Our property is situated walking distance to the beach, Walgreens in few steps, the major hotels like: El San Juan, Intercontinental, Ritz Carlton and Embassy Suite. You can walk to the casino Embassy Suites or Ritz Carlton. Complex has a FREE (no charge) washer and dryer for the all the guest.

You are renting a totally furnished and equipped apartment, with one assigned parking space if the unit has one. There are no additional parking spaces (NO EXCEPTION). Each unit is individual furnished and equipped to suit the Owner’s particular tastes and needs. The inventory is based on our minimum requirements. Our apartments include more than the mínimum inventory but this is an Owner’s option and not all of them include the same extras. Any inventory purchased by the tenant for personal use will not be reimbursed.

Tenant will use the property only for the said purposes and will not sub-contract to anyone. It is not allow use the premises for illegal activities, or against good will. If you bring more people than you indicated on this contract, there will be an extra charge per person $25.00 per NIGHT. If renter or tenant has other guests, it MUST be with previous consent and approval from the Agent.
NO PETS ALLOWED. If you come with pet you will be obligated to vacate the premises immediately

Tenants who do not return all the keys, parking card and beepers by 11:00 A.M. will be charge an additional day’s rental. Arrangements can be made before hand for tenants with a late departure. If the tenant fails to make these arrangements tenant will be charged an additional day’s charge.

Tenant accepts the responsibility, to properly maintain assigned unit during occupancy and agree to replace, repair and/or pay for any breakage, damage or loss caused by tenant or guest of the tenant during occupancy. Tenant agrees to report any damages immediately and should the problem intensify due to failure to do so, the tenant will be responsible for the expenses due to negligence. Problems within the unit will be corrected within a reasonable period of time. Any situation that might arise not during hours that our office is not normally open must wait to be resolved the next working day.
Neither AGENT or the Owner assumes any responsibility for problems in the building or problems related to the utilities companies. And not responsibility, whatsoever on behalf of the tenant during their stay in Puerto Rico. Our obligation is to provide the client with a fully furnished apartment.
If for any reason beyond our control the apartment you have been assigned is unavailable, AGENT has the right to place in comparable unit or up-grade your accommodations

The condo has the following rules a $25 to up of a fine could be imposed for any of these violations. Must obey the following rules:
a. The comfort or rights of neighbors must not be interfered with. This means that loud music and annoying sounds, smells and lights are not allowed.
b. Nothing may be placed on or attached to window sills, windows exterior walls of the apartment or in the hallways, stairs, or public areas.
c. Tenant will not hang clothes or rugs in a visible place. Dusting rugs or other objects from windows or outside apartment and emptying garbage outside the designated areas is also forbidden.
d. Tenant will have the right to use the facilities and to park only in assigned space. Use of a parking space assigned to another Apartment will result in a fine given by the Police Dept. as per Law# 142, which payment will be the sole responsibility of Tenant.
e. Use of Barbecue in balconies will result in a fine given by the Fire Department & Condominium Association which payment will be the sole responsibility of Tenant.

Final cleaning fee and Maid Services do not include: comforter dry cleaning, washing dishes, pots, pans and throwing trash away for which there is an additional $25.00 charge per item. Furniture must be in the same position as found; if not, there will be an additional $25.00 charge.

NO SMOKING ALLOWED THE APARTMENT. If you have smoked in the apartment you will be charged for a cleaning service provided by a private company that specializes in these cases. The price depends of the intensity of the odor.

The tenant hereby releases the Owner and AGENT from any responsibilities or ability, whatsoever regarding the tenant’s person or personal property while residing in the unit and are not responsible, whatsoever on behalf of the tenant during their stay in Puerto Rico. In the event of a court action arising under the terms of this contract, the court of San Juan shall have jurisdiction and venue over the parties.

Overall we had a nice experience here- Even though they had AC and fans the apartment feels a bit warm. Location it's great and was easy to find.

The apartment was exactly like the pictures and the place was clean and beautiful. Its a pretty central place; walking distance to restaurants, the beach and Brava nightclub. I have no complaints, thank you for the hospitality Annyd

This place was great! The host was very informative and straight forward. All the pictures are accurate, it is also very clean and had all the appliance besides an ironing board and iron which I really needed, but that it honestly my only complaint. I came in a group of 5 and we all stayed very comfortable, a little warm even though it had air conditioning just not as strong as I would of liked it to be. Definitely a place to go back though.

Although we had an issue arriving, AnnyD was very quick to respond and handled our situation. Overall it was a great place to stay, walking distance to the beach, Walgreens around the block, just a bit of outside traffic noise

All in all pictures of the apartment are accurate my main problem was the roaches that were there the host was gracious enough to compensate a day since we found the roaches later on in our trip. Water pressure needed to be fixed in shower but great location

I came to Puerto Rico with a group of 5 (including myself). We wanted a place within walking distance of the beach that wasn't too pricey and was reasonably close to both El Yunque by car and Old San Juan by taxi. Annyd's place was all of this and more: the furnishings all looked to be brand new; the place was extremely clean; and we found a few restaurants and bars in Isla Verde! It really is just a short walk across the main stretch (Isla Verde Avenue) to the beach. It's on the "right" side of the main highway that cuts through, so you don't have to cross it to get to the beach (though you do have to cross Isla Verde Avenue, which is just a busy street). My friends who stayed in the bedroom closest to the gated-in balcony said the noise of the highway traffic was a little troublesome. We bought some earplugs and they slept well for the rest of the trip. No amenities were included (soap, shampoo, toilet paper), which was made clear in the AirBnb description. Overall, I'd gladly stay here again on the next trip.
