Come and enjoy your very own lakefront paradise in Talkeetna! Situated on 15 acres, you will feel like you are out in the middle of nowhere as you gaze out at the calm lake, yet just down the street you will find everything you need to stock your kitchen from a full line grocery store.
The house consists of a large deck overlooking Little Montana Lake, a private green lawn, a paddle boat, rowboat and 2 canoes with enough life jackets for 6 adults (boating experience needed for the canoe), fishing poles, and beautiful walking / skiing trails along the lake right next door at the local high school.
The house has 3 bedrooms- one king bedroom upstairs, one queen bedroom upstairs, and one queen bedroom downstairs. A trundle bed is set up in the living room, which consists of 2 twin mattresses total, but can be converted to a king bed with a mattress topper. 8 are comfortably accommodated with this arrangement. 2 baths include a full tub/shower combo downstairs and a spacious double sink vanity with walk in shower upstairs. The house is also equipped with WiFi, a land line telephone for local phone calls, and a 65” flat screen TV with a selection of DVDs to choose from, or rent a new release at the grocery store across the way.
Owners Derek and Jessica are ready to assist in making your stay a wonderful one, as they reside in a smaller house on the property behind the main cabin.
The Talkeetna Lake House is the perfect place to vacation in Alaska, with nearby award winning restaurants, world class fishing, flights to Denali- the highest mountain peak in North America, marine tours along the Talkeetna river, local shops to browse through, beautiful trail systems-including a 14 mile paved path that you can connect to right from the house, and conveniently located on the way to Denali National Park ( 2 hours driving time into the park entrance), the opportunities to enjoy this area are too numerous to mention. Derek, Jessica, and their two young children reside on the property as well in a house behind the log cabin, and are ready to assist when needed, but check in, check out, and more are left to the guests and their unique schedule, with no need to interact with owners. In the past years we have had wonderful interactions with guests, but generally try to remain unnoticed to provide full privacy and relaxation at the lake house.

Please note that the property is NON-SMOKING. Your security deposit will be assessed if signs of smoking inside the premises are evident and any additional property cleaning/replacement fees will be charged to the credit card on file. NO PETS are allowed in the house, or on the property. If the tenants violate any of the terms of this agreement, the rental period may be terminated immediately. The tenants must leave the property at the expiration time and date of this agreement. Tenants agree that they do not intend to make the property a residence or household. Tenants understand that any insurance for property damage or loss which the owner may have on the property does not cover the personal property of tenants; the tenants should purchase their own insurance coverage if desired.
Inside the house:
Please note there is NO GARBAGE DISPOSAL, empty sink strainer into trash can. No grease or toxic chemical may be poured down any drain. DO NOT FLUSH anything other than toilet paper in the toilets. No feminine products or contraceptives should be flushed at any time. Feel free to use the LAKE SUPPLIES provided. Be advised you are using the watercraft at your own risk, provided life jackets should be worn, and we are not liable for accidents injuries or loss that may occur on the property, including the lake. Do not place any items on top of the monitor HEATER by the laundry. The WOOD STOVE is out of operation for the summer months; please do not attempt to start a fire. The flameless LED candles will come on and turn off automatically. The property has two FIRE extinguishers, one under the kitchen sink, and one upstairs behind the curtain in the hallway. Tenant agrees to use the fire extinguisher only for true emergencies. Wireless INTERNET is provided as a courtesy only. No refund of rents will be given for outages, speed,
access problems, lack of knowledge of use, or personal preferences with regard to internet service. We occasionally experience outages that are beyond our control. No refunds or compensation will be given for any outages or for damages to personal property as a result of outages.
Any unauthorized late checkout may be subject to a $100 reduction in the $250 deposit. Adults are at least 25 years of age and all children will be under adult supervision at all times. We do not permit taking any items from the property that were present at arrival. Please wash and place DISHES in dish drainer, remove the TRASH to the outside trash bins, no littering is permitted, pick up any items from the floor. If you could put a load of TOWELS in the wash before leaving it would be most helpful. Leave the property in the same general condition that it was when you arrived. Tenants will pay for maintenance and repairs if the property is left in a lesser condition and the tenants will pay for any damage done to the property over and above normal wear and tear. The tenants agree that the owner can deduct the costs of services or repairs from the deposit prior to refund if tenants cause damage to the premises or its furnishings. Any damages in excess of the $250 deposit will be charged to the credit card on file. If additional cleaning is required, appropriate charges will be deducted from the $250 deposit. If there are more than two loads of laundry left for the cleaning staff to wash, a charge of $15.00 per load will be assessed to your deposit. (We will expect to dust, sanitize the kitchen and bathrooms, vacuum and wash the floors, wash the bed linens and clean the glass windows for the next guest.) Valuable items left behind by tenant will be held for the tenant and every practical effort will be made to contact the tenant for return. Items will not be held for longer than 30 days. All costs for returning the item(s) are the tenant’s responsibility. The owner is not responsible for condition of items. Tenants agree to pay all reasonable costs, attorney's fees and expenses that are made or incurred by owner enforcing this agreement.

29 DAYS TO 15 DAYS - A refund of 50% will be made for cancellations or partial cancellations 15 to 29 days in advance. 14 DAYS OR LESS - Reservations are not refundable for cancellations 14 days or less in advance. There will be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, to work and family emergencies or other commitments.
