A luxurious, private beachfront penthouse unit with full uninterrupted ocean views. This modern-designer-styled, spacious (156m2) three en-suite bedroom unit comes fully equipped with a living and separate dining area connected by an open plan kitchen, an additional breakfast bar, and two balconies with panoramic ocean views. The rear of the property boasts beautiful mountain views. The unit is on a high floor with a great breeze and is also fully air-conditioned.

Located in a safe and quiet location, this property is extremely suitable for romantic getaways, families with children of all ages and/or those wanting to unwind at a stunning beach-side property.

Building facilities include a large salt-water infinity pool with a Jacuzzi-jet area, two sauna rooms (by gender), an air-conditioned fitness facility overlooking the ocean, 24-hour security, free secure parking and building concierge.

It is also possible to arrange for a certified masseuse to come to the unit for either a Traditional Thai or Oil Massage.

**HOUSE RULES**

OVERVIEW: we hate laying out rules as much as you hate to follow them so we've identified the things that are REALLY important to us. So please read them and be respectful to our needs so we can be great hosts to you.

GENERAL: Check-out time is 3PM. Please ensure the door is kept locked at all times.

NO SMOKING: there is no smoking of any kind in the house or at common areas. If you need to smoke, please do it on the balcony and clean up your butts/ash.

VISITORS & GUESTS: All overnight guests must be approved in advance - please send a list of guests to the host prior to check-in.

ETIQUETTE: As this is a communal building, please be respectful to the property and other guests by keeping noise at a moderately low level and not eating and drinking in common areas or the bedrooms.

DAMAGE: in the unfortunate event that damages occur during the stay, we require the tenants to be fully responsible for the damages caused by the guests. This also includes any damages occurring in common areas. If anything breaks, spills, stains, etc. please let the host know as soon as possible!

KEYS: One (1) key will be provided. Unreturned and/or lost key will incur a fee of 1000 THB. Please lock the front door at all times.

GARBAGE: all trash to be placed in secured bags (provided, located next to refrigerator), and when full, placed neatly outside of the unit along the walkway. Housekeeping will collect garbage from the corridor twice, daily.

COMMON AREAS: please only use facilities (I.e. swimming pool, fitness facility and sauna) during their hours of operation. Do not use Building A's (the first building next to the entrance gate) facilities as its under a different building jurisdiction - luckily ours is much nicer!

WIND: as the unit is located on a high floor, there is typically always a pleasant breeze if the windows and doors are opened on both sides. However, the wind can get quite strong so please be careful when opening windows and doors and always ensure the front door is secured with a door stop (provided) whenever it is kept open.

This is the second time my family visit Alan's place. The place is spacious, quiet, well decorated, clean, and has a very nice view of cha-am beach. Alan is very helpful, proactive, and professional. From the facilities provided in the room, we can tell he is very detail-oriented and care about his guest experience during the stay. He is what you will call "the super-host". We will definitely come back to Alan's place again. :)

Very perfect place for escaping from city life. Quiet and peaceful. The rooms are clean, nice sea view. Kitchen is fully furnished. Éverything are perfect and good conditions. Except the signal of the WI-FI is not very stable but it is ok for us. We will go back for sure. Highly recommended. Alan is a very attentive and nice host.

Good location , tranquility, very suitable for staying and relaxing ,excellent sea view from the unit, well equipped with 3 spacious bedrooms The host himself is very helpful and sincere. Better with family and friends and also the restaurant nearby is great. Really recommend this place for holiday.

Great stay overall. The rooms were nice and clean and the view was great. Everything are included in the room! Just walk in and enjoy your stay with panoramic scenery.

The property is amazing!! It's secured, spacious, and luxurious. It comes with a spectacular view and is so perfect for everyone in the family. Although the exterior condition of the building look a bit old, the unit itself is well decorated and maintained. Alan is a great host. He is a very responsive and supportive host. We highly recommend this property to anyone and will definitely come back!!
