"All guests occupying this property who are under the age of 25 must be accompanied by a parent or legal guardian."

Gulf Highlands Renter Rules and Regulations Summary

A. The rental of all townhouse parcels shall be made only to adults twenty-five (25) years of age, or older,
who will be residing in the townhouse parcel during the rental period.

B. Pool amenities are available from 9:00 a.m. until dusk (or 11 p.m. during the summer). If the owner of
the residence is behind in their HOA dues, the renter may not use the pool or facilities at the pool.

C. The Fitness Center is open daily from 7:00 am until 9:00 p.m. and is available for use by adults 18 years
of age or older.

D. Loud and excessive noise will not be allowed at any time.

E. Each renter shall only park in the two assigned parking spaces in front of the townhouse parcel they are
renting. The Condominium unit renters shall park in the condominium parking lots.

F. No parking in the streets or on the grass. All cars must be in a private parking spot or in approved
parking areas. Vehicles not in compliance will be towed at your expense, without warning. No parking
on property without a valid security pass.

G. Commercial vehicles including taxies, vans, trucks, buses, tractors, or tractor-trailers are not allowed on
premises unless temporarily providing services to Gulf Highland residences. No overnight parking of
commercial vehicles is allowed. Unauthorized vehicles will be towed at your expense, without

H. Trailers, recreational vehicles, vans, campers, camper trailers, boats, boat trailers or any watercraft are
not allowed on property.

I. Renters do not have access to the Board of Directors or with vendors who perform services in Gulf
Highlands Beach Resort. Any contact must be made through the rental agent or landlord.

J. All garbage and refuse shall be tied in plastic bags and deposited in the nearest metal garbage
container. DO NOT place unbagged garbage and refuse in the metal container.

K. No clothing, towels, or other linens shall be hung outside of the townhouse parcel.

L. Unless home specifies no pets, pets are limited to 25 pounds and must be registered at the HOA office. Dogs are not allowed to
roam freely. Dogs must be on a leash and their waste must be cleaned up immediately. No pet shall be
enclosed in a cage or tethered to any object outside any building without the pet’s owner being
physically present. Pets are not allowed in pool area.

M. Grills, coolers and umbrellas must be kept at the rear of your unit. Keep yard clean of debris, toys, bikes,
trash, sand boxes, ice chests, lawn chairs, litter and clutter.

N. Golf cart usage: Drivers must be at least 16 years old. Golf cart must be parked in one of the unit’s
designated parking spaces
