies, bedding, or painting needed because of smoking will be charged to your credit card. The cost to rid smoke from a property could result in costs upwards to $(PHONE NUMBER HIDDEN).PETS
No pets are allowed in or on the premises. Evidence of a pet will result in additional cleaning charges to include but are not limited to the cleaning of the carpet, furnishings, bedding, landscape, and pest eradication. Violation is cause for immediate termination without a refund of rent

NOT ALL UNITS HAVE A LAND LINE. For properties that do, long distance calls from a rental unit MUST be billed to guest`s calling card or credit card. Phone rates will be higher than your normal service. Any calls billed directly to the property will be charged to the guest`s credit card including a $10.00 service charge.
Internet service is available; however, we cannot guarantee connectivity or the equipment. No refunds, full or partial, will be made for the failure of internet connection or equipment.
The rental furnishings and amenities such as TVs, appliances, air conditioning, pools, hot tubs, etc. may go out of service or need repair/replacement during your stay; we cannot guarantee the operation of all appliances. In such a case, notify Pacific Grove Rentals immediately of your need for maintenance by calling the office at ((PHONE NUMBER HIDDEN).INDEMNIFICATION
Guest and his/her invitees agree to use the property at our own risk and indemnify and hold harmless PGR and property owner from any and all liability in regard to their use of the property including, but not limited to any claim or liability for personal injury or damage or loss of property, which is made, incurred or sustained, guest or any occupants of the premise. Owner and Pacific Grove Rentals does not insure against personal injury to Guest for any reason other than the condition of the Premises. Guest agrees to carry insurance to protect personal property from any loss, damage, or injury.
17.TERMINATION OF RENTAL
Pacific Grove Rentals reserves the right to refuse or discontinue tenancy for any violation of the terms set within this agreement.
Guest has provided a credit card number as a guarantee. Guest agrees to pay all rent and/or any outstanding long-distance phone charges and any extra charges made to cable television. Guest accepts all terms of the rental agreement and accepts liability for any damage beyond normal wear and tear to the premises and property during the guest`s term of stay with Pacific Grove Rentals. In the event that the guest fails to do, these costs will be charged to the credit card on file.
Pacific Gas and Electricity, water and trash are included in the rent. If the PG&E, water, or trash bill is significantly more than the average bill for this length of stay, Guest agrees to pay for the overage and authorizes Pacific Grove Rentals to charge the Guest’s credit card on file. Pacific Grove Rentals will provide an accounting to show the average cost and usage for comparison.
Pacific Grove Rentals reserve the right to enter the premises in the case of an emergency, or to make necessary repairs, decorations, alterations, maintenance, or improvements, or to supply necessary or agreed services, to verify compliance with the terms of this Agreement, or in case of emergency. If subject property is offered for sale, I will permit it to be shown to prospective buyers, lenders, or appraisers with reasonable notice. Pacific Grove Rentals will give advanced notice of entry.
Upon the Guests departure, Guests shall do the following:
Return all keys and opening devices to Pacific Grove Rentals office;
Leave Premises broom clean;
Remove all trash from interior of Premises and place in exterior trash containers provided;
Deliver Premises to Landlord/Agent in as good or better condition than it was delivered to them on Commencement Date.
