RENTAL AGREEMENT Landlord: Tiffany Rowoldt Trust Tenant: Guest Address of Leased Premises: 7720 Spider Lake Rd.; Iron River, WI 54847 This Addendum is attached to and becomes a part of the Rental and Lease Agreement on the property referenced above. 1. The subject property has lake access via a private pier and approximately 200 feet of frontage. The tenant(s) will use the lake and pier at the tenant’s own risk. The landlord will not be held responsible for the injuries sustained by the tenant and/or the tenant’s occupants or guests when using the lake, and the tenant will indemnify the landlord for any actions resulting from injuries to tenant and/or tenant’s occupants or guests. 2. Smoking (or vaping) is NOT allowed in the unit. Smoking is allowed outside only. 3. People other than those in the Guest party may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. The Homeowner has not represented this unit as an event facility, therefore, there is a limit to the number of any visitors at any one time (in addition to registered occupants) of ten (10). At no time may any of these visitors remain overnight or assume any guest privileges whatsoever, including but not limited to the use of the kitchenette and shower. 4. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities including but not limited to the lake accessible from the property and any equipment furnished by the owner for use in the lake. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5. Keep the property and all furnishings in good order and only use appliances for their intended uses. 6. We allow children with the following stipulations: - Guests are responsible for any and all necessary 'baby proofing'. 7. The use of the high-speed broadband internet connection is subject to the terms and conditions set forth by Norvado. 8. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. 9. A landline phone is provided for guests use during the stay. Long distance calls are blocked. No Pay-Per-Call calls are allowed and collect calls may NOT be accepted.
