I know I have the location. I know I have the space. What else my guests are looking for? A clean place! This is what I do to keep my villa “hotel like” cleanness:
•Housekeeping service after each checkout – clean living room, kitchen, bathrooms and bedrooms. Change and wash used bed linens. Wash unwashed towels (guests should wash towels prior departure except no more than 10 unwashed towels can be left)
•Swim pool cleaned weekly
•In-house deep cleaning periodically
•Carpet wash periodically
•Power wash pool deck, patio furniture, sidewalk and driveway periodically

How to Order and Pay for Optional on Airbnb
Travelers cannot select optional amenities or services when making instant reservations on Airbnb. Travelers who would like to book our optional amenities please send us a message after your reservation. We will send you money request for the optional through Airbnb’s Resolution Center which is the Airbnb’s feature to allow extra fees to go through. You would have 72 hours to pay after receipt of money request.
Guests are advised to arrange the optional and remit the payment prior arrival to avoid any possible service delays.
BBQ Gas Grill Rental with ONE Complimentary Refill – $50/per stay
In order to provide all guests well maintained BBQ equipment, a gas grill rental fee of $50 applies. ONE complimentary refill of the propane tank is included.
Once booked the equipment keypad lock code will be given to you a week prior to your arrival date.
Please note: to avoid high labor cost and save you money, propane tank will not be refilled by local property management. All refills are done by our guests. If the gas tank happens to be empty during your stay, please refill the tank and we will reimburse you the cost with the receipt photo. Refill is available at the local Wal-Mart and Lowe’s (~3 miles on US 27) at the cost of about $20. You just need to take the empty tank to get it refilled. One refill will be reimbursed per reservation.
The gas grill rental fee is for the equipment usage and the gas only. It is the guest’s responsibility to clean BBQ grill prior to departure. If BBQ grill is not cleaned there will be a $50 cleaning fee which will be deducted from your damage security deposit.
Private Pool /Spa Heating - $30/day
From October to April, many guests would like to have our private pool/spa heating turned on. Once booked it will be turned on upon your arrival. Pool/spa equipment is operated by our local property management staff only.
Please note that it will take about 6 to 8 hours to heat up the pool/spa to the required temperature, and it may take longer if the outside temperature dropping below 50° F.
The pool and spa share the same heater, so it will be booked together and turned on/off together.
Guest is advised to arrange the pool heating service and remit the payment prior arrival. If you require the pool/spa heating after check in, another $50 service charge apply as we have to send local property management staff to make an extra trip to the house. For the same reason, guests cannot book the pool/spa heating for a specific date interval, guests must book for the entire stay.
Additional House Cleaning Service - $150/clean
If you would like additional cleaning service during your stay, please contact us to arrange the payment.
The House Rules terms listed here works as Short-Term Rental Agreement between the Owner and the Guests. The Guests who book their reservation online means the acceptation of our Rental Agreement terms as follows:
Renter agrees to use the premises exclusively for a private residence and in compliance with local municipal ordinances, board of fire underwriters’ rules and regulations, and for lawful purposes. In the event the premises are used at any time for unlawful purposes, at owner’s option, the owner may declare this Lease null and void.
The accommodation provided is only for the use of the person named by the booking client and his/her party indicated at the time of booking. Subletting, sharing or assigning is prohibited. Any changes to the persons booked to occupy the house must be notified for insurance reasons.
Due to State Fire Regulations under no circumstances may more than the maximum number of persons identified on the time of booking occupy in the property.
Minimum Age for Booking
Our villa welcomes families with children and babies, however the individual who made the reservation and who is legally responsible for the reservation should be 25+ years old.
Liability for Property Damage:
Owner shall not be liable for any loss or damage to personal property belonging to renter, members of renter’s family, servants, employees or visitors regardless how such damage or loss that may arise and whether such property is contained in the leased premises, or any portion of the premises. Renter agrees to hold owner harmless of any property claims. Owner is not liable for any damage to renter regardless of the cause of damage.
Liability for Personal Injury:
Owner shall not be liable for any personal injuries sustained by the renter, members of renter’s family, servants, employees or visitors regardless how such injuries may occur. Renter agrees to hold owner harmless from any such personal injury claims. Owner is not liable for any damage to renter regardless of the cause of injury.
Property Damage to Rental Property:
In case the rental property is not returned in its normal condition, wear and tear from reasonable use excepted, based on the inspection report, owner shall supply renter with an itemized list of charges, renter agrees to pay the cost of repair in full, not limited to the deposit amount.
Safety and Security:
• Please keep the pool safety fence closed all the time. Never leave children alone around the pool area. Glass is NOT permitted in the pool area.
• Never leave the stove/grill unattended when in use.
• Always lock the doors (front and back); close all windows and set the alarm before you leave every day.
• Do not allow strangers, even if they claim to be contractors, into the property unless prior arrangements being made. If any doubt, please contact property manager for verification.
No smoking is allowed in the villa. Smokers may do so in the pool/patio area. There will be additional cleaning charge ($300) if the client and or guests choose to ignore this condition of booking.
No Animals and Pets:
We regret that animals and pets are not permitted in the home. This condition is strictly enforced.
No Parties & Events:
Our villa is more for families. No parties or events are to be held in our villa with excess occupancy, loud music, etc. Our villa is located in a quiet neighborhood community.
No RVs, Boats, ATVs, Trailers, Semi Trucks and Over-sized Vehicles
Emerald Island Resort in which our villa is located does not allow RVs, boats, ATVs, trailers, semi trucks and any truck in excess of 24 feet to get into the resort gate. This includes guests’ vehicles and delivery trucks hired for the guests.
The 5 Star Emerald Island Resort:
Our villa is located in the gated 5 Star Emerald Island Resort. All guests will enjoy free of charge the top level facility of the resort. All guests should follow the rules set by Emerald Island Resort management such as quiet time (11:00PM-7:00AM) etc.
Please visit the Emerald Island Resort Clubhouse at the time of check-in to get the Welcome Kit of the resort.
Owner reserves the right in any circumstances to cancel the booking and in this event we will return all sums (but without interest or compensation). In the event of a major change to the booking being necessary, owner will inform Renter as soon as reasonably possible.

We accept no responsibility for, and shall not be liable in respect of loss or changes caused by Force Majeure, e.g. strikes, Fire, Flood, Closure of Airports, Weather Conditions, War, Riots, Terrorist Activity, or any other event beyond our control.
The owners or our management company reserve the right to enter the premises at any time for whatever reason.
We are not big investment company, we are a regular everyday family just like you. This is our vacation home and we handle each booking ourselves. We value each booking inquiry and take care of you. You will enjoy your stay and leave with pleasant memories.
