SUPER CUTE 1920's one bed, one bath Converted Carriage House in hip, historic downtown neighborhood. Stay, and live like a local. Funky art and finds adorn our space. We are sandwiched between Downtown Art Districts, food, libations, and entertainment. Near ASU PHX, U of A Cancer Center, and Phoenix Convention Center. Centrally located for those spring training games. Access to the I-10. 10 minutes to/from the Airport
Our converted carriage house allows you to live like a local. It is nestled on our property and adjacent to our main house in a quaint tree lined protected urban downtown neighborhood. Walkable neighborhood with easy freeway access, and just a few blocks to all Downtown offers.
Plenty of space for work, or play.
Mini Kitchenette with microwave, sink, and mini fridge.
1 comfy Queen bed. Sofa is not a bed.
1 Bedroom, 3/4 bath, with separate great room space. Super Cute place to rest after your travels, or work day.
We cater to conference attendees, corporate travelers, and urban hikers.
If strolling down tree lined streets 1/4 to 1 mile to events, and urban eateries is too far for you on foot, you may want to stay south of Pierce St and Central Ave within the financial and business district.

Guests have access to our guesthouse and outdoor common areas. Picnic table for outdoor dining under the Gazebo in back yard, and you'll have your own covered patio.

We are available as needed in the main house located in the front of the property.
Our Guest Binder is available in the guest house which is chock full of information, our welcome letter, transit schedules, tv operation, and places to grab a bite. This should answer any questions you have so please check it out.

Parking is on the curbside in front of our main home between the palms.
Check out time listed on your itinerary is pretty firm unless arranged ahead of booking as we do need to clean and prepare for our incoming arrival's. Please keep that in mind.

Check out proceedures:
-Please wash and dry your dishes and put them back where you found them; clean.
-Tidy up! Put trash where it goes and clean up after yourself.
-Lock the door and txt or message us to let us know you've departed.
If you're scared of urban folks like transients you probably don't want to stay in an urban downtown environment. They typically do not bother anyone and are harmless and no one has been accosted or mugged. Our homeless folks are pretty chill. All of Phoenix metro to include Scottsdale, Mesa, and Glendale have vagrants; as our weather is so beautiful.
After receiving rating for location due to a guest being asked for money I figure its better to be safe to include that we do have a small homeless population that comes and goes with the season in the downtown area. So if that would bother you, or if walking 1/4 of a mile is just too far to walk for you, please book downtown south of Van Buren and Central Ave (which also has homeless people).
-We do have camera's in outdoor area's on the property! State law doesn't not require disclosure however signs are posted, and airbnb requires we mention this in our listing
-Please ensure all property access points are locked at all times for safety as we are downtown!
-Please, No parties, gatherings, film work, or photo shoots
-Visitors are not allowed on our property. Please plan to meet them off property.
-Only those included in your booking are allowed to overnight.
If found we will promptly cancel your reservation and keep your deposit.
- If your not sure, Ask!
-No drugs on the property please and smoking outside only.
-Please do not reconfigure (move, change, reposition) our furnishings.
-Please do not use items that will stain sheets and linens.
We don’t want to find it afterward and charge you.
-Please turn off lights and TV when not in use, except the porch light.
You are welcome to enjoy the property, we just ask that you don't abuse our space, clean up after yourself, and be a good neighbor.
-Check In/ Out - we've tried being flexible in the past with check in/out times however we have had some cross over troubles so please abide by the time listed on your itinerary to allow for other guests arrival

Hello from Sunny Arizona!
We started our airbnb a few years ago with our little guesthouse in the back of our property which offset living expenses (medical illness). It helped to supplement our income and gave me (Nicole) something to do.
Since then, our life has transitioned and we stopped hosting in our guesthouse for a while. We opted to Airbnb our main home out off and on for a year because Ron was stationed in NM and I had to flit back and forth between locations. But now we are back and renting out the guest house again with a few upgrades.
35 years of phx love!
We live in the Fq/Roosevelt Neighborhood and we absolutely love what Phoenix has to offer. I spent most of my life in and out of PHX, and Ron is an air force brat. We've lived many places and countries but we are always trekking back to Phoenix. It's always home. In fact Ron and I met in phoenix oh so many years ago. 20 to be exact :)
!!! Why we rent our space? It's so great to share what you know of an area with people that have never been. As travelers, we know having someone who has the experience and knowledge has always made the difference when we travel.
When we travel and need to reconnect with friends, we usually look for a local place to stay while we are traveling to get a taste of living the life in that particular part of the world. That was how I learned about Airbnb.
About us, well... we travel a lot, and move a lot for work life.
We love food, wine, and friends.
