Orchard Cottage is a stunning grade II listed Cotswold stone property, which dates all the way back to 1590. The cottage sits on a quiet road in the small village of Saintbury, and is surrounded by beautiful countryside, with many walks straight from the front door, including the 102 mile long Cotswold Way footpath. Saintbury is located between the famous market towns of Broadway and Chipping Campden, and benefits from the facilities of the neighbouring village of Willersey, including two pubs and a village shop. Orchard Cottage is ideally located for exploring the many beautiful towns and villages of the North Cotswolds, as well as Stratford-upon-Avon, Warwick and Oxford.

Orchard Cottage is accessed via its lovely front garden, which leads to the oak front door. The front door opens into the living room, with the following rooms on the ground floor:

Living room: As with all the rooms, the dual aspect living room is full of traditional character, including elm beams, stone mullion windows, flagstone flooring and exposed Cotswold stone walls. The centrepiece of the room is the large inglenook fireplace, with an ornamental bread oven and a real fire. There is comfy seating for six, a writing desk, and a flatscreen TV with a DVD player;
Dining room: Another dual aspect room, looking out over the gardens and surrounding fields, this large room has elm beams, stone mullion windows, flagstone floors and an ornamental wood burning stove in a lovely fireplace. There is a wooden dining table, with seating for six, plus a relaxing chaise longue and a comfy window seat;
Kitchen: The large kitchen looks out over the back garden and contains elm beams, flagstone floors, exposed Cotswold stone walls and lovely hand crafted fitted cupboards, with elm doors, iroko worktops and a Belfast sink. The well equipped kitchen includes a one and a half oven electric cooker, with four ring ceramic hob, fridge freezer, dishwasher, microwave, kettle, toaster, and a washing machine/tumble dryer. A door leads out from the kitchen to the back garden.

An old elm door in the living room opens into the stairwell, from where the beautiful, slightly uneven, original elm staircase leads up to the first floor landing. There are three rooms on the first floor:

Bedroom 1: With lovely elm beams and floorboards, as well as an ornamental fireplace, this room contains a double bed and has an ensuite bathroom, with a walk-in shower, separate bath, toilet and wash basin;
Bedroom 2: A large dual aspect room, also with elm beams and floorboards, this room contains either two single beds or a super king size bed;
Family bathroom: Contains a bath with handheld shower attachment, toilet and wash basin.

The staircase continues up to the second floor landing, off which is the final bedroom:

Bedroom 3: In the eaves of this lovely cottage, this room contains two single beds.

Orchard Cottage's gardens surround three sides of the property and provide a beautiful, peaceful setting from which to admire the surrounding countryside. There is a lovely patio area, with a wooden table and six chairs, plus a charcoal barbecue. In front of the cottage is a wide grass verge, where parking is freely available.

Instant booking restrictions
This property is instantly bookable, subject to the following restrictions:
Short breaks: We can only accept breaks less than a week long that start on a Friday or Monday;
Weeks: We can only accept week long bookings commencing on Monday, Tuesday, Thursday and Friday. Friday and Monday are the preferred options;
Special events: Christmas, New Year and the Cheltenham Horse Racing Festival are Special Events, with bookings typically limited to weeks only from a specific start day;
Short notice bookings: For bookings commencing within 7 days of the booking date, we have to seek confirmation from the property owner that they can accept the booking, before it can be accepted.

Rental agreement
In addition to Airbnb’s terms and conditions, any bookings made for this property are made on the basis that you agree to the Booking Conditions set out on the Character Cottages website. Please type “Character Cottages Booking Conditions” into your search engine to find and review these conditions.

Security deposits
A security deposit of £150 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit.

The maximum occupancy of the property, including its grounds, is six guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than six guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by two additional infants.

Regrettably, pets are not accepted.

Bed linen and towels
Bed linen and towels are provided for guests.

Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Heating, fuel and logs
The property has an electric storage central heating system.
Electricity is included in the rental price. An initial basket of logs is provided for the real fire in the living room and the wood burning stove in the dining room, with further log supplies purchasable locally.

Services provided
The property has free wireless internet access and a flatscreen TV with DVD player. Due to the rural location, the internet strength via the BT landline can be variable, therefore the owners also provide a secondary wireless broadband hub at the property. A telephone is also provided, with an honesty box for the cost of calls made.
Guests should be aware that mobile phone reception can be variable, typically being better outside the cottage than inside.

There is a wide grass verge outside the property, where parking is freely available.

Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.

Child friendly facilities
A travel cot (without linen) and a high chair are provided.
The property's garden is enclosed.

Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety
This is a very old, Grade II listed property and has many character features, including a steep and uneven staircase, low beams and doorways, and multiple floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.

No smoking is permitted throughout the property.

In order to provide you with as much detail of our properties as possible, we sometimes use wide angle photography, which can make certain rooms, or spaces, appear larger than they actually are. Wherever possible, we try to include a floorplan, with detailed dimensions of rooms and areas.
