Come experience a real working ranch experience! This seven bedroom log home sleeps 24 people in beds. Two kitchens and two laundry facilities will keep your group on the go! With the barnyard close, the guests can enjoy helping with the daily ranch chores. Horse back rides & sometimes even herding cattle can be arranged. The Ranch House is nestled in the beautiful mountains of Southern Utah. It is perfectly positioned for you to enjoy our ranch, Zion, Bryce, Grand and more!
You will be staying at our Ranchhouse! This is the base of our ranching operation. We designed and built this 5,000 sq foot home. You'll have close access to the barnyard, which is full of ranch life, from cattle, chickens, dogs, or pigs, to hay. When our schedule permits, horse rides are available. And sometimes our cattle may even need to be moved during your stay. You can clear your head while you weed and harvest the garden. You can take a stroll through the fruit orchard, or enjoy walking through the growing hay while you help us change sprinkler lines. Often there are baby calves to give a bottle, or chicks to feed or eggs to gather. The livestock & horses love fresh picked grass and a pat on the neck. Experience the west! And while you are in the area make sure you see Zion National Park, Bryce Canyon, the Grand Canyon and other beautiful locations!

Note on pets: for the safety of your pet the nature of the ranch animals interaction with non-ranch pets, we do not allow pets. Due to allergies, we also do not allow indoor pets. Sorry for the inconvenience.
Water supply: Alton water is from a mountain spring and is great tasting and great drinking! Most guests do not feel the need to buy water. Just fill those canteens!

Guests can access the entire home, except for the garage and our storage area. The barnyard, and yard is yours to enjoy, we do however ask for your safety that you do not climb in with the livestock or pet the cattle dogs without us present. Most, if not all, of our livestock is very gentle, but they are still farm animals and have a mind of their own. Guests can use the sporting equipment, including a ping pong table & roping dummy. We also have a Volleyball net and some mountain bikes per guest request.

We enjoy interacting with our guests! We want them to experience ranch life as we know it. We invite you to be our "ranch hands" and jump in & help us do our chores! You might feed cattle, chickens, horses or pigs. You might change sprinkler lines. You might shovel out barn stalls, etc. There may even be days when we will ride horses!
We will interact with and invite our guests to interact with us as much or as little as they would like, or we are able. There are days when we are moving and working our cattle and therefore are out of town during the day. We do however invite our guests to help us saddle horses and do chores in the mornings before we leave, or after we return in the evenings, if they would like.

So many fun things happen in season on the ranch! I'll try to keep this updated, but the best things happening in May.....baby pigs and baby chicks are here! Approximately May 20th we will have two mares foal! Baby colts are adorable! Some lucky guests will hopefully get to experience the birth!!

Late check outs will be subject to a full day's rent. SMOKING This is a NON SMOKING home. SMOKING is NOT permitted in this home under any conditions. If there is any evidence there was SMOKING in the home, there will be a substantial fine. PETS There are NO PETS allowed. Pets are not permitted in this home under any conditions. If there is any evidence there were pets in the home, there will be a substantial fine. MAXIMUM OCCUPANCY The maximum number of guests is 30 people. RENTAL RULES Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else guest permits on the property to abide by the following rules at all times while at the property. BARN AND LIVESTOCK Guests should under no condition, for their own safety, enter the pen or vacinity of the livestock without permission and/or being accompanied by the hosts. Failure to comply could result in injury or possible death. EATING AREAS: Please only eat in the kitchen & hardwood areas. Absolutely no food in bedrooms/carpeted areas, do not eat near or on the grand piano. Food damage will be assessed and charged accordingly. SHOELESS HOME: Guests please remove shoes in the home, especially in carpeted areas. Barnyard dirt and dust ruins floors. Please help us keep our home nice for guests for years to come. MINIMUM STAY This property requires a 1 night minimum stay. NO DAILY HOUSEKEEPING SERVICE Linens and bath towels are provided (24 towels) in the home however, daily maid service is not included in the rental rate. Please contact us for maid service cost analysis. We do provide 5 extra rolls of toilet paper per bathroom, 2 extra rolls of paper towels per kitchen, trash bags, dish soap, hand soap, tissues, body soap (travel size), shampoo and conditioner (travel size) . Two washers and dryers are available for your use, however only minimal laundry soap is provided. LAUNDRY All soiled linens must be taken off beds and removed from bathrooms. Place them in the laundry room on the day of departure. GARBAGE All garbage must be removed and put in the dumpster North West of the Lodge. Remove all opened food from the fridge and place in dumpster. DISHES All dirty dishes must be washed and put away before leaving. Wipe off all counters in the kitchen and laundry room on day of departure. CLEANING FEE $250.00 is the cleaning rate and is subject to increase if the home is left in a condition beyond normal cleaning. SEPTIC The home is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER. No feminine products, diapers or wipes should be flushed at any time. If it is found that anything other than toilet paper has been flushed causing the septic to back up and need to be pumped you will be charged $450.00. FIRES All fires are to be built in proper pits or cookstoves. No ASHES are to be REMOVED! If the cookstove needs attention please contact the owners. WRITTEN EXCEPTIONS Any exceptions to the above mentioned policies must be approved in writing in advance. PAYMENT Please make payments through AirBND.
