Ideal for couples, performers or solo adventurers during the Edinburgh Festival Fringe, my flat can sleep up to 3 with one person on the sofa bed.
The flat is lovely and quiet in spite of being less than 20 mins drive from Princes St as it faces the bright green leafy communal garden, so feels secluded but is conveniently located.
Flat is situated on top floor (sorry but buggies will be problematic) and is the last door at the top.
Free parking on the street.
Less than 20 min drive from Princes St.
Less than 10 min drive from Haymarket train station.
Frequent bus routes in to town, bus stop 5 min walk from flat.
Easy access out to M8 & M9 motorways, City Bypass & Edinburgh Airport.
Neighbouring districts of Shandon, Slateford, Polwarth & the Union Canal next to Harrison Park highly desired & very close proximity, 5 min walk.
Flat is entered by a main door then three flights up, main door entrance is phone controlled.

Full use of Sony widescreentv, virgin media wifi & tv, DVD player and equipment to cast from your smartphone. I have several DVDs in the cupboard in the hallway you are welcome to watch.
Extra sleeping space available with a single sofa bed lots of cushions for comfort. Gas central heating and newly serviced boiler.
KITCHEN can be closed off, accessible to the right through separate door off the living room, small but fully equipped. Hot point washing machine & dryer, large fridge freezer, 4 burner gas hob, electric oven, full use of crockery, cutlery, glassware, pots, pans, organic tea coffee cereals porridge condiments olive oil herbs spices..lots of high quality ambient products for the keen cook.
Multi surface sanitiser and washing up liquid all provided with refills, laundry liquid provided, clothes dryer, iron and ironing board all provided.
Carbon monoxide & smoke alarm newly fitted, fire extinguisher, first aid kit.

Access for the whole flat including the communal drying green at the rear of the property, where you are likely to meet my neighbour's extremely friendly lurcher dog called Eddie who is super gentle.

Dependent on your dates of booking, but always available on email or phone. Keys will be from Parcelly collection service nearby, details supplied after booking.
Otros aspectos destacables
If guests lock themselves out / do not return keys to Parcelly location a £50 fee applies.
If a set of keys is lost, an £80 fee applies.
If anything is damaged or broken during the stay due to user error it must be paid for.
