Court Hayes was originally two cottages, which have been lovingly restored, to create a large and interesting two bedroomed property. The Cotswold stone cottage sits in the picturesque and peaceful village of Wyck Rissington, across the road from the 800 year old St Laurence's church, where the famous composer, Gustav Holst, was the resident organist between 1892 and 1893. Court Hayes is perfectly placed for exploring the Cotswolds, whether by car or on foot, and is close to the beautiful market towns of Stow-on-the-Wold and Bourton-on-the-Water.

Court Hayes front door opens into:
Living room: A beautiful room, with an abundance of character. Contains a large inglenook fireplace, with a real fire, exposed stone walls, wooden beams and the original flagstone floor. There is a Freeview TV with DVD player, a writing desk and comfy seating for four guests.
There is a lobby between the living room and the dining room, with a door out to the garden.
Dining room: Contains another inglenook fireplace, with an ornamental stove, wooden floors and wooden beams. There is a dining table with seating for four;
Kitchen: Accessed through the dining room, the new, well equipped kitchen contains a 4 ring electric hob, electric oven, dishwasher, microwave, fridge, freezer, washing machine, kettle and toaster. There is door out to the garden and a good sized pantry, which is also used as a cloakroom.
The bedrooms are accessed via two different flights of stairs, one leading up from the living room to:
Bedroom 1: A beautiful room, surrounded by exposed stone walls, wooden beams and a stone fireplace (not for use as a real fire). Contains a king size bed.
Narrow stairs, with restricted height, lead up from bedroom 1 to:
En-suite bathroom: In the eaves of the house, with exposed stone walls and wooden beams, contains a claw foot bath with shower attachment, basin and toilet.
Stairs lead up from the dining room to:
Bedroom 2: A large, eaves room, with beautiful exposed beams, which contains two single beds. There is a small shower room and a separate room, with a toilet and small basin.
The large, enclosed garden is to the rear of the house, backing onto farmland. There is a patio area, with a charcoal barbecue, an outdoor table and seating for four. The lawn then runs down to a further, separately enclosed wildlife area, with a pond and a summer house.

Instant booking restrictions
This property is instantly bookable, subject to the following restrictions:
Short breaks: We can only accept breaks less than a week long that start on a Friday or Monday;
Weeks: We can only accept week long bookings commencing on Monday, Tuesday, Thursday and Friday. Friday and Monday are the preferred options;
Special events: Christmas, New Year and the Cheltenham Horse Racing Festival are Special Events, with bookings typically limited to weeks only from a specific start day;
Short notice bookings: For bookings commencing within 7 days of the booking date, we have to seek confirmation from the property owner that they can accept the booking, before it can be accepted.
In addition to Airbnb’s terms and conditions, any bookings made for this property are made on the basis that you agree to the Booking Conditions set out on the Character Cottages website. A security deposit of £175 is payable, which is returned after the letting period, subject to an inspection of the property.
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 3pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.
Bed sizes and configurations
Bedroom 1: King size bed. En-suite bathroom with claw foot bath and shower attachment, basin and toilet;
Bedroom 2: Two single beds. En-suite toilet with basin. En-suite shower room.
Fuel and logs
Electricity and gas are included in the letting price. There is a real fire in the living room, with logs provided under a fair usage policy (there is an honesty box for contributions towards the cost of logs used).
The property has free wireless internet access and a Freeview TV with DVD player. A cordless telephone is also provided, with an honesty box for the cost of calls made.
Guests should be aware that mobile phone reception can be poor at the property.
Quiet, on street parking is freely available around the property.
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen), high chair and safety gate are provided.
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old property and has many character features, including narrow and steep stairs, low beams and multiple floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency. In particular, the stairs from bedroom 1 up to its en-suite bathroom have a restricted height, requiring most guests to stoop as they go up and down the stairs. The hand rails up the stairs are rope, rather than fixed bannisters.
There is a pond at the end of the garden. This is fully enclosed by a gated fence, however, guests with children and pets should ensure that they are supervised in the garden.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
No smoking is permitted throughout the property.
