The property will be rented for a total of ___ nights beginning at 4:00pm o(URL HIDDEN)the (“Check-in Date”) and ending at 10:00am on(URL HIDDEN)(the “Checkout Date”). Extensions to the arrangements may be available if possible but must be arranged in advanced with the Homeowner. There is absolutely no guarantee that the unit will be available after the ending date, and it will be necessary for the Homeowner to forcible remove the guest once the lease has ended if an extension is not granted.
This Short Term Rental Agreement (the “Agreement”) is made by and between Lateasha Whiters/Louis Whiters (“Homeowner”) an(URL HIDDEN)(“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Maximum Occupancy Rental Party: The rental party shall consist of only the number of guests on reservation request. Additional guests should be cleared with homeowner.
The property is furnished and includes everything as per the Home Inventory Check List.
Pots/pans, dinnerware, coffee maker, stove, refrigerator, microwave, Wi-Fi modem, linen, two TVs, two DVD players, living room set, dining room table, 1 full size bed, 2 queen beds, towels, iron board, blow up mattress, and pillows.
Rental Rules: Guest agrees to abide by the rental rules at all times while at the property and shall cause all members of the rental party and anyone else guest permits on the property to abide by the following rules at all times while at the property.
Treatment of Property
Certain rules apply during use of the property. The unit is furnished and includes appliances. These items must be treated respectfully. Additionally, the following rules must be strictly obeyed:
1. Guests shall perform no redecoration, maintenance repairs or replace equipment without written approval of the Homeowner.
2. Towels should not be used to remove waterproof makeup. Please do not get any waterproof makeup products on the linen as well. Guests will be charged to replace linen if stains cannot be removed.
3. Profanity, obscene or loud language is absolutely prohibited on the Premises. Guests obligates himself and those under her/him, not to do or permit to be done anything that will annoy, harass, embarrass, discommode or inconvenience any of the neighbors in the area.
4. Guests shall have no dogs, cats, or other animals on the premises.
5. The rented premises shall be used and occupied only as a private residence and no business of any kind shall be conducted.
6. ONLY OCCUPANTS AND NUMBER OF GUESTS LISTED ON THE RENTAL AGREEMENT SHALL OCCUPY THE HOME DURING THE RESERVATION PERIOD. IF GUEST PLANS ON ALLOWING ADDITIONAL GUESTS (IN ADDITION TO WHATS LISTED ON AGREEMENT ABOVE) TO OCCUPY THE HOME PLEASE MAKE SURE YOU INFORM THE HOMEOWNER OF THE CHANGES. THE GUEST MAY INVITE FAMILY AND FRIENDS OVER TO VISIT WITHOUT HOMEOWNERS APPROVAL. ANY DEVIATION FROM THIS WILL AUTOMATICALLY TERMINATE THE VACATION AGREEMENT AND GUESTS WILL BE ESCORTED OFF PROPERTY IMMEDIATELY BY AUTHORITIES.
7. Involvement in any illegal drug activity will be automatically grounds for termination of this Vacation Agreement. This rule will be strictly enforced with no exceptions.
8. There will be no removal of any items in the home.
The Guest agrees to indemnify, defend and hold harmless the Homeowner from any injury, loss or damage suffered by the Guest or by any person visiting the Premises, or in any common area during this agreement except for any injury, loss or damage which may be caused by the direct negligence or unlawful act of the landlord or tor which the Homeowner may be statutorily liable.
If the guest is given a gate card/remote to the home and he/she must return at the end of Lease Agreement. Place gate card/remote on dining room table so it is visible. There will be a $45 charge for any lost gate cards or gate remotes.
Access: Guest shall allow Homeowner access to the property for purposes of repairs and/or inspections. Homeowner shall exercise this right of access in a reasonable manner.
Rental Rates and fees are allocated with Airbnb. All rates are final. Please refer to reservation terms and guidelines at www.airbnb.com.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
The parties agree to the terms of this Short Term Rental Agreement, as evidenced by the signatures set forth below.
