Proche de tout : lac Léman (10-15 min. à pied), commerces, restaurants, musées, casinos, stations de ski, Montreux/Riviera, etc. Bâtiment modeste mais appartement rénové et bien équipé. Idéal pour découvrir Genève à pied. Parking public à 50 m. Mon logement est proche de L'Usine et Place du Molard. Mon logement est parfait pour deux voyageurs qui dormiront dans des chambres single séparées.

The elevator is not wide and there are a few steps to climb before reaching the lift ( not suitable for people who absolutely can not climb a few steps) .

- THE DEPOSIT MENTIONED WILL NOT BE CHARGED TO THE TRAVELER AND WILL NOT BE SUBJECT TO A DEBIT AUTHORIZATION AT THE TIME OF BOOKING. It could be charged by Airbnb after the stay in case of damages and if no agreement is found between the guest and the host.

- The Tenant shall use the rented accommodation peacefully and furniture and equipment according to the destination that was given to them by the lease; he is liable for damages and losses that may occur during the contract period on the premises under its exclusive use.

- The Tenant shall maintain the leased property, and will return it in a clean state and local repairs out of contract. He must notify the Lessor immediately of any defect or damage. If objects in the inventory are broken or damaged, the Lessor may claim their replacement value.

- The Tenant will reduce noise likely to annoy the neighbors, especially those issued by the Radio, TV and others.

- The Tenant is notified of the following obligations:
• If any liquid falls on the floor, it should be wiped off immediately.
• There is no smoking in the apartment (allowed on the balcony).
• The window and the shade of the kitchen should be closed when no one in the apartment.
• Pets are not allowed.
• Do not throw anything other than toilet-paper in the toilet.

- The Tenant shall have no recourse against the Lessor for theft and depredation in the leased premises.

- The Tenant will respect the maximum number of people allowed to enter the premises.

- The Tenant cannot object to an inspection of the premises if the Lessor or a Lessor's agent request it.

- Tasks to be performed by the Tenant at the end of the lease, prior to departure:
• Sweep or vacuum floors.
• Put objects or possibly moved furniture on their original place.
• Wash dishes. In case of lack of time, put it in the dishwasher.
• Remove the towels used in the linen basket bathroom.
• Remove the sheets, duvet covers and pillow cases and leave them on the beds used.
• Put everything to throw in the trash, empty all trash and remove everything in the local garbage from the building (next to restaurant; opens with black key).
• If an appointment cannot be fixed with the Lessor for the departure : check that all lights and electric stove are off, close all windows, lower the shade of the kitchen, lock the entrance door of the apartment and drop the keys in the letter-box.

- If the above is not observed and / or in case of failure to return the property in a good state of cleanliness, the Lessor is entitled to retain the sum of 150 Euros on deposits, as costs of storage and cleaning.

The Tenant should have a comprehensive insurance policy or must contract it to hedge against the risks (flooding, fire ...).
He's also recommended to have or to contract a cancellation insurance.
The Tenant shall bear alone all the consequences for failure to comply with obligations and tips mentioned above.

In case of failure by the Tenant to the contractual obligations, this lease may be automatically terminated by the Lessor with immediate effect, without any compensation.
