House Rule(URL HIDDEN)
1(URL HIDDEN) SMOKING: Absolutely NO SMOKING in this home, or on any of the patios, inside or out! Breaching this rule will result in forfeiture of deposit and all up-front monies received by tenant; and tenant shall vacate premises immediately. Any costs associated with "de fuming" the house will be charged to the tenant.
2(URL HIDDEN) PETS: Absolutely NO PETS are allowed in this home. Breach of this rule will result in the forfeiture of your entire deposit and you will be asked to immediately vacate the premises. Any damage to the house; i.e., stains in the carpet/pads, flooring, doorjambs, landscaping will be paid by tenant.
3(URL HIDDEN) FURNISHINGS: Home is fully furnished, full kitchen, movies, cable TV, NO phone service. Linens are provided. Please do not move the furniture. If furniture is moved you will be charged for moving it back, regardless of how much or where. Doing so will result in forfeiture of deposit. You are allowed 3 loads of laundry any above will subject to a $35.00 charge per load.
4(URL HIDDEN) CLEANING DEPOSIT: Is payable at the time of reservation, non-refundable. All Dishes should be in the dishwasher and ran before departure. Trash should be taken out at departure. Lined closet should remain as is in photo. We expect you to respect the house as if it was yours. BBQ should be brushed after each use.
5(URL HIDDEN) SECURITY DEPOSIT: A security deposit was arranged at the time of the reservation along with the cleaning fee mentioned in #4 above. When vacated, once a walk-thru is conducted by owner, security deposit of $500 (Coachella Fest deposit $1000.00) will be returned if nothing is deducted for breakage, staining, etc within 30 days after departure.
6(URL HIDDEN) PARKING: Tenants may park in the driveway, in the garage or curbside. Please do not park in other owners’ driveways or in front of any mailboxes - subject to tow-away.
7(URL HIDDEN) TRASH: Trash is picked up on Fridays OR Wednesdays. Trash receptacle is located outside door of garage or just next to the fence. Please put recyclables in the GRAY Trash in the BROWN, Green is only for grass and yard. Please do not leave any trash outside of trash cans this is subject to forfeiting your deposit.
8(URL HIDDEN) DOORS: Please make sure to keep all doors closed while using the Air Conditioner. Do not turn the Air Conditioner past 72 and remember someone has to pay the bill, please be considerate. If you turn the A/C past 72 and freeze up the A/C you will forfeit your deposit and pay any other charges to cover the repair. Upon departure please make sure ALL windows and doors are closed and locked fail in doing so will forfeiture your deposit.
9(URL HIDDEN) PAYMENT: We accept cashier’s checks, personal checks and cash. Or Credit Card. Book fee $(PHONE NUMBER HIDDEN)CANCELLATION: If your reservation is canceled fewer than 30 days before your arrival, the deposit is forfeited (unless the house is re-rented). A $150 cancellation fee will apply to ALL cancellations.
11(URL HIDDEN)CHECK-IN: Was arranged on your Confirmation and Rental Agreement pages unless pre-arranged with property management check in is 3:00 pm. Check out is 11:00 am.
12(URL HIDDEN)TV: Time Warner is the cable service basic service is available. There are several stores in the area that have movies to rent.
13(URL HIDDEN)INVENTORY: Inventory of household goods, linens, etc. will be taken at the termination of each rental period. Any lost, missing or broken items will be charged to the outgoing tenant and deducted from the security deposit.
14(URL HIDDEN)COURTESY TO NEIGHBORS: While we realize this is your vacation time, please be kind and considerate to your neighbors and try to curtail the noise level by 10:00 PM including loud music and loud talking outside the house.
15(URL HIDDEN)KITCHEN: The kitchen is fully equipped with refrigerator, stove, microwave and tons of cabinetry. Please make sure you place items back where you found them. Check your own suitcases and storage boxes so as not to take any of our things. Do not take our Tupperware home with you. Those containers are for your use in the house only. Do not put any carrot peals, corn husks, or pasta down the garbage disposal. Put those items in the trash cans. You will be charged for any clogging that is created as a result of disposing of those items in the garbage disposal.
16(URL HIDDEN) TOILETS: Do not dispose of any sanitary napkins, paper towels or any other such items in the toilets. Put them in the trash cans that have been provided in each bathroom. Any charges for unclogging of the toilets in which a plumber has to be called will be the responsibility of the tenant.
17(URL HIDDEN) CLEANING SUPPLIES: There are cleaning supplies located both under the kitchen sink and in the laundry area. There is also at least one vacuum located at the house for your use. You have paid for the house to be cleaned when you vacate. However, if you need to clean up any excessive dirt during your stay, we would appreciate your assistance; i.e., spilling any beverages on the carpets, floors or furniture. If you spill any colored liquid such as wine or punch, just "blot" it up; don't rub it into the surface of the material. That will get out most of the staining. Our cleaners will take care of the rest of the stain.
18(URL HIDDEN) WASHER AND DRYER: The house is provided with a washer and dryer for your use as well as the 3 pods. When you use the dryer, be sure to empty out the link basket in between each cycle.
19(URL HIDDEN)BBQ: The house has a BBQ for your use. The BBQ is on Natural Gas. There are BBQ utensils either by the unit or in the kitchen cabinet. Be sure to turn the unit off when you are finished using it. Please be sure to brush on BBQ after use. Any Excessive sauce or food on BBQ will be subject to extra charge.
20(URL HIDDEN)DOORS AND WINDOWS: Be sure not to leave the windows or doors open when you are out of the house or when the Air Conditioner is on. Also, try to keep the garage door closed to protect your belongings. Tip Top Management and the owner of this property are not responsible for any lost or stolen items if you leave the doors, windows, or garage door open at any time. Please make sure all windows and doors are closed and lock on departure.
21(URL HIDDEN) FIRST AID KIT and FIRE EXTINGUISHERS: The house is equipped with these items for your use if necessary. Be sure to locate them when you arrive and familiarize yourself with how to use the fire extinguisher in case of an emergency.
22(URL HIDDEN) CHILDPROOFING OF HOUSE: This house is not child-proofed. Be sure to not leave your children unattended when bathing in any of the bathrooms. Do not leave them unattended when in any of the patios or on any of the balconies or POOL. Do not let them play in the streets without adult supervision. And most importantly, do not let them go to the POOL unattended.
23(URL HIDDEN)Double Check for Personal Items: Please make sure to check all dressers, closets and cabinets to ensure that you have removed all of your personal belongings. You will be charged for the shipping of anything that Tip Top Management has to return to you after you vacate the premises. In addition there is a $35 service charge for our staff to take the items to be mailed.
24(URL HIDDEN)DO NOT LEAVE YOUR CHILDREN UNATTENDED AT ANY TIME AT THE POOL WITHOUT ADULT SUPERVISION.
25(URL HIDDEN)KEY LOCATION: THE COMBINATION FOR THE LOCKBOX WAS GIVIN TO YOU. We have just installed new lock boxes at all of our rental homes. Keep this instruction with you so you will know how to gain access to the house when you arrive. Open the door to the box. You will then find a combo box. From left to right, dial the numbers GIVEN TO YOU and then pull the small black button down and pull door towards you to open. Close the door to the inside and outside box. There is another set of keys and garage door opener in the house on the kitchen counter. When you leave, put one key and the opener on the kitchen counter and put the other key back in the combo box outside. Put the key in the interior combo box, shut the door, roll the tumbler and shut the outer door.
26(URL HIDDEN)There are lots of activities available to do in the nearby vicinities including airplane rides, horseback riding, biking, hiking, etc. Be sure to make advanced reservations if possible. There is some really great restaurants right on Palm Canyon in Palm Springs or El Paseo in Palm Desert.
27(URL HIDDEN)Please put all your dirty laundry in the Garage. Do not remove blankets, comforters or pillow shams; just sheets and pillow cases. Please remember you are allowed 3 loads of laundry anything over is subject to charge.
PLEASE DO NOT SHARE ANY OF THE HOUSE ITEMS BETWEEN HOUSES. WE HAVE TAKEN AN INVENTORY OF THE HOUSE ITEMS THE OWNERS HAVE PURCHASED.
