Sitting on the crest of a ridge to catch cooling breezes, features spectacular views of both the Caribbean and the Atlantic., and a large private swimming pool. The villa is the vacation home of two couples. It is divided into two floors with two separate apartments, one with 2 bedrooms and 1 bath, the other with 3 bedrooms and 2 baths. Each apartment has its own separate entrances, has its own terraces, and is very private. The entire villa or either unit can be rented.
Once you ave been to Vieques, you will truly appreciate the villa's central location: close to everything, 5 minutes by car to virtually anywhere, your own private gated paradise with walks/runs along the high ridge past beautiful homes with gorgeous views in all directions.

Each apartment has its own terrace. Both apartments hare access to the roof top terrace with spectacular vistas of the Caribbean, the Atlantic and the island of Vieques. The pool and grounds are open to both apartments.

We have an on site resident manager who is there if you need him, never seen if you prefer to be left alone. While he has a full time job and is not a concierge, he is always happy to help with a wealth of information or recommendations. He is fully bilingual in English and Spanish. In case of emergency, you can also reach either our on island agents or me.

While we love our itinerant horses, they are part of the charm of Vieques, please keep the front gate closed: otherwise you may find one or three grazing by the pool and leaving little gifts in the grass! Also you will hear roosters in the morning - if you prefer not, just sleep with the bedroom louvers and doors closed.
- Must be reasonably quiet when using rooftop terrace at night so as not to disturb others. No unsupervised small children on terraces, balconies or around pool. We prefer you not use glass around the pool.
- Air conditioning: All bedrooms have air conditioning, but the AC is to be used only for the bedrooms, with doors and windows closed. Leaving AC on when nobody is present, or with bedroom doors or windows open, will incur additional rental charges for excess electricity.
Laundry: Washer and dryer are available one day a week to longer term guests (one week or longer). In other circumstances, laundry service (washing and drying, no folding or ironing) is available for $10/load.

CANCELLATION POLICY: A 50% refund of deposit will be returned if reservation cancelled 2 months or more prior to start date and the unit is re-rented. Within 2 months, cancellation will be refunded 50% of total rental and ONLY if unit is re-rented! Any other extenuating circumstances will still require a non-refundable minimum payment of $250 for administrative costs. Either cash or a Credit Card number (Visa or MC only) must be given and a temporary hold of $500 will be placed as a security deposit (no charge unless there is damage). Your signature below is authorization for charges of any damages resulting from misuse, neglect, or by accident. Payment must be made for replacement/repairs/labor/fees as necessary. Any phone charges for long distance calls will be charged to the card. A charge of $50 for lost keys and/or lock out “rescue”. Also a $50 fee may be charged for excessive cleaning beyond normal expectations. A 5% service charge will be added in addition to any of the above that must be charged to the credit card PLUS a $25 fee!! You will be notified first of any potential charges, followed by a detailed summary and actual charges.
TOTAL OCCUPANCY (INCLUDING CHILDREN) FOR THIS RENTAL IS as set forth on AirBnB site. YOU AGREE NOT TO EXCEED THE SPECIFIED NUMBER OF PEOPLE. EXCEEDING THE NUMBER OF PEOPLE IS CAUSE FOR EITHER EVICTION WITH “NO REFUND” OF RENT, OR CHARGING OF ADDITIONAL RENT, AT PROPERTY OWNER’S OPTION.
CHECK-IN 3 P.M. AND CHECK-OUT 11 A.M. At the termination of this rental period, guests agree to vacate the property by 11am (unless other arrangements are made) and leave it in the same condition as it was found, with the exception of laundry and thorough ‘broom clean’ cleaning.
LIABILITY WAIVER: This agent and the owner assume no responsibility for loss, damage, or injury to persons or personal property during this rental including acts of God, theft, utility outages, or services rendered by others on this island or involved in your transportation here, getting around here, or returning; nor for any additional expenses incurred due to any of the aforementioned occurrences or conditions. The house has a pool: you understand and accept the possible risks and agree to assume full responsibility for pool use.
SWIMMING POOL DISCLAIMER OF LIABILITY
WHEREAS, the undersigned has rented Quinta Vagabundo Pequeño in Vieques, PR, and the undersigned acknowledge and agree to the following terms, personally and as agent or guardian for all occupants:
1. They (the renters) are renting the house in full knowledge that there is a swimming pool which is part of said property.
2. That swimming pools can pose a life threatening hazard to all persons who might enter therein intentionally or unintentionally and that such is particularly so in the case of very young children such as members of the family of the undersigned. The pool is shallow, depth roughly 3 to 6 feet, and not suitable for diving.
3. That there are no gates, railings, fences or impediments surrounding the pool which would inhibit a person from entering said pool and that the only way for the undersigned to prevent a member of their family or guest from entering the pool is by physically preventing such persons from doing so.
4. That if a member or guest of the family of the undersigned is harmed as a result of their entering the pool intentionally or accidentally, the undersigned accepts complete responsibility and liability for said harm and will hold harmless and not attempt to establish a claim against or hold responsible the owners or their agents.
PICK-UP AND DEPARTURE: So that they can be met at the airport or ferry dock (as applicable), Guests agree to inform Rainbow Realty of EXACT time of arrival and means thereof at least 1 week prior to arrival; and to call in the event of ANY change even if 1/2 hour prior from San Juan! If their staff is there to meet you at the designated time and you are not there and have not called to advise of your delay, THERE WILL BE A $50-$100 CHARGE for this inconvenience. You must also inform Rainbow of EXACT departure time… There is a $50 fee for holiday arrival/check-in. Also if you arrive in Vieques late (after 6:30 p.m.) there will a charge of $50 to meet you and do check-in. Thanx!
All rentals are subject to the Quinta Vagabundo Pequeño “House Rules."
Date full rental, taxes and damage deposit are due: On making of reservation, unless made more than 60 days prior to occupancy, in which case 50% is due on making of reservation and 50% (including damage deposit) is due 60 days before occupancy. Failure to meet these dates allows reservation to be cancelled buy owner with no refunds.
