Bakoven Beach House is situated in Bakoven, Cape Town, South Africa on the beach and is surrounded by the Atlantic Ocean and majestic Table Mountain’s Twelve Apostles as it‘s back drop.

Stepping inside, one becomes absorbed into its simplistic luxuriousness and the way it intertwines naturally with the surroundings of the beach, ocean, seaweed, boulders, fauna and flora.

Bakoven Beach House accommodates up to 8 persons; couples, solo adventurers, business travellers, families.

House Accommodation:
Bakoven Beach House has been decorated with furnishings that blend with its beach environment allowing for a relaxed holiday, a short or long term stay.

The open plan modern kitchen is furnished with all the necessar(URL HIDDEN) furnishings for entertaining. The dining area has seating for 10 to 12 paxs.
The Lounge has comfortable settees and chairs for luxuriating in front of the TV and the fireplace. The wooden deck off the lounge has dining table, umbrella and a cadac gas braai. All surrounded by superb ocean, beach and mountain views.

The Studio Bedroom is separate from the house and overlooks the swimming pool, which has been designed around the granite boulders of Bakoven Beach, making it very private.

The Sudio Bedroom also has the washing machine and tumble dryer for laundry.

The house is fully alarmed and has security contact.

The four Bedrooms have plenty of cupboards and all sliding doors and shutters open completely onto the courtyard, whilst the Studio bedroom leads onto the swimming pool.

Guests staying at Bakoven Beach House can communicate easily with the manager of the property. On arrival they will be shown around and given keys etc. If guests need to make contact during their stay they are welcome to call at anytime. On departure keys will be handed over etc.

- Bakoven Beach House Terms and Conditions Bakoven Beach House Terms and Conditions for the property which state the terms which the property is made available for use to guests which are accommodated at the property are as follows: 1. Registration Form: To be signed by the parties renting the said property for holiday or short term accommodation, on confirmation of accommodation rental, prior to arrival. 2. All parties residing on the property are to familiarize themselves with the provision of these terms and conditions. 3. Arrival and Departure Times: Check-in is at 2pm on the day of arrival Check-out is at 10am on the day of departure Requests for earlier check-in or later check-out are subject to availability For arrivals after 7pm or before 7am an additional check-in/out fee of ZAR R300 will be charged 4. Security Deposit: On booking you will be notified of the separate security deposit amount which is 10% of total booking accommodation cost, not less than ZAR R20000. This is payable 10 days prior to arrival. The security deposit will be held against the cost of any damages or breakages to the rental property or its contents, any telephone charges, lost keys, remotes and replacement of locks and any other unforeseen damages or breakages that may occur at the time of the rental, which Bakoven Beach House will be entitled to deduct such cost as deemed necessary. Upon departure: Post- departure check is required, the outcome of which will be deemed to be conclusive, you will be notified of any charges to be deducted from the security deposit within 14 days of the end of the rental period, after which the balance will be released and a 5% admin fee will be charged on any damages and breakages. 5. Cleaning Service, linen and other services Cleaning Service is done twice weekly. Linen is generally changed twice weekly Linen and towels are provided. Once booking is confirmed you will be informed about the times and dates of the cleaning service during your stay. If additional cleaning service is required this service would be an additional fee and would be paid directly to the cleaner by yourselves. Garden and Pool Service is done once a week and will continue during all accommodation rentals. 6. Children and Adult Safety Issues and Liability Child safety issues: Children need to have adult supervision at all times in the rock pool area. The stairs leading downstairs to the bedrooms, children need to be supervised as there are no railings. Outside on deck children need to be supervised because of the rocks on to the beach, the steps to the downstairs courtyard and the railings which overlook the courtyard. Please see video and pictures on site. Bakoven Beach House and its owners and manager will not be held liable in any way whatsoever for any act, neglect or default for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which any child, children, guests, their guests invitees; friends or family, may suffer or incur arising out of or in any way connected with the property rental, whilst on the property at the time of the rental and for the length and duration of the stay on the said property. 7. Swimming Pool The swimming pool is used entirely at your own risk and is not supervised in any way or equipped with child safety nets or fences. Pool is not heated. Pool is a salt and chlorine pool. Pool has a waterfall area which is not safe for children. All children to be supervised when using the pool. The swimming pool is cleaned once a week. 8. Telephone and Internet Service There is internet access for guests’ usage. There is no telephone usage. 9. Use of Property The said property may only be used as private rental accommodation and not for any photographic or film location work or as a venue for any function, wedding, party or event involving the rental guests or any other persons. Unless otherwise agreed to prior to the booking and specific details are agreed and adhered to. If Bakoven Beach House Owners or Manager become aware of any unauthorized use of the property, the rental guests and or any other persons will be required to cease such usage immediately and if deemed necessary the rental will be terminated immediately and the guests will be required to leave. In the event of such circumstances if there are any costs incurred relating to the above circumstances, these costs will be deducted from the Security Deposit by Bakoven House its owners and manager and all rentals for the period of the rental booked is non-refundable. 10. Maximum number of guests All names, surnames, identity no’s or passport no’s and mobile no’s of the occupants that will be staying on the property, must be provided on the Registration Form and Booking Contract. The number of guests staying on the property shall not exceed the maximum number of guests being 8 peoples. 11. Animals No pets are allowed. 12. Smoking Policy There is a non-smoking policy for smoking within the house of Bakoven Beach House. Smoking is permitted outside. All cigarettes and cigars, tobacco etc. need to be thrown away into a refuse container. The exterior environment, being the outside premises of the property and the beach area must be respected and cigarettes and cigars, tobacco are not to be thrown and left in the bushes, on the ground and sand or any other outside area, as this is a fire hazard. Additional cleaning charges may be charged if this policy is not adhered to. 13. Behaviour and Noise and Illegal Substances: Persons, guests and their invitees; friends or family staying on the property and or visiting are responsible to behave in an acceptable manner. At all times to consider the close proximity of the surrounding neighbours and to be considerate of them. The person who signs the Registration Form and Booking Contract is responsible for the behaviour of the other guests on the property, the guests staying on the property and the guest’s visitors. Noise restriction: It is not considered acceptable behaviour if excessive noise is made and if loud music is played after 10.30pm at night. Illegal Substance Usage: If anyone of the guests or guest’s visitors and their invitees; friends or family are found to be using any illegal substances of any sort, all the guests may be required to vacate the property without notice. In the event of such circumstances if there are any costs incurred relating to the above circumstances, these costs will be deducted from the Security Deposit by Bakoven House its owners and manager and all rentals for the period of the rental booked is non-refundable. 14. Responsibilities All persons staying at the property and named on the Registration Form and Booking Contract are responsible to pay for and be responsible for: a. Any losses and damages to the property or premises, however caused – normal wear and tear excluded b. To leave the property in a clean and tidy condition at the end of the rental period and to take good care of the property while staying in it c. To allow the property manager and owners reasonable access to the property as is deemed necessary d. Not to part or share with anyone , any part of the property’s possessions other than with the persons staying at the property e. Not to cause any disturbance, annoyance or become a nuisance to any neighbours or occupants of adjoining premises f. To set the alarm when leaving the property, to make sure all doors and windows are locked 15. Alarm: It is the responsibility of the person named on the Registration Form and Booking Contract to make sure the alarm is set and alarmed, all windows and all exterior doors and the studio doors are closed every time the property is left unoccupied or when retiring for the night. Should there be a burglary and the alarm is not set, you will be held responsible for all replacement and repair costs. 16. Winds: Due to the high winds and unexpected rains we can experience, it is imperative that all windows and doors are properly locked and secured when leaving the premises or retiring for the night. If there are any outdoor cushions, they will need to be stored inside as they may fly away in the wind and if so you will be held responsible and will be charged accordingly and the replacement cost will be deducted from the Security Deposit. 17. Parking: The parking available on the property; within the gates is for 1 vehicle, just outside is for another vehicle. All other vehicles to be parked in the parking zones made available in the road. No parking is allowed to block the neighbours entrance or driveway to their houses. 18. Refuse: Refuse is collected every Monday. Just outside the gate is the black municipal bin. All dirt to be put into black bags and then placed in the bin. 19. Gas: Cadac Braai and fires and fireplace The Gas Cadac Braai is only a gas braai. The fireplace in the lounge and Main bedroom are gas fires only. No wood fires or any other fires are allowed on the property 20. Property Description: The property description on the website is made in good faith and is believed to be accurate. 21. Complaints and problems during your stay: If you or the guests staying on the property have any complaints and problems during your stay, please let the manager know as soon as possible so that they can be remedied. However, we, the owners and manager are not responsible for issues out of our control such as failure of the water supply, electricity, telephone and internet services, TV, fireplace, gas braai, pool filtration, or any of the appliances. We will do our best to resolve any problems as soon as possible once notified of them. We must stress the importance of bringing complaints or problems to our attention as soon as possible during your stay as we cannot be expected to help if you only notify us following your departure. In the event that you vacate the property without our notification during the rental period, you will lose any rights you might otherwise have had to compensation. 22. Emergency Call-Outs: If there is an emergency please call the manager’s mobile number and we will endeavor to assist resolving the issues of an urgent nature as soon as is possible. It will not always be possible to resolve issues outside of regular working hours, at weekends or on public holidays. In the event you require emergency after hour assistance for example; lost keys, locked out of property, etc you may be required to pay a call-out charge of ZAR450. 23. Liability: Bakoven Beach House and its owners and manager will not be held liable or accept in any way whatsoever for any act, neglect or default for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which any child, children, guests, their guests invitees; friends or family, may suffer or incur arising out of or in any way connected with the property rental, whilst on the property at the time of the rental and for the length and duration of the stay on the said property. 24. Insurance: All guests are strongly advised to arrange comprehensive insurance against travel and other related risks as any loss or damage including theft of personal items cannot be claimed against the property insurance. It is the responsibility of the persons named on the Booking Registration Form and Contract Form and those accompanying them to fully insure their personal items and also to keep the property secured by setting any alarm and securing all doors, windows and gates when going out. Bakoven Beach House and its owners and manager will not be held liable in any way whatsoever for personal losses of any sort. 25. Authority to sign: The person who completes the Registration Form and Booking Contract certifies that he or she is authorised to agree to these conditions on behalf of all persons named on the Registration Form and Booking Contract, including those submitted at a later date. The signatory is over eighteen years of age and is one of the guests intending to occupy the property and he or she takes full responsibility for any persons occupying the property during the booking period. 26. Breach of Accommodation Contract and Terms and Conditions: If any of the Terms and Conditions listed herein are breached by any of the persons named on the Booking Registration Form or any of the Accommodation Contracts by any of the guests or guest’s invitees; friends or family, we reserve the right to enter the property and terminate the rental agreement with immediate effect. 27. Signature of Registration Form and Booking Contract: It is hereby understood that once the Registration Form and Booking Contracts are completed signed and received, that the guests staying at Bakoven Beach House are fully aware of and agree to the Terms and Conditions set out herein. 28. Governing law and Jurisdiction The Terms and Conditions herein set out are governed by the validity, construction and performance of the South African law. It is agreed between Bakoven Beach House its owner and manager, and the persons named on the Registration Form and Booking Contract that any dispute shall be subject to the exclusive jurisdiction of the South African Courts.
