The suite is a 500 sq. ft. indoor living space with a 320 sq. ft. Covered Lanai. Private parking and entrance.
Location, Location, Location. The Aloha Suite sits next to a huge Lava rock. Start your day on the large Lanai with your cup of fresh brewed coffee. Then it's off to see Hawaii. Majority of the sites to see are 25-35 minutes away. Why waste your time driving, when from the Aloha Suite your adventure is a short drive away. Want to see other side of the Island a mere one hour and 30 minutes gets you to some amazing beach sites. After a day of exploring, end the night by listen to the sounds of the ocean and our Coqui frogs.
We are so excited to share our Aloha Suite. The Aloha Suite sits on a one acre lot. The property is on a well system with great drinking water (No Catchment). Our Property has some amazing lava formation on the property. We carved out and saved as much of the natural landscaping of the property. As you pull in and park in your private spot next to your private suite, you will notice the large lava mound right there to explore. Your private Lanai awaits you as you begin to unwind and hear the crashing of the ocean throughout your stay.
This is a great location to explore the Big Island. Amazing Black Sand beaches as close as 20 to 30 min away. The Volcano National Park entrance 25 to 35 min away. Ocean Whale watching areas (Seasonal) and spectacular ocean views 10 to 15 minute walk. Down town Hilo 25 to 35 minutes. Gas & Food 15 to 20 min. A great location!

Guest will have their own private suite separate from the main house.
There is wifi for the suite along with Satellite TV. The DVR is loaded with movies. The kitchenette and large refrigerator allows you to cook and prepare your own meals. There is BBQ as well for all your grilling needs.

We hope your stay with us brings some aloha to your life that will last a life-time. About our Ohana. Lori and I came to the Islands on vacation a few years back. Ever since then our dream was to move to one of the Islands. We officially made the Big Island (Hawaii) home. Our two 10 lb. fur babies live with us in the main house. Hawaii is about adventure, exploring, and most of all refreshing yourself. Aloha!!

SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between Alan G. Yerxa (“Homeowner”) and AirBnB Named Guest (“Guest”) as of the date last set forth on the digital page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

The property is furnished and includes Towels, Dishes, Bedding and kitchen Items also refer to AirBnB Aloha Suite
Rental Party: The rental party shall consist of Guest and the following persons:
Guest named in email request only.
3. Maximum Occupancy: The maximum number of guests is limited to 4 persons. An additional charge or $10 per person per night for guests 3 and 4 will be assessed.
4. Term of the Lease. The lease begins at 3 p.m. on Date booked on AirBnB Aloha Suite (the “Check-in Date”) and ends at 12 p.m. (noon) on Date booked on AirBnB Aloha Suite (the “Checkout Date”).
5. Minimum Stay: Refer to AirBnB Aloha Suite.
6. Rental Rules: Guest agrees to abide by the Property Rules above at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner..
8. Rental Rate and Fees (Please refer to AirBnB Aloha Suite)
Deposit: A deposit of $100.00 is due at least 30 days prior to the Check-In Date.
The deposit is for security and shall be refunded within 14 days of the Checkout Date provided no deductions are made due to:
damage to the property or furnishings;
dirt or other mess requiring excessive cleaning; or
any other cost incurred by Homeowner due to Guest’s stay.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
Rates and fees are stated in the AirBnB Aloha Suite receipt.
9. Cancellation Policy: Refer to AirBnB Aloha Suite on requirements.
Strict: 50% refund up until 1 week prior to arrival, except fees
• Cleaning fees are always refunded if the guest did not check in.
• The Airbnb service fee is non-refundable.
• Accommodation fees (the total nightly rate you're charged) are refundable in certain circumstances as outlined below.
• If there is a complaint from either party, notice must be given to Airbnb within 24 hours of check-in.
• Airbnb will mediate when necessary, and has the final say in all disputes.
• A reservation is officially canceled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
• Cancellation policies may be superseded by the Guest Refund Policy, extenuating circumstances, or cancellations by Airbnb for any other reason permitted under the Terms of Service. Please review these exceptions.
• Applicable taxes will be retained and remitted.
10. Insurance: We encourage all renters to purchase traveler insurance
11. NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS: The owners of the property do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss.
By my AirBnB Aloha Suite payment, I hereby;
Give permission to charge my form of payment via AirBnB Aloha Suite for the amounts stated on my AirBnB Aloha Suite digital receipt. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance. I will abide by the above contract and rules and will honor the dates and times of my stay.
