On Fridays they clean the streets so if you choose not to park in the back of the building either park on a side street or pay attention to the signs.

Disappointing The pics were lovely & we were excited! Airbnb is awesome, but there's always a first time for a bad review... We arrived at night & GPS brought us through a rundown part of town. There was ample parking due to the seemingly abandoned buildings across the street. It took some time to enter our building as the hostess mistakenly thought she had included the lockbox code in her instructions. Thankfully she answered the message & phone call before long. The apartment was nice at first but bugs were found, making it almost impossible to sleep comfortably. We had to leave due to the discomfort. Our hostess informed us that the bugs were harmless & didn't bite. She said the place was cleaned regularly & did we have any photos... Despite leaving within 3 hours of arrival for a two night stay, we paid for the empty airbnb & happily slept in a hotel.

Hi Valerie, I’m sorry to hear that things didn’t work out for you. You seem like a really nice person. Upon a review of the apartment, a few hours after you left I found it to be spotless, which is in line with how other guests have felt about the space over the years. I’d like to address a few of the issues that you outlined in your review and offer another perspective: Cleanliness: I’ve been hosting people in several apartments in the building for the past 4 years via airbnb as a “Super Host.” (A title awarded to hosts with consistent 5 star reviews). After each guest leaves the apartment, they are immediately professionally cleaned, top to bottom. I am very saddened to hear you found some issues with cleanliness and I’m also a bit confused because, as I stated above, within 6 hours of your sudden departure I inspected the apartment myself and did not see the things you mentioned. You mentioned you saw two bugs but did not say what kind they were when I asked, so I wrote back and asked if we could talk on the phone, and I also assured you that you would be safe, i.e not get bitten, as I could tell you were really afraid from seeing the two bugs on the floor. Lockbox: All guests, upon making their reservation, have access to the “guest resources” on the airbnb listing, where there are clear instructions on how to enter the apartment, as well as the code for the lockbox. I’m sorry that you were not aware of this and I agree that I’m glad I was able to pick up your call within a few minutes of your 10 pm arrival to point you in the right direction! Location: Troy is an amazing, diverse little city. On the way to Troy you will may see some less savory blocks, this is very common in cities. The Hudson House is located in the historic Washington Park area of Troy, lined with brownstones, a private park, cafes, art galleries, yoga studios, etc. As a host I am responsible for describing the neighborhood where I live accurately, which I have done. Safety: You mentioned that the Hudson House is not well-lit. I have lights in both the front and back of the building, as well as the foyer. I double-checked after you left to make sure they were working and they are. Sometimes, when people come and stay from larger cities they are surprised that Troy isn't lit up at night as brightly as say, NYC or Boston. But the house and surrounding areas are safely lit and 1st Street is a well-populated residential street. You are correct in saying there is some restoration of old brownstones happening across the street, hence the unfinished nature of a handful of the buildings. Value: I am sorry to see that you feel it was a poor value for the money you paid. For two-night weekend rentals the price is usually $240/night at the time you booked (summer rate). Upon your request I offered it to you and your family, and dog, for $120/night. I thought that was more than generous. Since there are no hotels close to the Washington Park area of Troy (there is one downtown that is $200-$250 plus tax for 2 people, no pets), I thought having a 1,400 square foot 3-br furnished apartment in a great area, with private parking, laundry, a private deck and shared backyard for your husband, son and dog for $120/night was a good value. Refunds: Like many airbnb hosts, I have a strict refund policy. However, I would have had no issues making an exception for you had you called with concerns. You left within a few hours of check-in (at 11:30 PM) without warning. I could have immediately come over to see what your concerns were, or even offered you another apartment in the same building. But, since there was no communication other than a text telling me you had already left, and a request for a refund, I had no way to help. Again, I’m very sorry to hear you had such an unpleasant experience, and I’m also sorry to hear that you won’t ever use airbnb again. It is a wonderful platform for homeowners and travelers, an opportunity to build and share community and culture, and have a unique experience that a hotel just wouldn’t be able to offer… especially in Troy because there are so few hotels. I hope that you change your mind and use airbnb again and are in communication with your host in the event an issue arises. Warmly, Mary

Excellent value in a quaint setting. Move-in ready, spacious and close to shops and restaurants. Mary is an excellent, non-intrusive host.

The place is really well maintained and lovely to stay at. It is very close to the River -- with amazing views. Mary was really good with communication and it was great to stay at her place.

Welcome to The Hudson House. I love this little city and my goal is to help you love it too. I grew up in the area and lived in downtown Troy for many years (well before its current renaissance), before and after I spent 3 years in the Peace Corps in Paraguay. The Hudson House is in the heart of Troy -you will find you can get almost everywhere on foot, while taking in the amazing architecture and rich history of the area. Also, people you pass by will most likely smile at you if you smile at them first. Yes, places like this still exist.

Before your arrival I will send you our very own guidebook with the inside scoop -- the best almond croissant, coziest pubs, most relaxing yoga and massage, unusual concert venues, etc.

In addition to welcoming guests to The Hudson House, I'm a story doula and yoga teacher. I truly love welcoming people create memorable experiences in Troy.
