- We do not rent to bachelor or bachelorette parties, fraternities or sororities, nor do we entertain weddings.
THIS RENTED PROPERTY is privately owned. You agree to indemnify the property owner(s) and property management company of said property for all liability, damage, personal injury, or loss to the property or its contents that occur during your stay resulting from any cause. We are not responsible for personal items lost, stolen or left behind. The rate that you have been quoted is NOT including the mandatory City TOT Tax. You agree to maintain the home in good order and appearance at all times and will not disturb, annoy, endanger or inconvenience neighbors or prompt written or verbal complaints to the property owner and/or the property management company/staff from police, neighbors, neighborhood associations or homeowner associations (HOA). Amplified outdoor music of any kind is not allowed after 10pm. It is understood and agreed that ANY loud or large party, violations due to over-occupancy, unnecessary outdoor noise, indoor noise that causes neighbors to complain, or for violations of minimum age requirements of home can result in immediate eviction and forfeiture of all funds. OPTIONAL POOL HEAT during the winter months may be added for an additional fee. This option can be added once the reservation has been confirmed through the AIRBNB adjustment tool. ALL HOME RESERVATIONS for greater than twenty-eight (29) nights must pay actual utility fees instead of the daily pool heating charge. Guests shall pay actual gas and electric utility charges, which will be billed against client's utility deposit within 6 weeks of departure. We will send you a copy of your utility bill at the conclusion of your reservation. This home is non-smoking. If it is reported that there was smoking i.e. cigarettes or marijuana in the home, you will forfeit your full security deposit and be responsible for all deep cleaning fees incurred to return the property to its original pristine state in addition to any other cleaning fees already paid.
- Outdoor quiet times are 10pm-7am
- A Guest Renter Contract must be fully executed by the guest and returned with the required documents before a guest will be given access to the property and guest agrees to such.
- City of Indian Wells TOT tax (short term rental tax) of 11.25% will be added to the total Airbnb rental amount and must be paid in full in order to confirm and secure a booking in addition to the signing and receipt by Owner of the Guest Rental Agreement.
- Any event or commercial use of the property whatsoever must be approved ahead of time by the Owner in writing and may involve additional fees.
- Guest understands and agrees to no refunds for cancellations or non-return of fully executed Guest Rental Agreement unless another booking is made to cover the cancellation.
- All Guests agree to accept and comply with all rules and terms & conditions of the property during the entire duration of their stay at the property.
