Direct oceanfront condo in Ocean Blue. One of the largest luxury condos in Myrtle Beach. On the 8th floor, 2800 sq. ft, 35 foot oceanfront balcony, 5 dedicated bedrooms, 4 full baths. Our condo spans from the street side of the building to the ocean side of the building. This property is outfitted with a parking garage, pass code locks, heated indoor pool, lazy river, jacuzzi, and outdoor oceanfront pool.....and the soft white sand along the Atlantic Ocean! (Minimum age of 25 for booking guest)
Our condo has spectacular views from all of the balconies! Since the neighboring building on the south side of our condo is only 5 stories tall, and our condo is the entire south side of the 8th floor, we have incredible unobstructed views of the beach looking south from the balconies and most of the the rooms in the condo! The street side balcony has a nice ocean view as well! Only the 5 bedroom condos on the south side of Ocean Blue above the 5th floor have this spectacular view of the beach.
The best part is the view of the ocean from your 8th floor master suite and elegantly decorated living area. After a day at the beach basking in the warm summer sun, you'll enjoy your own private wet bar, living room with 52" LCD TV & streaming Blu Ray DVD player, media room with 42" LCD TV with streaming Blu Ray DVD player, and plenty of space to accommodate your family/friends or any guests that may drop by. In this masterpiece, you'll find LCD TV's in all bedrooms, full size washer/dryer, free WiFi, and two refrigerators to accommodate any size parties! There is a 35 foot long private oceanfront balcony off of the master suite as well as the living room, and all bedrooms have a view of either the ocean or the grand strand! All of the bedrooms have exterior windows that allow natural light in! A second private balcony that provides spectacular street views is located off of the queen suite. This building aims to please, provides easy access for all age groups, and is handicap accessible (Note: condo contains some 34" doors).
A fully equipped kitchen, that includes 2 refrigerators, 2 ovens, 2 dishwashers, 2 coffee pots, Keurig, waffle maker, crock pot, etc. Our condo contains 7 cable LCD TV's (approximately 100 channels), 2 streaming Blu Ray DVD players, in unit free Wifi, and in building free Wifi.
This property is located on South Ocean Blvd, near 27th Ave South, in the Myrtle Beach South area. This is a quiet area at the southern end of Myrtle Beach.
Banana boat rides, para-sailing, and jet ski rentals are available at Downwind Sails Watersports, a short walk down the beach.
Shops, restaurants, and a movie theater are located at Market Commons, a short 2 mile drive west of the condo.
Bath towels and linens are included with each rental.
Our condo sleeps a maximum of 14 people, which assumes a mixture of adults & children. Some of the beds are not suitable for adults (ie bunk bed). Please look at the pictures and bedroom information closely. Our condo is not suitable for 14 adults.
We have a minimum age requirement of 25 years old for the booking guest. Guests under 25 are allowed as long as they are accompanied by someone over the age of 25 every day/night. All bookings require a copy of the booking guest's drivers license to be sent to the owner to prove age and identity and a signed rental agreement.

SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between Owner and Guest as of the date last set forth on the Booking Confirmation of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1.Property. The property address will be provided after booking. The map accurately shows the location of the property in Myrtle Beach.
There will be a limited/starter supply of general toiletries, ie toilet paper, paper towels, shampoo, soap, laundry/dish soap. The guests would be expected to purchase more supplies if needed.
Up to 4 beach chairs and 4 beach towels are provided in the condo. Please bring your own beach towels, beach chairs, etc. During the summer season, beach chairs are available to rent from the life guards at additional cost to the guests.
2.Rental Party: The guest booking this property must provide their address, proof of identity, and age (example copy of driver’s license). The guest booking must be at least 25 years old and they must be one of the guests staying in the condo.
3.Maximum Occupancy: The maximum number of guests is limited to 14 persons (including children of all ages). No parties or other gatherings are allowed.
4.Term of the Lease. The lease begins on the check-in date on the booking confirmation and ends on the check-out date on the booking confirmation.
5.Smoking is NOT allowed in the condo or on any of the balconies of the condo.
6.Access: Guest(s) shall allow homeowner and/or maintenance company access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
7.Rental Rate and Fees
a.Damage Deposit: See booking information.
b.The damage/security deposit is for security and shall normally be refunded within 14 days of the Checkout Date provided no deductions are made due to the following by anyone in the guest’s group:
i.damage to the property or furnishings; including damages to window coverings (ie blinds), tear in couches, patio furniture, etc.
ii.dirt or other mess requiring excessive cleaning; (example staining of furniture, carpet, etc.)
iii.any other cost incurred by homeowner due to guest’s stay, including violations of HOA rules which will result in Owner being fined.
iv.evidence of smoking in the condo or on its balconies will result if forfeiture of entire damage/security deposit.
v.evidence of pets being in the condo will result if forfeiture of entire damage/security deposit.
vi.Any costs which exceed the damage deposit amount will be the responsibility of the guests.
vii.All debris, rubbish and discards are placed in trash chute, and soiled dishes are cleaned and returned to the cabinets.
viii.The trash chute key not being returned to its proper location. $50 will be charged for a lost trash chute key.
ix.Missing towels, linens, property of the owner, etc.
x.The guest being evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by Ocean Blue HOA. If the guest is evicted, the entire damage/security deposit will be forfeited.
xi.Any attempts to access the owners closet. The locked owner’s closet is remotely monitored via a security system. If the door is opened, the entire damage deposit will be forfeited.
xii.Early check ins and late check outs. Unless there is written permission from the homeowner for early/late check in/out see early check in late check out clause. The condo is remotely monitored via a security system.
xiii.The balcony doors must remain closed. The high humidity in the area will cause the AC units to ice up if the balcony doors stay open for more than a few minutes at a time. Keeping the balcony doors closed will prevent pest from entering the condo and prevent mold/mildew growth in the condo. We monitor how long the balcony doors stay open. The guests will be responsible for any damage to the HVAC units, the cost of pest control services if pests are detected after the guests stay, and any other remediation needed which was caused by the balcony doors being left open for more than a couple of minutes.
xiv.Guests wetting beds, other bodily fluids. The guest must take necessary precautions with children/adults who may wet their beds including utilizing plastic protection sheets or "Pull Ups". Costs to replace the mattresses/linens/mattress protectors/etc will be the responsibility of the guests.
c.If the premises appear dirty or damaged upon Check-in, Guest shall inform homeowner or cleaning/maintenance company immediately.
d.Rental Rate. Payment in full of the following fees shall be due within 2 months of the Check-in Date: Rates are listed in the booking confirmation. If the final payment is not made prior to 2 months or the due date, whichever is later, the rental will be deemed cancelled. The cancellation policy will be activated.
8.Late Check Outs/Early Check Ins: Guest(s) agrees there shall be no holding over or late departure without prior approval. Any unauthorized holding over by Guest shall be subject to a charge the greater of 2 times the daily prorated rent or the damage/security deposit, ("Holdover Rate") per day, plus any additional damages incurred including, but not limited to, the cost of alternative housing for other guests displaced by Guest's holding over. Unapproved late check-outs or early check ins will be charged 100% of the Holdover Rate. Approvals must be written. The condo is remotely monitored via a security system.
9. Cancellation Policy: Cancellation or early departure does not warrant any refund of rent or deposit. I will advertise the week booked and when/if re-booked, refund 80% of the rental amount, cleaning fee, and sales tax already paid. We are not responsible for the refund of Airbnb fees. If we are not able to rebook the week that you booked, there would be no refund provided.
10. Insurance: We encourage all renters to purchase traveler insurance.
11.Children. Guest agrees to supervise children at all times while using the Property. and to take necessary precautions with children who may wet their beds including utilizing plastic protection sheets or "Pull Ups". Costs to replace mattresses or linens damaged by bed wetting will be taken from the damage/. Note: Hot Tubs are not a safe environment for children under 12 at any time. Children aged 12 and over must be supervised at all times while using a hot tub.
12.Noise. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m.
13.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
14.Pets are NOT allowed on the property
15.This unit CANNOT be sub-rented under any conditions. Anyone other than the approved guest must be approved by owner.
16.FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the guest/party will not be permitted to check-in.
PARKING PASSES – Parking is limited to two vehicles. Note, Ocean Blue has a parking deck that can be tight for large vehicles and has a 7 foot clearance. Parking passes are located inside the unit. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. One parking space is marked with the condo number and the second parking space is marked visitor. Failure to display the parking pass or not park accordingly may result in towing of vehicle at the guests' expense. .Leave the parking passes inside the unit upon departure; there will be a $10 charge for each missing parking pass upon the guest’s departure
Additional parking is available at the Sun & Sand Resort (based upon availability) directly next door (North) to Ocean Blue for an additional fee. This additional fee is the guest’s responsibility. (2017 rate for Sun & Sand is $13 a day). Additional public parking lots and metered spaces are available as well. Metered street parking is available for approximately $8 per day.
18.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit the bath towels or linens to be taken from the units onto the beach.
19.Garbage: Any garbage must be brought to the trash chute located to the right of the entrance of the condo, or taken to the ground level and placed next to the trash room.
No clothing, linens, towels, etc are allowed to be hung or extended from the balcony railings, nor shall they be draped over furniture.
No gas, charcoal grills, or other cooking devices may be used in the unit or the balconies.
Luggage carts are available on each level of the parking deck. Please return the luggage carts to the designated areas in the parking deck ASAP so other guests can use them. Do not leave the luggage carts in the condo.
23.Trailers, Motorcycles, and Recreational vehicles
No trailers, motorcycles, or recreational vehicles are allowed on the property per HOA rules.
Pool rules are posted near the pools/Jacuzzi. Use of the swimming pools, equipment, and facilities is at your own risk. There is no lifeguard on duty. Children under the age of 14 must be accompanied by an adult at all times.
25. Remote controls
All TV and DVD player remotes must be returned next to the TVs/DVD players. The guests will be charged for the replacement cost of the OEM remote controls (not generic replacement remotes that lack some functionality) for any missing remotes.
All dishes must be cleaned and returned to their original location prior to check out. The dishwashers must be empty prior to check out. If any soiled dishes/cookware are left, the guest will be charged an additional cleaning fee based upon the amount of the time that is needed to clean those items.
27.In the unusual case of the unit being inhabitable for the reasons including, but not limited to (natural disaster, previous renters damage, building damage), the deposit will be returned to the guest along with the rental amount for the unused days. However, no other responsibility will placed on owner.
28.I cannot guarantee the function/operation of any device in or related to the rental unit (including but not limited to: TV, major/minor appliances, AC units, furniture, phone, Internet, faucets/plumbing, doors/locks, pools, resort amenities). However, efforts will be made to correct the issue.
29.Owner, at his discretion without reason or cause, can cancel this rental agreement and refund the full rental and deposit to guest and no other responsibility will be placed on owner.
30.Indemnity. Guest's personal property, including vehicles, are not insured by Owner, cleaning company, or the homeowners association against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner does not insure against personal injury to Guest, its invitees or licensees for any reason. Guest agrees to indemnify, defend and hold harmless Owner from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest, their invitees or licensees or their personal property. Owner, cleaning company, and the homeowners association are not responsible for any items left in the condo/building/premises. Reasonable attempts will be made to return the property if found at the guest’s expense.
If there is a storm or hurricane, no refunds will be given unless:
1.The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" for the condos address
2.The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
1.Any unused portion of rent from a guest currently registered;
2.Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
3.Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
4.There will be no refund for lived-in or used days. Used days are defined as any portion of days that the rental guest occupied the rental unit.
