Recently refurbished light and airy family home near Falmouth, Cornwall. Very dog and kid friendly.
We are going away in our camper with our 2 Yr & 3 Mnth old, and are letting out our lovely family home while we are away.
We have taken our personal stuff but left lots of extras for you to use.
House is very well located. Falmouth and it's lovely cafes and shops is only a 5 min drive away, and there are lots of great beaches and walks equally close.
The famous Ferryboat Inn is our local pub.
There are two very large, light bedrooms upstairs.
Bedroom 1: Is our room, it has high ceilings a lovely view out over the lake and fields. We have a massive queen size bed with memory foam topper and lovely linen. Bed side tables and two large chests of draws.
Bedroom 2: This is teh family room. In it there is another large queen size bed, a single bed and cot, as well as a large wardrobe. You can configure the room as you need. Has a large East facing window with black out blinds and curtans to darken room if you bring a baby/toddler.
Bathroom: There is a large family bathroom that has just been rebuilt. Has a very hot, powerful shower. Large bath. Toilet and underfloor heating.
Study: Large study with window overlooking garden. I have left my desk and chair in here in case you have work to do and also left our IMac that you are welcome to use. In this room there is also the phone and broadband. We have put in a lovely comfy Ikea sofa bed so this can also be used as a large 3rd bedroom.
Lounge: Two old but comfy sofas with throws, coffee table, TV on wall and LOTS of kids toys in the box. We also have a blow up matress and are happy for this room to be used to sleep in or for a travel cott/baby.
Downstairs toilet: Under the stairs. Inc sink.
Hallway: Large light hallway.
Kitchen/dinner: The main living space is lovely, open plan, and where we spend most of our time. The kitchen is a good size and looks out over the garden. A very large cooker with induction top. We have left ALL our cutlery, pots, pans, plates, mugs, blender, mixer etc. As well as all our spices etc. There is a large fridge and small freezer (note: second fridge in utility room). Dishwasher under sink. Large larder cupbard. The diner area has a massive window so it is very light, looks out over front garden. Large farmhouse table, wood burner, 2 person sofa, and kids play pen inc a load of toys.
Utility room: Very handy space. Large washing machine, big clothes drying rack (boiler in this room so stuff dries overnight), airing cupboard, XL dogs cage and bed (or space for your own), sink.
Backdoor entrance hall: Lots of coat hooks, space for sandy shoes and muddy boots.
NOTE: As the house is so child-friendly (we have toddlers) we have left all the stair gates up. This includes top and bottom of stairs, lounge and kitchen/diner.
Garden: Good size garden, fully enclosed and private. Very safe. You are welcome to help yourself to veg and fruit from the raised beds and fruit bushes. New decking in the corner that gets the morning sun, ideal for yoga or morning coffee. Patio in other corner with bench and BBQ (gets evening sun).
Parking: Two spaces outside our garage. One under the tree.
Bikes/toys: You can use the undercover area to the left of the garage, secure and door can be locked.

We will be away so have a lovely lady that does our changeovers. We will leave a key in a key lock and comprehencive notes in a folder. We also have frineds and parents close by if there are any problems.

This is our home so we really only want people to love it as we do. Please tidy up when you leave but our cleaner will hover and changes all the bedding.
Welcome to our lovely family home. We are a young family with a toddler and newborn who have decided to make the most of maternity leave and go off exploring France for the summer. We are letting out our house on AirBnB to help fund our trip.
We really want you to have an amazing holiday and we have worked hard to make the house as nice as possible for you. If you would like any advice or tips about exploring the local area then email or text us for suggestions.
As this is our family home, there are a few rules and some safety information, please read and sign this before you start your holiday.
We have done a fire risk assessment for the property, here are the main things you need to know:
Prevention: The best way to stop a fire is to not start one, as such we don’t allow any naked flames in the house, this includes:
Please don’t use the wood burner or fires (you really shouldn’t need them in the summer, we don’t even need them in the winter!)
Fighting: There are three fire fighting appliances in the property:
CO2 Extinguisher located at the base of the stair
Water Extinguisher at the top of the stairs
Fire blanket above and to the left of the cooker
Escape: If you need to escape the property you can exit through the front or back door or through the windows. If you are in the kitchen/diner the key for the bottom window is hanging above and to your right. If you are trapped upstairs there is an escape ladder under the bed in the family room. Both bottom windows in this room and the bathroom are locked for child safety, the keys are hanging above and to the left.
The circuit breaker is located above the back door.
Please don’t overload any sockets with too many appliances and if a circuit keeps tripping please let us know.
If there is a water leak, the water stop cock is located below the tap in the back garden (on house wall by patio). Reach down and turn this off to turn off all water.
Hot water comes from the combi boiler so you should never run out.
The house is heated by an oil combi boiler. We had this serviced before we left and the oil tank filled.
There is a thermostat on the dresser in the kitchen diner, just set this to the temperature you want.
> BACK GARDEN
The back garden is enclosed and very safe for children. There is a bolt on the top of the back gate to keep kids in if you are in the house. Please enjoy the sandpit and toys but put the lid on the sandpit at the end of the day to stop the cats using it as a loo! Any dog mess MUST be picked up from the garden.
The bathroom has underfloor heating. This is controlled by a unit outside the door on the wall and powered by an isolation switch below. Please just leave this on and the floor will be heated for 2 hours in the morning and evening to help keep things dry.
The bath taps work the wrong way round. And as we have high water pressure you need to run the hot tap ‘half on’ to get hot water (full means it is only warm).
> SHOES & DOGS
We have a STRICT RULE that there are no shoes or dogs on the carpeted area of the house. There is a stair gate there you can use to keep both out.
> WASHING MACHINE
Feel free to use this. Turn on with the button the right hand side. If you are doing clothes washing, make sure the knob is turned to ‘cottons’. It will automatically be set at 60 degrees which can shrink some clothes, if you keep pressing the temperature button you can select a lower temperature. If you use and products from the cupboard above please replace for the next guests.
The rubber seal can leak occasionally at the bottom of the washing machine door. If you wipe it and make sure the two holes are clear before using it, this can help. If it does leak just put a tea towel on the floor to stop it running across the room.
Very easy to use. If you use powder below sink please replace at the end of your stay.
We have left lots of food, please feel free to use it.
Please leave the fridges empty at the end of your stay.
You can park two cars in front of the garage and a third below the tree. See below:
We only use the back door. There are two keys for this.
> CHECK OUT
Our cleaner will be there are 10 to start cleaning but please leave the property neat and tidy and we would really appreciate it if you can:
Take off all bedding and leave it on the floor in the utility room
Make sure all washing up done or dishwasher is loaded and turned on
When you leave please lock the door behind you (if cleaner is not there) and put the key in the lean too beside the garage, locking the combination lock behind you (I will have sent you the code).
