SUPERHOST! Our place, NashDwelling, is in the Green Hills neighborhood just south and west of downtown Nashville. Green Hills is home to the Bluebird Cafe, local art, unique restaurants, upscale shopping & spectacular parks. Downtown Nashville, historic sites and 3 major universities (Vanderbilt, Belmont & Lipscomb) are only about 10 minutes away. Our place is in the middle of everything Nashville and beyond! It's newly renovated with a modern, rustic design. Come "dwell" with us!

Welcome to our place...NashDwelling! We have lived in Nashville for 20 years...and we, along with our children, love it! It is a great city no matter what your stage of life. We have had long term rentals in the Green Hills neighborhood for 15 years and have enjoyed getting to know our tenants over the years. The space you will be staying in is part of a 1945 vintage duplex that was our first renovation project 15 years ago. Your living space is our latest project and it turned out fantastic! We hope you will stay with us and enjoy our place and Nashville...note, Nashville is in the Central Time Zone.


The space is about 1,100 square feet and newly refreshed and furnished!


The den has a large navy blue leather sofa and chair and a 48" flat screen TV.


Each of the two bedrooms has a king size bed with 540 thread count sateen sheets and 4 big, fluffy king pillows. There is a full Jack-and-Jill bathroom between the two bedrooms with locking doors on both sides. A large 1/2 bath is in the hallway for easy access by anyone. Each bedroom has a closet and luggage rack.


The bathrooms are bright, clean and stocked with bath/hand towels and wash clothes. We provide starter bar soap, shampoo/conditioner. We also provide toilet tissue to get you started (enough for a short stay). A hairdryer is furnished and located in the master bath if needed.


The stackable washer/dryer is accessed from the exterior door in the kitchen. There are starter pods of detergent for your use if needed. The iron and ironing board are located in the second bedroom closet.


The kitchen is stocked with all the essentials you will need if you choose to dine in...plates, bowls, glasses (regular and wine), silverware, coffee cups and basic cooking utensils/pans. A microwave, a 12-Cup coffee pot and toaster are there for your use. We will leave paper towels, hand soap and dish soap to get you started.


The design is a mix of modern and rustic with a little touch of Nashville. It is fresh and comfortable. Relax and enjoy!

The front porch is shared with our long-term tenants in the adjacent apartment. The only shared space is the front porch and the furniture that is there. Everything else inside the apartment is all yours!

PARKING - Only PARK in your designated area on the right-hand side of the house (as you face the house) near the sidewalk and parallel to the house. Please do not park down the hill behind the house. Those A & B marked spots are for the lower apartment guests.

We are about a 15-20 minute drive away (suburb just south of downtown Nashville). We are available to you through Airbnb or by phone if you have any questions before or during your stay!

We have a permit to host with Airbnb! Your Airbnb living space is totally private. You have your own entrance, but you are part of a duplex with common walls (floor/ceiling). Please be respectful and considerate of your neighbors during your stay and they will do the same for (URL HIDDEN) particular if you coming in at a late hour.

SPECIAL NOTE ABOUT TAXES (taxes we as hosts are required to pay the city of Nashville):

After you book your stay, I will send you a Request for Money noting what your accommodation tax will be.

You can factor your occupancy tax prior to completing your booking by taking your total nightly rate (not including the cleaning fee or deposit) times 6% plus $2.50/night.

For example, if your total nightly rate for 3 nights is $375, then your occupancy tax is $375 x 6% =$22.50. Add in $2.50/night which is 3 x $2.50 ($7.50).
Your total tax is ($30).

Please don't hesitate to inquire and ask me to explain this further if needed prior to booking your stay.

Also, this house has four (4) full, private apartments...two upstairs and two downstairs. One of the upstairs apartments is short-term Airbnb; the adjacent one upstairs is traditional long-term tenants. One of the downstairs apartments is short-term Airbnb and the other is long-term Airbnb.

* Check-in - 3 PM/Check-out - 10AM. We will not be able to allow exceptions to check-in/check-out time as we want to have time to prepare for our new guests. If you should have an extenuating circumstance where you need to request an early check-in or late check-out, please make your request with specific details of check-in or check-out times. Your request will be considered and approved if possible and additional guest fees will be determined accordingly.

* It is our hope that you will take great care of the place we've taken great care to create for you. Our place is in one of the most desirable neighborhoods in Nashville and we are long time friends with our neighbors. We appreciate you being respectful of them and of the amazing neighborhood. This includes...

* Keeping the noise level low after 9:00pm (no parties or events...i.e. bachelorette parties, etc... please).
* Having only those guests that have signed up with/been approved by us.
* No smoking of any kind inside or out.
* No pets allowed...of any kind.
* No parties or events allowed...yes, I know we already mentioned this but it is important for you to know and honor this so that our neighbors are not disturbed and we can continue to host without reprimand.
* No extra guests overnight unless we have been informed and have given you our prior approval.

If you break something, something gets damaged or something needs our attention, please let us know and arrange for its replacement or repair. As a guest, please leave the area inside and outside of our place in good condition during your entire stay and certainly when you check out.

CHECK-OUT: When you leave, please do NOT pull the bed sheets. Please put used towels on top of the washer, rinse dirty dishes and load the dishwasher...the cleaning crew will run the washer so no need to start it. Please bag all trash, unused food, anything you brought with you/bought that you no longer want and take down the stairs from the laundry room and out back to the brown trash cans. Lock all the doors (the kitchen door, too) and put the key back in the lockbox.

*Finally, when you check-out please send me a message so that I know you have left and can notify my cleaning folks. Thanks!

Please be a good neighbor/Guest, respecting the rights of the surrounding property owners.
Smoking in the home will result in a fee/fine of $500
Pets in the home will result in a fee/fine of $500 plus any damage.
Replacement of a lost key $50

Like any home, we occasionally experience utility outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outage.

As Guests, please use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, etc., shall cause termination of this agreement with no refund of rents.

Internet television/wireless internet is provided as a courtesy to Guests. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to television/internet service.

Guests should make sure that all doors are locked anytime before leaving home.

We reserve the right to charge one nights rental fee if checkout is after 10 A.M. Violation of any of these House Rules may forfeit your security deposit

We live about a 20 minute drive away. Please call on us if you need anything during your stay at NashDwelling...knowing what to do or where to go during you stay. We are happy to help!

Dear Rory, Your NashDwelling was perfect for us. It was a straight shot to our daughter's house which made everything very convenient. The beds were sooooo comfortable. It was hard to get going in the morning.... I just wanted to enjoy the comfort. The location was great for shopping (which I did too much of) and restaurants (which we enjoyed.) Everything was perfect for our month-long stay. With our ever-expanding Nashville family, we certainly hope to be back.

I took a girls trip to Nashville and loved NashDwelling! Rory provided great tips and was helpful with anything we needed. The location was wonderful- private yet easily accessible to the city. The house was very clean and the beds are the most comfortable I've ever slept in! I would recommend NashDwelling to anyone and would love to stay here again when I return to Nashville!

A very quiet neighborhood (I recommend taking a walk across the street and in a few blocks—there are some spectacular houses) and very convenient to both downtown and Franklin. Rory was the consummate hostess and everything was exactly how described and expected. Great stay for my daughter and I while we were in town looking at colleges.

NashDwelling is a great little unit in a house that was perfect for 4 adults. The location of the house was wonderful: quiet neighborhood, beautiful houses, safe, and close to all the places you want to go if you're in Nashville. The beds were comfortable, the decor tasteful, and the kitchen was stocked with any tool you might need. We will likely be back! This was a MUCH better value and set up than going to any hotel.

My husband and I have lived in Nashville for 21 years...and we, along with our three kiddos and Goldendoodle Cody, absolutely love it here! For 16 of those years we have had long term rental properties in the Green Hills neighborhood of Nashville. My husband is pretty handy and I've watched a little too much HGTV! So, together we've had a ball renovating quite a few places in those 15 years...including this new living space you will be staying in! Over the years we have enjoyed getting to know our tenants - some of which have rented from us for 3+years. Airbnb seemed like a fun, new adventure and the next right thing to do. So here we are and we look forward to hosting you at NashDwelling!
