On the hills overlooking Lake Travis, this spacious home is perfect for entertaining. The view from the back deck is of the Texas Hill Country and there is greenery everywhere you look. Perched on a hill, you look down to a large landscaped back yard and a spectacular private swimming pool. You also have beautiful sunsets off your back deck, and everywhere on McCormick Mountain, where you are located.
The house was specifically designed to accommodate groups. Professionally decorated, the interior has an elegant Austin vibe. The kitchen is overstocked with everything needed to cook for large parties. There are place settings for 24, and glasses for even more. There is a large dining room table that seats 14.

The back yard has a resort-feel with a luxurious Private heated swimming pool designed for water volleyball or leisure swimming. We provide pool noodles, a water volleyball, net and more. The back yard has a long table that seats 24, with 10 pool-side chase lounges. The large gas barbecue grill is perfect for group cookouts.

Accidents and Emergencies: In case of fire or medical emergency, immediately call 911.
Late Check Out: Check out is at 11 AM. Sorry, but we cannot provide late check out due to our cleaning crew’s schedule.
Early Check In: Check in is at 3 PM. Permission in writing is required for early check in.
Guest Parking: Parking is for overnight Guests only, not in-town, Austin visitors. Ask visitors to carpool. Neighbors are very sensitive.
Parking: Park cars neatly in driveway and on street in front of rental. Parking in front of any neighboring property strictly prohibited.
Children: Parents/guardians must strictly supervise their children; our properties have pools and many other hazards for children.
Pool/Hot Tub: 1. Glass is strictly prohibited near pool/hot tub/deck; 2. Return furniture to original placement upon checkout.
Public Parties: Parties involving the public are strictly prohibited. Authorized Occupants may have parties amongst themselves only.
Parties: 1. All parties must be pre-approved in writing; 2. Confetti and glitter are prohibited anywhere on the property; 3. An additional cleaning fee will apply for excess trash or cleaning because of a party; 4. Guest is responsible for cleanup after a party.
Missing Items: Removing anything is prohibited. Each room is inventoried. Missing items will be charged to the credit card on file.
Smoking: Smoking of any substance is prohibited anywhere in or around the property. There is a $1,000 fee for smoke remediation.
Septic: 1. Don’t flush wipes/feminine products; they WILL clog toilet. Use toilet paper only; 2. Don’t use sink disposal for food scraps.
Pets: Pets are prohibited unless they are house-trained service animals for which you have received our prior written approval.
Food: 1. Having food in bedrooms is prohibited; 2. Dispose of excess food/beverages upon check-out; 3. Leave refrigerator empty.
Maximum Occupancy: A $500 fee will be billed if Guest exceeds the maximum number of Occupants in the rental agreement.
Excessive Wear: Guest is responsible for additional cleaning made necessary due to spills, excess trash, or stains to furniture, carpet, linens, walls, or flooring. Guest is liable for reasonable cleaning and/or repair fees. Please return our home to us like you received it.
Trash: All trash needs to be: A) Broken down and compacted; B) Placed in outdoor trash bins; C) Fit neatly into bins. A $50 per bag fee will be charged for trash left on the property. Please haul your trash away if it does not fit in the bins.
Neighbor Complaints: Neighbor complaints are grounds for eviction if related to improper parking, noise after 10 PM, or any type of harassment or altercation with our neighbors. We have excellent relationships with them and it is critical we keep it that way.
Police Complaints: A police complaint related to noise or parking is grounds for eviction. Please tell your Occupants about the 10 PM quiet hour. Your neighbors have rights that supersede yours, and there are very strict noise ordinances that are regularly enforced.
Eviction: Owner reserves the right to evict Guest and all Occupants immediately at Owner’s discretion depending on the severity of the infraction. The likely issues are neighbor complaints, noise, parking and parties.
Check-out Procedures: Please do the following: 1. Run dishwasher; 2. Sweep floor; 3. Remove trash from pool/hot tub areas; 4. Start load of towels in washer; 5. Turn Heat/AC to OFF position; 6. Re-connect pool cleaner if disconnected; 7. Arrange outdoor chairs.
I agree to abide by these rules, share them with each Occupant, and ask everyone to read and abide by them. I understand that I can be charged a $500 fee for each rule violation, in addition to reimbursement to Owner for additional cleaning and/or repairs.
