Built in 1851, grade II listed Plum Tree Cottage is at the end of a row of six Cotswold stone cottages, located close to the centre of the beautiful village of Blockley. The village is a hidden gem, being set well away from major roads, yet it is large enough to have two pubs, a restaurant and a community owned shop and café, as well as a stunning Norman church. Blockley is well placed for exploring the surrounding countryside or visiting the many beautiful towns and villages of the North Cotswolds, as well as further afield destinations, such as Stratford-upon-Avon, Oxford or Blenheim Palace.

The door to Plum Tree Cottage is at the side of the property and opens into an entrance hall, adjoining the kitchen. The following rooms are on the ground floor:
Living/dining room: A beautiful, cosy room, with an exposed Cotswold stone wall and fireplace, wooden floor, a window seat and a wood burning stove. There is comfy seating for six and a lovely wooden dining table, also with seating for six;
Kitchen: Recently installed, the contemporary farmhouse style kitchen includes a five ring gas hob, gas oven, fridge freezer, dishwasher, microwave, toaster, kettle and a washer dryer.
Stairs lead up from the living room to the first floor landing, off which are the following rooms:
Bedroom 2: Contains two 75cm wide single beds;
Bedroom 3: Contains a double bed;
Bathroom: Contains a bath with a rain shower, plus a handheld shower attachment, a toilet and a wash basin.
Further stairs lead up from the first floor to the second floor landing, off which are two rooms:
Bedroom 1: Contains either a king size bed OR two 75cm wide single beds. There is a flatscreen TV in the room;
Bathroom: Contains a walk-in shower, toilet and a wash basin.
Plum Tree Cottage's split level, enclosed garden is accessed from the house, across an unenclosed footpath and up a few stone steps. There are fabulous views across Blockley village from the top of the garden, where there is a wooden table with six seats. A charcoal barbecue is provided during the warmer months of the year.
Free on street parking is available on the street in front of Plum Tree Cottage and throughout Blockley village.

Instant booking restrictions
This property is instantly bookable, subject to the following restrictions:
Short breaks: We can only accept breaks less than a week long that start on a Friday or Monday;
Weeks: We can only accept week long bookings commencing on Monday, Tuesday, Thursday and Friday. Friday and Monday are the preferred options;
Special events: Christmas, New Year and the Cheltenham Horse Racing Festival are Special Events, with bookings typically limited to weeks only from a specific start day;
Short notice bookings: For bookings commencing within 7 days of the booking date, we have to seek confirmation from the property owner that they can accept the booking, before it can be accepted.
In addition to Airbnb’s terms and conditions, any bookings made for this property are made on the basis that you agree to the Booking Conditions set out on the Character Cottages website. Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
The maximum occupancy of the property, including its grounds, is six guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than six guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to two additional infants.
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 3pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Bedroom 1 (2nd floor): King size bed or 2 x 75cm single beds
Bedroom 2 (1st floor): 2 x 75cm single beds
Bedroom 3 (1st floor): Double bed
1st floor: Bath with rain shower, plus handheld shower attachment, toilet, wash basin
2nd floor: Walk-in shower, toilet and wash basin
Heating, fuel and logs
The property has a gas central heating system.
Electricity and gas are included in the letting price. There is a wood burning stove in the living room and logs are provided under a fair usage policy (there is an honesty box for contributions towards the cost of logs used). Please note that free logs are normally available, but, on occasion, there may be situations when the previous guests have used up all the logs and the log supply cannot be replenished immediately.
The property has free wireless internet access and two flatscreen TVs, one with a DVD player. A telephone is also provided, with an honesty box for the cost of calls made (there is an international bar on the telephone).
Blockley is in a valley and guests should be aware that mobile phone reception can be very poor.
Free on street parking is available on the road outside the house.
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) and a high chair are provided.
The property's split level garden is enclosed, however, please note that it is accessed from the door of the cottage across an unenclosed path and the main areas of the garden are not visible from the house.
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old, Grade II listed property and has many character features, including narrow and steep stairs, some low beams, multiple floors and a number of steps from the back door to the top of the garden, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
No smoking is permitted throughout the property.
