The Ocean Villa Property is situated on the beach in one of Guam's pristine beaches around the island. It a nice quiet, secure, private place and offers American style living from indoor to our outdoor Patio/Deck areas. Getting around Guam from our property is easy as we are located in the central part of the island. Many tourist attractions, shopping centers, restaurants, museum, are all within a mile radius of our location. Walks to areas are common, but would recommend a car during your stay.

Our Patio/Deck guest access space is "Exclusively" for our guest use only. It's a great social space to interact with other guests and enjoy each others company. The Patio/Deck boasts a BBQ Pit, Burner, Wok station, Sinks, tables & chairs. We recommend that all our guests do their cooking on the outside Patio/Deck as the kitchenette in our units are to small to host cooking meals.
The Beach - The beach is a public space for public usage. The space in front of the Ocean Villa Property is lesser used than other areas of the beach. It seems more private than a public beach. On the beach the sands are soft and gentle to your feet, the waters are calm, and most importantly they are shallow which is safe for kids and adults alike.

Rainy season is typically from May to December but you still experience lots of tropical sunshine during this period. January through May is great with cool breezy air and lots of sunshine.
The contract is for a short-term vacation rental of the property specified on the booking form made between the client and the owners of Ocean Villa Guam ("the owner"), binding from such time that booking is made and inclusive of all the following conditions.
By making a booking the client contracts on behalf of himself/herself and all those in his/her party and represents that he/she has the authority to accept these conditions on behalf of and binding upon all guests in his/her party.
Bookings are accepted on the understanding that the property is taken for vacation rental purposes only and that, excepting babies, the number of people in each property is limited to that entered on the booking form.
Right of Entry
Whilst respecting the reasonable privacy of the client, the owners of Ocean Villa Guam reserve the right to access all properties at all times, if necessary, for repairs and emergencies.
Care of the Property
The client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period.
Breakages or Damage
The client is required to inform the owner of any damage or breakage in or around the property promptly so that it can be repaired and replaced for the next client.
The client is bound to reimburse the owners for replacement, repair or extra cleaning costs where reasonably demanded by the owners for damage caused by the client.
Rules and Procedures
Clients are required to observe the rules and familiarize themselves with the procedures posted on the property or provided to them at the time of check in.
Smoking is not permitted anywhere inside the vacation rental Villa’s accommodations, near to buildings if it disturbs other guests. All cigarettes to be extinguished shall be placed in the appropriate ashtrays located around the facility.
No pets are permitted in the Ocean Villa Guam premise without the prior approval of property management. Please notify us of any eye seeing dogs or handicap assist pets at the time of reservation.
In the event pets are permitted in Ocean Villa Guam rooms the owners shall follow these conditions.
Pets are not permitted on the furniture. Pets must not be left unattended in the villas at any time.
When out of the Villa’s the pet must be on a lead under the control of a responsible adult at all times. The client must clear up after the dog promptly, whether in the garden or out on a lead on the beach, and dispose of bagged waste in an exterior proper bin.
The client is responsible for any damage howsoever caused by their pet and liable to reimburse the owner for any replacement or repair thereby necessitated. The owners reserve the right to terminate the contract if the behavior of the client's pet is considered unacceptable.
The owners of Ocean Villa Guam are not liable for any loss or damage to any client's property or any property belonging to a member of the client's party howsoever caused.
The client or members of his/her party cannot hold the owners of Ocean Villa Guam liable for any personal injury/death howsoever sustained where the owners and/or their employees have used reasonable skill and care; and/or where caused by the fault of the person(s) affected or any member(s) of their party (including inadequate supervision of children); and/or where caused by the fault of a third party, and/or where caused by an event that could not have been reasonably foreseen or avoided.
Direct charges of Room Fees through Airbnb (please read further for local taxes).
AirBnB does not collect local occupancy tax, for Guam the tax is called HOT (hotel occupancy tax) at a rate of 11%. We have been advised by AirBnB to clarify this with clients and at the time of check in the HOT tax will be collected. AirBnB cannot collect this tax from you.
We are obligated and required by Guam local law to collect the HOT tax from customers and remit to the local government.
Please be advised Ocean Villa Guam will collect as required by Guam law annotated the 11% HOT occupancy tax at the time of check in.

Rentals for Ocean Villa Guam commence at 3:00 pm on the day of arrival and terminate at 12:00 pm on the day of departure.
The arrival time should be arranged in advance. The client should arrange an estimated time with Ocean Villa Guam and inform them of any changes to that time to ensure somebody is available to show the client into the property.
Upon check out of the unit, please remit key back to office for check out. Should there be additional fees needed to be collected for damaged items, we will bill you through Airbnb with explanation of the additional charges unless otherwise made known before hand.
As we do not run a hotel like service, we do supply the first set of towels, linens, etc. before check in. And unlike a hotel, we do not do daily turn down services to replace towels or make up the room. However if you book for a week or longer, we can make arrangements to exchange towels in the middle a weeks stay or if longer, it may be set at every 5 days stayed. Bedding linens will only be changed after check out or by request should it get soiled due to accidents with a $35.00 cleaning charge.
There is a small kitchenette in the unit normally equipped with a hot kettle or coffee maker to make hot water. If you like to cook, you can use the Patio/Deck where there are the following items: BBQ Pit, Burner, Wok Station, Sinks, and food prep areas. We do not recommend cooking in the units, therefore we do not leave stoves/burners, or any other cooking/eating utensils in our units. However, if you decide to do to cook and bring your own cooking stove, an additional $50.00 cleaning fee will be added to your final bill.
We have yet to designate parking per unit so guests are free to park on the property alongside the building. There a re a few spots where no parking signs have been placed and we want you to respect these particular spaces, as they are reserved parking.
The trash bin is located on the right side of the entrance of our property. Please discard your trash there and do not let trash collect in the room to control unwanted insects or rodents getting into the room. Upon check out of your unit please ensure that you have taken and thrown all trash from the room.

Should you need anything or have any concerns regarding your unit or if you are checking in or out of the unit beyond this time frame, please call us with the posted number on the office door. We will be happy to assist you. Additional information for Check in after hours, please make arrangements in advance to ensure you are either met or arrangements have been made for your access to the unit.
