Our home features a double deck party dock. Excellent for boating and swimming. We have a canoe and 2 kayaks for guest use. The home is very comfortable for 1 or 2 families or a couples retreat. It sleeps up to 10 people (or perhaps a few more if you get creative).
The house has 3 bedrooms and 2 full baths. It has a very open kitchen and living area great for hanging out and unwinding after a day on the lake. On the main level is two bedrooms and a full bathroom. Off the main level, there is a large deck that overlooks the lake and our dock. The deck includes a table and chairs as well as a gas grill. On the lower terrace level, there is a bedroom and a full bathroom. The lower bedroom is set up as a bunk room with 2 bunk beds that will sleep 4. There is a 2nd living room (or rec room) area that includes a TV, sofa, and a futon for additional sleeping. Off the terrace level is a large screened in porch over looking the lake.
The back yard features a fire pit area and a good size level yard area great for corn hole or other games and running a round.
The dock is a short walk down a path with landscape steps and hand railings. Coming back up to the house from the dock is about a 2 minute walk for someone in decent shape. For those who might be "less fit" we have a nice sitting bench half way up.
There is parking for 2 to 3 cars in the driveway. The house is on a quite street and additional cars can easily be parked on the opposite side of the street from the driveway.
The kitchen is fully stocked with the common items needed to cook and serve. There is a laundry closet with a washer and dryer on the terrace level.

SAMPLE RENTAL AGREEMENT

By this Agreement made and entered into on _________, between Tom Brand, herein referred to as LESSOR, and ________________, herein referred to as LESEE. LESSOR leases to LESSEE the premises situated at 153 N. Chestatee Point in the City of Dawsonville, County of Dawson, State of Georgia, herein referred to as the Premises.
1.TERM. This Rental Agreement Shall be for a term of __ nights beginning on _______, 4:00 PM, and ending on ________, 10:00 AM.
2.Occupancy. It has been agreed that that ____ adults and ____ children will occupy the property during the above term.
3.RENT. LESSEE agrees to pay to LESSOR as rent for the said Premises the sum of $____________ (inclusive of a $150 cleaning fee and Airbnb fees). Fees shall be payable via the Airbnb booking system.
4.SECURITY DEPOSIT. LESSEE deposits with LESSOR Five hundred dollars ($500.00), receipt of which is acknowledged by LESSOR, as security for the faithful performance by LESSEE of the terms hereof to be returned to LESSEE, without interest, on the full and faithful performance by LESSEE of the provisions hereof. Deposit will be collected and returned via the (SENSITIVE CONTENTS HIDDEN)/(SENSITIVE CONTENTS HIDDEN) payment system.
5.DAMAGE TO PREMISES. LESSEE is responsible for the damages to the extent caused by any act of neglect of LESSEE, LESSEE’s spouse, a member of LESSEE’s family, guests, invitees or licensees of LESSEE or persons in the employ or under the control of the LESSEE (LESSEE GROUP). LESSEE agrees to pay LESSOR for any and all damages to the extent caused by LESSEE GROUP to the Premises, ordinary wear and tear excepted, including but not limited to damage to an interior and exterior walls, ceilings, floors, carpets, shrubbery, lawn, heating and air conditioning apparatus, stove, refrigerator, water heater, dishwasher, television equipment, lights and any other fixtures, appliances or appurtenances of the leased Premises.
6.LIABILITY. LESSEE agrees to indemnify and hold LESSOR harmless from all claims and liability for losses of or damages to property or injuries to persons occurring in or about the Premises.
7.UPKEEP OF PREMISES. LESSEE shall keep and maintain the Premises in a clean and sanitary condition at all times, and upon the termination of the tenancy shall surrender the Premises to LESSOR in as good condition as when received, ordinary wear and damage by the elements excepted.
8.GARBAGE. LESSEE shall bag and tie all garbage in plastic bags. Containers with sealing lids are provided to help protect garbage from animals. It is the LESSEE’s responsibility to keep garbage intact. If the cleaning crew has to spend extra time collecting unbagged or loose trash, a charge will be made against the LESSEE’s deposit.
9.USE OF PREMISES. The Premises shall be used and occupied by LESSEE exclusively as a private single family residence, and neither the Premises nor any part thereof shall be used at any time during the term of this lease by LESSEE for the purpose of carrying on any business, profession or trade of any kind. Or for any other purpose other than as a private single family residence. LESSEE shall comply with all governmental health and police requirements, laws, restrictions, rules, ordinances and regulations respecting said Premises.
10.PERSONAL PROPERTY. LESSEE shall bear the risk of loss of any and all of LESSEE GROUP’s personal property on the Premises, and LESSOR shall not be liable for any damage to personal property of LESSEE GROUP or theft thereof. LESSOR shall not be liable for any damage to the property of LESSEE GROUP or occupants of LESSOR’s leased Premises, or an accident occurring in or about the Premises. LESSOR does not have insurance coverage on any of LESSEE GROUP’S property.
11.ASSIGNMENT AND SUBLETTING. LESSEE shall not assign this Agreement or sublet any portion of the Premises without prior written consent of LESSOR.
12.DEFAULT. If any default is made in the payment of rent, or any part thereof, at the times herein before specified, or if any default is made in the performance of or compliance with the House Rules or any other term or condition hereof, the lease, at the option of the LESSOR, shall terminate and be forfeited, and LESSOR may re-enter the Premises and remove all persons therefrom.
13.RIGHT OF ENTRY. LESSOR reserves the right to enter the Premises at all reasonable hours for the purpose of inspection, and whenever necessary to make repairs and alterations to the Premises. LESSOR shall not be liable for damages due to the temporary breakdowns or any other similar conditions which now or hereafter may exist upon the Premises.
14.RULES AND REGULATIONS. Any rules and regulations established by LESSOR for the Premises are an important part of the lease and are incorporated by reference and made part hereof. See document HOUSE RULES AND REGULATIONS.
15.NO SMOKING. There will be no smoking of any kind in the house. If one must smoke, do so outside. Butts must not be thrown on ground.
16.PETS. No pets shall be brought on the Premises without explicit written consent of LESSOR. NO EXCEPTIONS. At any time, if pets are found on Premises (without explicit written consent of LESSOR), tenants will forfeit the remainder of their stay, forfeit the rent and the security deposit.
17.DEPOSIT REFUNDS. The balance of all deposits shall be refunded within two (2) weeks from date possession is delivered to LESSOR, together with a statement showing any changes made against such deposit by LESSOR.
18.OCCUPANTS. The said Premises shall be occupied by no more than 12 adults and children.
19.TERMINATION. This Agreement and the tenancy hereby granted may by terminated at any time by either party hereto by giving to the other party not less than 30 days prior notice in writing prior to check in date. Deposit refund schedule:
a.100% of deposit refunded if reservation is canceled 60 days or more before check in.
b.50% of deposit refunded if reservation is canceled 30 to 59 days before check in.
c.0% of deposit refunded if reservation is canceled less than 30 days before check in.

Welcome to Chestatee Point and Lake Lanier Getaway. We hope your stay will be very enjoyable. Below, you’ll find a few tips and rules about the house so you will become familiar with it quickly.

2-3 cars are can be parked in the driveway in front of the house. An additional car and/or boat trailer can be parked on the street (opposite side of the driveway – please pull of the road as much as feasible). Please limit the total number of cars in your party to 4.
The party dock is available for use by renters. Our dock is down the path right behind the house. (#M 916 ). The dock is a single slip dock. The slip is not for renter use as our boat generally occupies the slip. Please respect our property and keep guests in your party from disturbing our boat. If you bring or rent your own boat, it can be tied to the side of the dock throughout the duration of your stay. However, bumpers or ropes are not provided, please be sure to bring your own.
PLEASE NOTE: Please limit the total number of occupants on the dock to 10 at any given time.
Additionally, the path and steps going down to the dock are owned by the Army Corps of Engineers. They are not regularly maintained and can me very slippery when wet. Please use extreme caution when walking to and from the dock.

A/C - Heat:
The air conditioning controls are on the main floor next to the bathroom. Please do not lower the A/C below 69 degrees. Upon departure, please set main cooling system to 85 degrees during cooling months. Please completely turn off separate system in the sun room. During winter, please leave the heat set to 60.
Respecting personal property:
This is a private house, and as such there is personal property in and around the house. Please be respectful of personal property. This would include any vehicles and equipment on the property such as boats, trailers, etc.
Our home is located in a quite community with neighbors on both sides. Please be respectful by keeping noise to a minimum. Excessive noise, rowdy behavior, or complaints from neighbors will be subject to early termination of the rental agreement and ejection from the property with no refund in rent.
Although there is no official “No Wake” zone around the private boat docks, please maintain a 200 yard no or low wake zone around boat dock and those of the neighbors. This is common courtesy and helps preserve property, shores and maintain good relations with neighbors. Along these lines, there should be no “Dock Starts” from the boat dock.
There are 2 Kayaks and one Canoe available for your use during your stay.
The kayaks and canoe are located and secured to the dock. Before any storms or before you leave, please return the kayaks and canoe to their original location and secure them properly.
Paddles are located on hooks on dock. Please return ALL paddles before departure.
Life Jackets are located in the trunk on the dock and must be with you while on the kayaks and canoes. There are also other water floats, etc. in the black trunk that are available for your use. Please return all items before your departure. If items are wet, please leave box lid open.
Trash must not exceed what will fit in ONE Evan’s Garbage can w/ lid properly closed. If you have more trash, please dispose of it properly.
IMPORTANT: Trash can MUST be taken to the curb on Thursday evenings for Friday pick up. If you are staying on a Thursday evening, please help us with this important task.

CHECKOUT TIME is 10:00 am – unless a later check out has been arranged. This allows us to clean before the next guests arrive at 4pm.
Before you leave, to assure a complete return of your security deposit, please conduct the following steps:
We try to maintain a clean environment for all our guests. Prior to check- out, we ask that our guests leave the house in neat condition including the following:
• Broom sweep floors where food was prepared and/or eaten, and where messes have occurred during your stay
• Empty refrigerator and freezer
• Clean up any spills or carpet stains
• Return inside and outdoor furniture to original locations
• Ensure deck table umbrella is lowered
• Check dock for personal belongings and cleanliness (please do not leave any trach at dock)
• Please secure canoe and kayaks, paddles, and chairs with bungies and ropes back to the way you found them. Items not secured can be easily lost with strong winds and waves. (see dock inventory below for items that should be on dock)
• Strip used sheets and pillowcases and place them in the floor by the laundry
• Place all used towels, washcloths, etc. in the floor by the laundry
• Take all trash to outside garbage can (please see “garbage” section above.
• Load all dirty dishes into the dishwasher and start dishwasher (detergent pods under sink)
• Adjust the thermostat back to 60 in winter and 85 in summer
• Return furniture, games/toys, etc. to original position
• Close and lock all windows and exterior doors
• Please leave the house key in the same place you found it during arrival.
FINALLY – Please text/call me to let me know you have departed.
Please note: If the condition of the home is found lacking OR it takes more than the standard time to clean, your deposit will be subject to deductions at the rate of $25 an hour.
