Welcome to Village on the lake. Unlike a hotel, each condo & townhouse are individually owned with furnishings and decor being the choice of the individual owner. For this reason we ask that you not interchange appliances, dishes, linens, etc. between condominiums & townhouses. I invite you to make yourself at home; please give care and consideration to the home as if it were your own. Please note the following policies, terms and conditions for my guests:

1.Maximum occupancy per unit shall be strictly limited at all times to no more than approved number of persons at the time of the confirmation of the booking(this being 2 adults). Extra guests without consent can result in eviction without refund of paid rents.
2.ANIMALS ARE NOT PERMITTED in any part of the unit by guests unless approved at the time of the booking in specified units only. PLEASE BE CONSIDERATE KEEP PETS ON LEASHES AT ALL TIMES. Any damage from pets to the units will be charged. Must clean up after your Pet in complex area. (___ small dog __________ on this case)
3.SMOKING IS NOT PERMITTED in any part of the unit by either residents or guests or a min. $200.00 fine will be charged.
4.The occupant is responsible for the conduct of his/her guests at all times, ensuring that their behavior is neither offensive to any occupant of the buildings, nor damaging to any portion of the common elements.
5.An inventory of the contents of your specific rental unit has been made. Articles that are not accounted for after you depart will be charged. The contents of your unit should not be lent out or exchanged with the contents of another unit.
6.Delivery of instructions and access information will be emailed 10 days prior to arrival. In case of fire, sale or similar events, we reserve the right to return all monies paid.
To assist you in enjoying your vacation at Village On The Lake we offer the following information on terms, conditions and policies for guests:
1.Your rental unit has been thoroughly cleaned prior to your arrival and will be cleaned after you depart. Excessive cleaning charges will be applied to your deposit dirty dishes, unwashed pots/pans, removal of crayon etc, excessive soiling on walls, floors, fridge, stove or if garbage is not removed from the unit. Bedding must be washed and left folded on each bed; please do not make beds or cleaning service will strip bed and re-wash.
2.Please do not use bleach on colored linens/towels. Candles are not allowed due to melted wax damaging surfaces. Please keep fruit in the fridge at all times as fruit flys will multiply. Please burn off the BB-Q after each usage.
3.In suite laundry machines and dryers are available to guests. A starter kit of the basic supplies including liquid hand soap, garbage bags, toilet tissue, dishwasher detergent, and liquid dish soap and laundry soap. Guests should bring their personal toiletries and beach towels. Towels supplied in the units are NOT for outdoor use.
4.The garbage bins at Village on the lake are at located on site; please use the recycle bin for items available for recycling.
5.When leaving your vacation home unattended, please close all the windows and lock all the doors. This will provide security.
6.No hard shoes allowed on hardwood floors. Clean soft shoes only
7.For reservations: Deposit of 150.00 with receipt of contract. No deposit required if previous years damage deposit was held for next year’s reservation.
D)Max. 6 people for all above rates a one-time charge of 75.00 for extra guest, Max. 8 guest, please apply 5% discount for review made on previous stay being year prior on .
Please remember to leave place as stated below or extra charge for cleaning will be charged from damage deposit. All monies must be in my account by 3 weeks prior to stay, any NSF cheques will mean void of contract and the right to refuse use of my unit, with no refunds. Deposits held for reserving following year are non-refundable, if not informed prior to Dec. 31rst of the year prior to reservations. Please close blinds and turn off air conditioning when you go out. Do not run AC with windows or doors open, or unit may freeze up, being no cold air for the day at least, please burn off BB’Q before leaving.
8.CHECK OUT TIME IS 11:00 AM. NO EXCEPTIONS.
9.PARKING is one marked covered area marked 108 and one non marked behind building, guests have ample parking. There are no phones in the units.
10.Property damage and missing items will be charged back to guest if property is damaged during stay. Guests agree to report IMMEDIATELY to myself any damage found or missing/ broken items in the unit.
11.Excessive noise is not permitted. Quiet hours are between 11 pm and 9 am please. We reserve the right to evict within 12 hours notice should we receive 2 or more complaints and should those complaints contravene our stated policies, all pre-paid rents, deposits and purchases will not be refunded.
12.Internet wifi is available; you are responsible for any wrongful use of the internet site.
13.Please remember you have neighbors, and keep the stereo at a reasonable level, at quit time this should not be loud at all , thanks.
14.Pool closed at 10:00pm, quit time is 11:00pm, if security is called for noise issue’s loss of deposit may be incurred, due to the fine strata charges for calls to units. You may also phone security, if you encounter excusive noise. Text or email me also so I can follow up.
On your departure day please ensure that you have packed all of your belongings; removed the trash; started the last load of dishes in the dishwasher, and one load of towels in dryer is ok, etc or excessive cleaning costs will be incurred. Close all the windows & lock the doors; turn off lights, fireplace and kitchen appliances; Bedding being fitted, flat sheets and pillow cases to be washed and left folded on the beds. Duvets covers are taken care by cleaners.
Precautions and Safety Warnings at Village on the Lake.
** ABOULUTLY NO GLASS OR PETS AROUND POOL AREA!!!** There is plastic and unbreakable drinking supplies provided. Bikes should be locked if brought; around pole in parking area is a good location, under stairs.
•Do not leave personal sports equipment unattended. Watch your footing on outside decks, steps, driveways, and walks.
•HOT TUBS AND POOL: USE IT AT YOUR OWN RISK.
oNo glassware, bottles, allowed in the hot tub or pool area and dock.
oChildren 12 & under must be accompanied by an adult.
oNo diving; No horseplay; Do not immerse entire body in hot tub.
oConsult a Physician before entering the hot tub if pregnant or have cardiac condition.
oDo not use hot tub alone.
oDo not use under the influence of alcohol or medication for cardiovascular or nerve disorders.
oElderly persons or persons with heart disease, diabetes, high or low blood pressure should not use hot tub. Water temperature shouldn't be over 40 degrees

CANCELLATIONS - A (90) day notice is required for cancellation.
Cancellations that are made more than (90) days prior to the arrival
date will incur no penalty of rental fee, but will lose deposit. Cancellations or changes that result in a shortened stay, that are made within 90 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. Main aspect as long as “said week” is rebooked to someone agreed by contractor, monies will be refunded. Any disregards to this contract, I reserve the right to refuse access to my unit.
