Two double bedrooms, with queen size beds, as well as an inflatable mattress should you need.
The bathroom features a fantastic walk in shower with hot and cold water, which is not always standard in Belize.

As the house is on the river bank, it may not be suitable for toddlers. There is no security fence closing off the river access. However older children are more than welcome.

Dear Guest,
Thank you for choosing us for your vacation. We hope that you have a pleasant stay.

The property is located on: Santa Familia Road, Bullet Tree Falls, Cayo Belize

1. Rental Party : The rental party shall consist of Guest and one other person max.
2. Maximum Occupancy: The maximum number of guests is limited to 4 persons.
3. Term of the Lease. The lease begins at 3 PM on the Check-in Date and ends at 11 AM on the Checkout Date.
4. Minimum Stay: This property requires a 3 night minimum stay.
5. Rental Rules: Guest agrees to abide by the Rental Rules at all
times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
7. Rental Rate and Fees

Homeowner immediately.

The parties agree to the terms of this Short Term Rental Agreement, as evidenced by the confirmed booking via vacation booking site.
Exhibit A
1. Smoking is allowed outside only.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
3. Guests should not create excessive noise at a level that disturbs the neighbours.
Renter shall keep the premises as clean and sanitary as conditions of the
premises permit, and shall not commit waste or nuisance, annoy, molest, disrupt or interfere with any other neighbor.
4. The house is privately owned; The owners of the property do not
assume liability for the loss, theft, damage or injury (or death) to persons
or their personal property. Guests agree to indemnify and hold the owners
harmless for any liabilities, theft, damage, cost or expense whatsoever
arising from or related to any claim or litigation which may arise out of
or in connection with Guests’ use and occupancy of the rental property,
including but not limited to claims for personal injury or property
5. Keep the property and all furnishings in good order
6. Only use appliances for their intended uses
7. PETS are not permitted.
8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
9. Garbage: Any garbage must be stowed in the proper garbage receptacle, located at the side of the house.
10. Septic: The cabin/property is on a septic systems. The septic system is very effective; however, it will clog up if improper material is flushed.
DO NOT FLUSH toilet paper and No feminine products should be flushed at anytime. If it is found that feminine products or toilet paper have been flushed and clog the septic system, you could be charged damages of up to USD$250.
11. Storms: If there is a storm or hurricane, no refunds will be given unless:
The state or local authorities order mandatory evacuations in a
"Tropical Storm/Hurricane Warning area" and/or a "mandatory evacuation" order has been given for the "Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning" area, we will refund: Any unused portion of rent from a guest currently
registered; Any unused portion of rent from a guest that is
scheduled to arrive, and wants to shorten the stay, to come in
after the Hurricane Warning is lifted; Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane
Warning" period.

The house is just outside of town, easy to find, and right in the river. The back porch provides a nice view of the river. We weren't sure what time we'd arrive and didn't have a way to contact Peter while enroute, so he stayed at the house until we arrived. Very nice of him. Peter has intertubes that guests can use and will help with transportation if you want to float the river to or from the house! Would recommend.
