Close to so much, guests can choose golfing, swimming, dining, shopping, & enjoying life. Guests of Trout Run, have access to the private Beach Club. The Beach Club offers access to Lake Bellaire, playground, clubhouse, shuffleboard, grills, basketball court, & trails. This home can be packaged w/golf at Hawk's Eye & The Chief for great discounts.

A charge of $25 is payable for this service. Owner is not available after 6pm therefore a locksmith will be required. Guest will be responsible for the cost of this procedure and rekeying the property.

There will be a lock box on the property and you will be provided the code in the house manual after a confirmed booking. Keys are not available until property is ready for occupancy. If the home has not been occupied the previous evening, and guest gives 24 hour advance notice, early check-in may be able to be arranged. Ski boots, golf shoes, and outdoor equipment/apparel should remain in the entryway/mudroom and not be worn or taken into the main area of the home.
Check-Out time is important so that the owner has adequate time to prepare the property for the next guest. Locked box keys should be returned to lock box. All other keys should be returned to the area in the home where they were retrieved upon check-in. Unless prior arrangements are made, guests that do not vacate the rental property and return keys by 10am will be assessed a fee equal to the rental rate for one (1) day.
Guest will be financially responsible for damage done to the property beyond normal wear and tear. Guest will be responsible for any damage caused by guest or guest's family and invitees.
All keys must be returned at time of check-out. Guest are responsible for lost keys. The property must be re-keyed in the event that keys are lost, misplaced, or non-replaced. The guest will be responsible for the cost of this procedure. Pool pass (if applicable) must be returned to the home prior to departure. Loss of pool pass will result in a charge.
In the event that guest is locked out of the property, guest can call owner for access. A charge of $25 is payable for this service. Owner is not available after 6pm therefore a locksmith will be required. Guest will be responsible for the cost of this procedure and re-keying the property.
Charter television package is installed in the home. Owner does not guarantee any programs or events. Guests who attempt to upgrade the packages or purchase additional programming will be responsible for those costs.
There is no landline phone at the home. Guest will need to use their cellphone for calls.
Fireplaces must be turned off before going to bed or leaving the premises. Please take care when lighting or maintaining the fire. Accelerants should never be used in a fireplace. If you are unsure of proper operating procedure when using the fireplace, please call us for assistance. Firewood is not provided for wood fireplaces, but can be obtained at local markets for a reasonable rate.
There is no smoking inside of the house. Outside smoking is permitted, but proper disposal of smoking waste is required. Please do not litter. Violation of this rule will result in the loss of the security deposit.
No drinking of alcoholic beverages by persons under the age of 21 is allowed. Should guest or any member of his or her party be arrested for underage drinking or should owner observe or learn of underage drinking at the rental property, guest may be evicted. Illegal drug use is strictly prohibited. Kegs are not permitted on the property.
Pets are not allowed.
If you require special appliances or equipment, please bring them with you.
Under no circumstances are furniture, bedding, mattress pads, utensils, or any other property supplied with the rental property to be removed from the premises. This will result in a charge.
A supply of linens is provided at the property. Bed linen and bath towels are not changed during your stay. Guest may request additional towels and linens for an additional charge.
Guest should leave property in the same general condition it was when guest arrived. Dishes should be cleaned and put away, but beds do not need to be made. Please remove sheets from the beds that were occupied and leave them on the mattress. Guest is responsible for any damage, excessive cleanup requirements, or loss to the property or its contents cause by guest or any member of guest's party during guest's occupancy. Owner will walk through the property after check-out to ensure the property is left undamaged and in good order.
The following items must be complied with before check-out or guest will forfeit his/her security deposit.
1. Dishes, pots, pans, silverware, and utensils must be washed, dried, and put away and the stove/oven shall be left in a clean condition.
2. Refrigerator should be left clean and free of food.
3. Windows and doors must be left closed and locked. Heat should be left on 55 degrees in spring, winter, and fall depending on outside temperatures.
4. All trash should be put in garbage cans.
5. All litter, and cigarette butts must be picked up from the yard, front and back, and placed in outside garbage cans ties securely in trash bags.
6. Furniture must be put back where it was found and the premises left neat and in order.
7. Grill, if used, should be cleaned after each use.
8. Lawn furniture should be returned to its original locations. If chairs are stacked, please return to the stacked position and cover if applicable.

Owner cannot guarantee against mechanical failure of heating, TVs, or other appliances. Please report any inoperative equipment to owner and we will make every reasonable effort to have repairs done quickly. No refunds will be made due to failure of appliances or equipment.
Owner will accept bookings from responsible adults over the age of 21 only.
The use of firearms or fireworks is strictly prohibited.
Guest agrees to indemnify, defend, and hold harmless Owner and Agent from and against any claim, demand, suit, liability, theft, damage, cost, or expense which may arise out of or in connection with guest's use or occupancy of the rental property, including but not limited to, any claim or liability for personal injury or damage, or theft of property which is made, incurred, or sustained by guest or third party.
The rental property is leased without regard to race, color, religion, sex, national origin or handicap.
Resort quiet hours are 11pm to 7am. Please be kind to your neighbors.

Home away from home. The house included almost anything you could look for. 3 bed rm 2 and a 1/2 bath. Fully equipped kitchen and laundry! The attach garage is not included. I hate to say too much good for fear it will be booked next year when I want it :)
