You are renting a totally furnished and equipped apartment, with one assigned parking space if the unit has one. There are no additional parking spaces (NO EXCEPTION). Each unit is individual furnished and equipped to suit the Owner’s particular tastes and needs. The inventory is based on our minimum requirements. Our apartments include more than the mínimum inventory but this is an Owner’s option and not all of them include the same extras. Any inventory purchased by the tenant for personal use will not be reimbursed.

Tenant will use the property only for the said purposes and will not sub-contract to anyone. It is not allow use the premises for illegal activities, or against good will. If you bring more people than you indicated on this contract, there will be an extra charge per person $25.00 per NIGHT. If renter or tenant has other guests, it MUST be with previous consent and approval from the Agent.
NO PETS ALLOWED. If you come with pet you will be obligated to vacate the premises immediately

Tenants who do not return all the keys, parking cardand beepers by 11:00 A.M. will be charge an additional day’s rental. Arrangements can be made before hand for tenants with a late departure. If the tenant fails to make these arrangements tenant will be charged an additional day’s charge.

Tenant accepts the responsibility, to properly maintain assigned unit during occupancy and agree to replace, repair and/or pay for any breakage, damage or loss caused by tenant or guest of the tenant during occupancy. Tenant agrees to report any damages immediately and should the problem intensify due to failure to do so, the tenant will be responsible for the expenses due to negligence. Problems within the unit will be corrected within a reasonable period of time. Any situation that might arise not during hours that our office is not normally open must wait to be resolved the next working day.
Neither AGENT or the Owner assumes any responsibility for problems in the building or problems related to the utilities companies. And not responsibility, whatsoever on behalf of the tenant during their stay in Puerto Rico. Our obligation is to provide the client with a fully furnished apartment.
If for any reason beyond our control the apartment you have been assigned is unavailable, AGENT has the right to place in comparable unit or up-grade your accommodations

The condo has the following rules a $25 to up of a fine could be imposed for any of these violations. Must obey the following rules:
a. The comfort or rights of neighbors must not be interfered with. This means that loud music and annoying sounds, smells and lights are not allowed.
b. Nothing may be placed on or attached to window sills, windows exterior walls of the apartment or in the hallways, stairs, or public areas.
c. Tenant will not hang clothes or rugs in a visible place. Dusting rugs or other objects from windows or outside apartment and emptying garbage outside the designated areas is also forbidden.
d. Tenant will have the right to use the facilities and to park only in assigned space. Use of a parking space assigned to another Apartment will result in a fine given by the Police Dept. as per Law# 142, which payment will be the sole responsibility of Tenant.
e. Use of Barbecue in balconies will result in a fine given by the Fire Department & Condominium Association which payment will be the sole responsibility of Tenant.

Final cleaning fee and Maid Services do not include: comforter dry cleaning, washing dishes, pots, pans and throwing trash away for which there is an additional $25.00 charge per item. Furniture must be in the same position as found; if not, there will be an additional $25.00 charge.

You are responsible for keys, beeper, etc

NO SMOKING ALLOWED THE APARTMENT. If you have smoked in the apartment you will be charged for a cleaning service provided by a private company that specializes in these cases. The price depends of the intensity of the odor.

The tenant hereby releases the Owner and AGENT from any responsibilities or ability, whatsoever regarding the tenant’s person or personal property while residing in the unit and are not responsible, whatsoever on behalf of the tenant during their stay in Puerto Rico. In the event of a court action arising under the terms of this contract, the court of San Juan shall have jurisdiction and venue over the parties.

I came here and loved the view but then started to notice a couple of issues. Such as, the balcony doors will come off the track and was very difficult to open and close, the window in the kitchen didn't open or close but there were cracks that were large enough to allow bugs in, mildew in the shower and the AC in the living room didn't work and was apparently unfixable. The AC in one of the bedrooms was leaking and what really did it for me was the cockroach! My niece found it crawling into my room! I contacted the host via the app and she text back that she would have someone come and take care of all the issues. I wanted to talk to her in person to try to resolve the issues so I texted her if she would be at the office. I then got a call from who I was told was Annyd, she said she would be at the office and was reluctant to agree to me coming over. I arrive at the rental real estate office conveniently located on isla verde Ave. and ask to speak to Annyd in private. I was told she wasnt in the office and doesn't live in Puerto Rico. She lives in Miami, and has a flight coming in tomorrow. After trying to explain to the receptionist that these conditions were unacceptable, it took 45 minutes to even hear the word "sorry"! I suggested we move to another apartment she showed me 2 apartments and allowed me my choice of the two. I had to wait 4 hours before having to call the office back asking can we settle back into our apartment so we can enjoy the already interrupted vacation. It wasn't until I demanded that we must settle in only then were we allowed to get the keys and at least bring our belongings up. I finally get the keys and we go upstairs to find the cleaning lady there still Cleaning and washing clothes. Which didn't bother us because she was a nice older lady who was very sweet. She said she had to finish the washing the comforters and as soon as they were done she would return with them. She never did... Although the vacation started on a rough patch I still can say I love the island but wish this host paid more attention to her guest then her bank account. I finally get to speak to the host and she wasn't even apologetic in anyway. I asked her if she was aware of my situation and she replied with a simple "yeah". An apology would have went a long way in my situation and that wasn't even granted to me.

I enjoyed my stay. The apartment is located in a great area and you literally feel like you are home. You are within walking distance to many shops and restaurants. The beach is easily accessible from the building. You have all you need to be comfortable and relax. Annyd is there when you need her and she is very attentive in wanting you to enjoy your stay, if you have any issues she is easy to contact.

It was a pleasure staying at this newly renovated beachfront condominium during my recent vacation to PR. The location of this unit is very central and convenient to shopping, restaurants and nightlife. There are several casinos and resorts within walking distance and uber and public transportation is very available. Additionally Annyd is extremely responsive and although you have to make a pit stop to retrieve the keys, the key pickup location is very close and convenient.

If you ever go to Puerto Rico, the best thing you can do is stay at one of Annyd's apartments. This apartment was perfect. Great space, had everything we needed, and in front of the beach. I will defiantly stay there again when I go back!!! Don't miss out on a great apartment. Gracias Annyd
