With views over the Alde & Ore river to the sea beyond, our stunning family house in Orford on the Suffolk coast is sited in an area of Outstanding Natural Beauty (AONB) and is designed to maximise the extraordinary coastal views. Minutes from both the centre of picturesque Orford and the River Ore, the position is ideal, giving you peace and tranquility and also access to the acclaimed facilities of Orford.

Our Orford coastal house is a fabulous mix of traditional and contemporary, cleverly extending a semi-attached rural cottage to maximise the extraordinary location and breath-taking views.

The House

Designed for comfort and relaxation and to celebrate the coastal views, the house is 'upside down', with bedrooms and bathrooms on the ground floor and a huge L-shaped open plan living area on the first floor with three distinct spaces: a large living area with big cosy sofas, easy to use wood burner and a whole wall of floor to ceiling glass doors opening onto a balcony which stretches most of the width of the back of the house connecting you with the incredible countryside around the house; a dining area with beautiful vintage table and Suffolk chairs which seats 8 - 10 people; a well-equipped kitchen area with oak worktops, big range cooker, fridge/freezer, coffee machine etc. These living spaces are light-filled and the views from the living room and the sense of light and space will, quite literally, take your breath away.


Downstairs, we have four double bedrooms, two with en-suite shower rooms and a third family bathroom:
The Garden Room: king size bed and french doors that open onto a decked area and the front garden with a wonderful coastal view and an en-suite shower/toilet/sink.
The Blue Room: overlooks the cottage garden, has a super-king sized zip and link bed which can convert into two 3' singles if required and a spacious en-suite with shower/toilet/sink and window onto the cottage garden.
The Pink Room: also overlooks the cottage garden and has a double bed.
The Nest: small double bed and overlooks the courtyard. This room is also home to our room-sealed oil boiler and whilst perfectly safe, is sometimes noisy. We understand if you would rather not use this room and in this case can convert the family room into a double bedroom for your use.

All the bedrooms have wardrobe and drawer space. There is also a comfortable family room/snug on the ground floor with french windows opening onto a decked area and the front garden with stupendous views over Orford Ness and the lighthouse. A useful and practical utility/boot room with a large butler sink, washing machine and lots of room for hanging coats and kicking off wet/muddy boots has a back door onto the main garden towards the coast.

The main house fits 8 people very comfortably in four double bedrooms.

For parties of 10 people, we have an extra room available in our barn, just across the drive. This is a large room with a zip and link super king bed, which can be converted into two singles if desired. The Hideaway has sliding double french windows that open up onto the garden and inspirational views over towards Orford Ness and the sea. There is also an on-suite shower room with sink/toilet/heating towel radiator. This is available to book through Airbnb and is listed as our Hideaway. If you would like to book this for the extra space, please contact me for a pre-approval and I will give you a special rate on this room since you are also booking the main house.

Entertainment: Internet, TV, well-stocked bookshelves, boxes of DVDs, baskets of board games and a wonderful garden and the whole of Orford, the river and surrounding area!

Outside: The large garden is divided into distinct areas and has a eating with a sun-umbrella for shade. There is a side cottage garden with a washing line.

Families with young children should be aware that there are no gates attached to the stairs and there is are two steps leading from the dining area to the living area and care must be taken.

We supply bedding and one towel per guest for use in the house. We do not supply beach/swimming towels. We also supply tea and coffee and a few essentials so you do not have to rush out shopping as soon as you arrive. There are, however, some amazing food shops and restaurants in Orford.

Guests in parties of up to 8 people have full access to the main house and garden and shared access to a large gravel parking area. If you book the whole house and the Hideaway, then you have access to the whole house, garden and exclusive use of the gravel drive and parking area.

There is a fenced off paddock with a large trampoline and old black shed that is out of bounds for safety reasons.

- This lovely house is on the outskirts of Orford, but there are neighbours in the link-attached house and guests are asked NOT to play loud music inside the house or make a lot of noise outside in the garden as this will upset our neighbours!

Wonderful family time spent in a beautiful setting. Ana's house is a pretty special place. Lovely, spacious, airy and light; well equipped; powerful showers, pretty things to look at and that wonderful view. We had a really special and restful time. The kids loved the trampoline, the garden was perfect for an egg hunt and the dogs loved exploring. We loved the proximity to the castle, the quay for crabbing and the lovely pubs. We had a particularly good meal at the Plough and Sail in Snape also. Cannot wait to return!
