Welcome to Hill Flats DC!

Hill Flats DC is an owner managed luxury 1880 brownstone on the first residential block across the street from the Library of Congress and Folgers Shakespeare Theater. Just a short walk away you will have immediate access to the US Capitol, US Supreme Court, and The National Mall.

This is the ultimate location if you are looking for immediate walk-able access to all of Washington DC's historic sites.

The building is also just few blocks away from Eastern Market and Barracks Row. For public transportation the property is a short walk to Union Station and Capitol South Metro stops in addition to numerous bus lines.

There are dozens of restaurants, cafes, and bar's within a few minute walk. There is also a neighborhood grocery store around the corner. Capitol bike share is located nearby. Walkscore is 94.

The private apartment is on the second floor of a 4 unit historic 1880 building. The flat has been freshly remodeled and has a fully appointed kitchen. For your sleeping arrangements we have 1 queen size pillow top mattress bed and a couch. We also have an additional queen size air mattress which is available upon request.

The unit comes with everything you need to make your stay comfortable.

This is one of the most charming and well preserved buildings on one of the most desired blocks in Washington DC.

GUEST ACCEPTS FULL FINANCIAL RESPONSIBILITY FOR ANY DAMAGE TO THE PROPERTY

IN ADDITION TO THE RENTAL AGREEMENT BELOW THE GUEST(S) WILL COMPLY WITH THE FOLLOWING:

1. Smoking is NOT allowed in this historic home.

2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

3. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

4. Keep the property and all furnishings in good order

5. Only use appliances for their intended uses

6. Pets are NOT allowed.

7. Parking:
Parking for 1 vehicle is available for an additional fee. Guest assumes all liability associated with parking the vehicle on the premises. Vehicles are to be parked in designated parking area only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.

9. Fireplace: The fireplace is for DECORATION purposes only and is NON-FUNCTIONAL. PLEASE DO NOT USE. Any damage caused as a result of guest use will be the full responsibility of the guest.

10. Storms and Road Conditions: No refunds will be given for storms. We do not refund due to road conditions.


This Rental Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent (“Rental Agent”), pursuant to which the Guest has agreed to rent the residence described below (the “Property”), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.

OCCUPANCY
Guest agrees that no more than 6 persons shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement.

CONDITION AND USE OF PROPERTY
The Property is provided in good and clean condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access and cable TV. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as kitchen appliances may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.

Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.

DEFAULT
If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs (including legal fees) incurred.

ASSIGNMENT OR SUBLEASE
Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.

RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.

Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.

RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

ENTRY AND INSPECTION
Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice.

UNAVAILABILITY OF PROPERTY
In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement.

ADDITIONAL TERMS TO THE RENAL AGREEMENT
In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s rental of the Property:

GENERAL PROVISIONS
This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent. This Agreement shall be governed by the laws of the District of Columbia. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement may be signed in one or more counterparts, each of which is an original, but taken together constitute one in the same instrument. Execution of a digital signature shall be deemed a valid signature.

The best thing about the place is its location, right behind the Library of Congress. Easy access to bike rentals, eating spots, etc. Not far from Union Station or Metro stops.

The online representation is accurate - it's just as good as it looks in the pictures. Fast communication, easy check-in/out, amazing location. Weekend parking was a breeze, too. Close to eastern market, several metro stops, and of course everything on Capitol Hill. Comfortable bed, very clean - a wonderful stay.

I want to start of the review by saying that I had booked an apartment on a different site. The owner of that unit than cancelled my reservation a week and a half after I had booked it. I scrambled to find a new reservation and I found this awesome gem of a brownstone. So that being said the gods were looking out for me when that first rental feel through. I hit the jackpot by staying in this rental during my vacation. It was perfect. I also appreciated that the owner was very prompt in responding to my emails and texts, which was a relief. It was nice to know that we could communicate with the owners and that they responded in a timely manner. I cannot begin to tell you of the wonderful experience we had while we were in DC. We drove from Louisiana up to DC, a long trip, 17 hours in total! On our trip into the city on I66 we hit a deer during the 5 pm rush hour traffic. Lucky for us, the car was the only thing that sustained damage. The Brownstone is located on a quiet street in the heart of DC. The street faced the back of the Library of Congress. The street was full of homes, it was quiet and the people we meet on our walks were all friendly. While checking in, we met our downstairs neighbours, a pleasant family from Texas. The apartment was cozy, it was perfect for our needs and exactly like the pictures on the internet but better. The rental is located on the second floor. The building is well kept with a small little flower garden in the front with a bench. My parents and I made use of the bench for our morning coffee. Right down the street was a starbucks and another coffee place. He had breakfast there most days. The weather was perfect. It was an idyllic walk down to the national mall. Every day we'd walk by the capital building and stop to admire it, take pictures and my daughter took great pleasure in feeding the capital hill squirllsWe'd leave the rental at (PHONE NUMBER HIDDEN) and walk to the smithsonians. We did two a day and walked back to the rental/apartment every evening around 5 pm. It was an idyllic walk down to the national mall. Every day we'd walk by the capital building and stop to admire it, take pictures and my daughter took great pleasure in feeding the capital hill squirrels. At night we would explored around the apartment. We found our daughters favourite eatery which was WE the PIZZA. We ate there 5 nights out of our weeks stay. The location of the apartment was perfect. Maps don't really show you how close you are to everything until you're there and walking around. I' m an early morning person and my husband and child are not, while they slept, I explored the city. We were surprised at...

Charming spot in a great DC location for work on Capitol Hill or exploring the museums and national mall. Easy walk to the Metro, shops and restaurants. Safe and quiet neighborhood. The apartment is in a restored row house in a residential area. The apartment is a little quirky - long and narrow - but it's comfortable and has everything you would need. So much better than a standard issue corporate apartment or hotel. Keyless entry is great. Very easy to get checked in and out. I'd stay again - and hope to!
