Guest. The Guest reserving this property is an adult and will be an occupant of the house during the entire reserved period, unless agreed to in writing prior to the start of the reservation. Any guests under the age of 18 must be accompanied by an adult.
Security Deposit. The Guest is responsible for damages up to the amount of the Security Deposit on the reservation. No charges or authorizations will be made related to the security deposit unless the Host makes a claim within 14 days of Guest check out. All or part of the Security Deposit may be withheld to cover missing items, excess cleaning or repairs ($50/hour), additional occupancy, re-keying of locks, damage done by parties, or any damage whatsoever. Smoking is absolutely prohibited in the house. If there is any tobacco smell or evidence of smoking, the Security Deposit will not be refunded. In addition, the Guest may be billed for any additional associated costs to rid the house of smoke smell and damage. Pets are not permitted in this rental unit. If there is evidence a pet was in the unit the Security Deposit will not be refunded. In addition, the Guest may be charged for dry cleaning of bedding, repairs/replacement of furnishings, or any other additional cleaning and sanitizing costs associated with the occupancy of the pet. If additional cleaning or repairs require the use of an outside vendor (i.e. carpet cleaning due to spills on carpet or upholstery or patching drywall) Guest will be charged the cost of that service plus a 20% administrative fee. Regardless, Guest promises to reimburse the Host all damages to Host’s property caused by Guest, including those in excess of the Security Deposit. Guest shall also be responsible to Host for attorney fees and other costs necessary to collect for such damages.
Arrival/Check In. The property will be available to you any time after 3:00 pm on the date of your arrival. We are not usually able to accommodate requests for early check-in. If you notice pre-existing damage upon your arrival please notify us immediately. Failure to report damages may result in a Security Deposit claim.
Keys/Lock Outs. Two keys will be provided for your use. To prevent lock outs, please leave the spare key in the key box at all times. If you are locked out, you may call us at ((PHONE NUMBER HIDDEN) and we will respond as soon as possible. Please understand that we may not be immediately available for assistance. Lost keys not returned within 7 days of check-out will result in a $20 deduction from the security deposit. A lost garage door opener not returned within 7 days of check-out will result in a $50 deduction from the security deposit.
Linens/Supplies. Sheets and towels are provided for your stay. Dishes, basic kitchen utensils, and initial consumables are also provided (toilet paper, coffee/tea, dishwashing detergent, paper towels).
Cleaning & Housekeeping. Housekeeping services are not provided with your rental but basic housekeeping supplies are provided so you may do your own cleaning during your stay. You are expected to leave the house in the same general condition that you found it by making sure: dishes are cleaned and ready to be put away; counters and appliances are left clean; all items and furniture are returned to their original location; and garbage/recycling/composting is placed in proper containers. Bedding should be left on the beds, but they do not need to be made. The house should be generally picked up and ready to be cleaned and sanitized for our next guests. If additional cleaning or repairs are required you will be charged $50 an hour with a 1 hour minimum; additional cleaning is considered anything beyond laundering linens and towels, changing beds, dusting, vacuuming, cleaning bathrooms, and putting away clean dishes.
Garbage/Recycling/Composting. Seattle has mandatory recycling and composting programs. All occupants are required to follow the City of Seattle’s Recycling Guidelines by disposing of recyclable goods and compostable material separately from trash.
Departure/Check Out. Departure time is 11:00 am; your prompt checkout is appreciated so we can prepare the house for our next guests. When you check-out make sure all doors and windows are closed and locked, the thermostats are lowered, and the lights are turned off.
Number/Conduct of Occupants. Please inform us of any changes in the number of occupants before your arrival. Unless you’ve received written permission from the Host, the house is not for gatherings at any time of anyone except those listed on the reservation. There are absolutely no parties permitted. If evidence of a party is found during a Guest’s stay, (for example, because of noise complaints or alcohol containers littering the yard), Guests will be asked to vacate immediately. The Guest will likely also be billed or the Security Deposit withheld for excess cleaning, replacement cost of broken items, and repairs needed resulting from violation of this policy. No illegal activity is allowed. No RV’s or campers may be parked on the property.
Security. Guest assumes responsibility for the house and its contents, as well as any of your personal property in the house during your stay. Our property insurance does not cover Guest belongings. You may wish to purchase travel insurance for this purpose. It is advisable to lock the doors and windows when you are away and leave the porch light on. We recommend that you remove valuables from your vehicle and keep it locked as well.
Risks/Safety. Children are welcome, however, there may be conditions in and around the house that may pose hazards to them, as well as to adults. Host does not assume any liability or responsibility for any injuries occurring during your stay with us. Children must be supervised at all times. Candles are not allowed due to fire danger. Fireworks are prohibited in the City of Seattle.
Locked Areas. The Host may keep personal items in one or more locked areas. Access to these locked areas is not included in your rental.
Repairs. If something breaks during your stay, please call us at ((PHONE NUMBER HIDDEN) to report the problem and we will address your concerns as soon as possible. (Even if you don’t mind going without the item, we may need time to arrange repairs before the arrival of our next guests.) It may be necessary for us or a contractor hired by us to enter the home at reasonable times to make repairs. Public utilities are beyond the Host’s control and their failure will not be grounds for a refund. No amenities are guaranteed. The malfunction of amenities will not entitle Guest to a refund.
Telephone/ Mail and Packages. Telephone service is not provided. You will not be able to access the mailbox during your stay. If you need to receive mail or take delivery of a package, please contact us for assistance.
Items Left in the Home. Please be sure to thoroughly check the house before you leave for any personal items. If after your departure you discover you’ve left something behind, contact us and we will attempt to recover it and return it to you at your expense. However, we cannot guarantee the return of items left behind and items found and not requested to be returned within 3 days after your departure may be discarded.
Non-availability of Property. In the event that the Host is unable to deliver the property reserved under this agreement because of fire, eminent domain, act of nature, double booking, delay in construction or any other reason whatsoever, Guest hereby agrees that Host’s sole liability as a result of these conditions is a full refund of all monies previously tendered by Guest. If such an event occurs after check-in Guest’s sole remedy is a pro-rated refund. Guest expressly acknowledges that in no event shall Host be held liable for any consequential or secondary damages. No refunds shall be granted due to surrounding construction or noise.
Host’s Right to Terminate Agreement. This agreement allows the Guest to occupy the property on a nightly basis. The Host may terminate this agreement by providing written notice at any time during the reserved period and Guest’s sole remedy shall be a pro-rated refund.
Additional Terms and Conditions. The Guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges the Host from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any other occupants as a result of, or in connection with the occupancy of the premises and agrees to hold the Host free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. The venue of any action shall be the King County Superior Court at Seattle.
Miscellaneous. This agreement constitutes the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. No modification of this agreement shall be binding on either party unless it is acknowledged in writing by both parties. Each section, subsection or paragraph of this agreement shall be deemed severable and if for any reason any portion of this agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this agreement.

Dirk & Laura have an amazing home. It's clean, well maintained, and very comfortable. I've never seen so many cooking books in my life, nor a better and more savvy collection of board-games. The location is also, amazing. Near some of the better restaurants in West Seattle, and an fantastic day and nightlife -- plus just minutes from downtown. Could not have had a better rental situation for Seattle. Hugely recommended.

We're glad we got to stay here. The place was really nice, well-furnished and stocked with everything you'd need. The location was also excellent as we could walk to a nearby park (Ercolini) with our kids as well as to coffee shops, restaurants and bars. We happened to stay during the West Seattle Festival and loved being able to pop over for a short visits multiple times during the day. The young ones (and their parents) needed naps in between. Overall, the place was extremely relaxing and comfortable. We did appreciate the light-hearted departure guidelines such as "don't forget your chargers", especially heading out on an early flight. Some places make you basically deep clean the entire place as well as pay a cleaning fee. Here you are trusted to be a respectful adult, take care of their home and leave it in good shape without a 30 page list of rules. We will definitely try to get this place the next time we're in Seattle. The owners were friendly and very easy to work with… thanks for the pack-n-play!

Our family stayed here for two weeks and could not have asked for a better location or more comfortable setting. The house is located in the heart of the West Seattle Junction with easy access on the bus to Alki Beach, Lincoln Park, and Downtown Seattle. We had a great time walking to the local shops and restaurants which are all a few minutes walk away. Laura and Dirk also thought of every detail to make our stay easy and comfortable from a well stocked kitchen to games and plenty of soft towels. We had everything we needed! Thanks again for a wonderful trip!
