Thank you for booking with us! We are excited that you chose our villa for your vacation. This packet provides standard terms and policies in short term rental. If any questions come up between now and your arrival date, please, feel free to call or email.
***Please read carefully.***

1.BOOKING AND ACCEPTANCE:

The party leader must be at least 25 years old and agrees and acknowledges that signature and payment of the rental sum to the owner will signify their full acceptance of these terms, conditions and policies.

2.PAYMENT:

The guest agrees to pay the total rental fee as set out on the rental summary by the due date.

¬Booking deposit:
To secure and confirm your reservation, an initial payment of $250/week or 25% (for more than 7 nights stays) is required, is non-refundable and is part of the total rental fee.
¬Balance of payment:
The balance of payment will be the total fee minus the booking deposit.


3.CANCELLATION POLICY:

In the case of a cancellation, the following conditions will apply:

If cancellation is at least 45 days prior to arrival:

The $250 booking deposit and the (SENSITIVE CONTENTS HIDDEN) fee is not refunded but no other amounts are due.

The $250booking deposit can be used for another reservation within 1 year of the original booking.
**The new reservation must be submitted within 30 days of the cancellation.

If cancellation is 30 days or less prior to arrival:
There are no refunds.

¬We strongly suggest that you take out an insurance, at the time of booking, to cover any cancellation charges, plus normal travel insurance to cover in respect of illness, injury etc.

4.CHECK-IN/CHECK-OUT:

Please note that check-in time is after 4:00 pm, and check-out time is no later than 10:00 am. You may be able to check in early or have a late check out if we don't have guests coming in the same day. Please contact us if these options are needed.

5.POOL:

The pool has a maximum depth of five feet. Please understand that there is no lifeguard on duty, and therefore the use of the rental property and pool area is entirely at your own risk. Misuse of the pool area (e.g. running around, diving or misconduct) is strictly prohibited. Non-swimming children and adults should not use the pool without adequate supervision.
¬Pool heating:
We are happy to provide the option of pool heating. In order to provide this service as low cost effectively as possible, we ask that you read the following:
ϖPool heating is provided for an additional fee, and is only permitted for those guests staying for a minimum of 4 days.
ϖIt takes between 12-24 hours for the pool temperature to increase. The pool temperature will be heated between 82-84 degrees Fahrenheit. (26-28 Celsius). It is very important to put back the pool blanket after use and at night to keep the water temperature to this level.
¬The pool pump is on for approximately 8-10 hours per day.
¬If the air temperature falls below 55 degrees Fahrenheit (13 Celsius), the pool heater may shut down, as a safety precaution, which will obviously reduce the temperature of the pool.
¬Please under NO circumstances interfere with the pool valves/equipment; not only can unbalance the chemicals which are placed in the pool for your safety, you can also damage the hard surface/tiling of the pool. Such damage would be very expensive to repair, thus would incur loose of your damage security deposit, plus a large additional fee payment.
¬We take every precaution to ensure that the pool heater functions correctly. However, like any mechanical device, there are occasional breakdowns. In the event that the pool heater should break down, we will make every effort to repair it in a timely manner. >>Please note that credit for pool heating will be given only for the days following the notification of the malfunction, up until the time the malfunction is rectified. However, NO credit can be given for the inconvenience of not having pool heat, such as during very cold weather.

6.POWER, WATER, PHONE AND CABLE FAILURES

We occasionally experience power, water, phone and cable failure that is beyond our control. Please report such incidence whenever they occur, in order to help to resolve the problem. However, as such problems are often beyond our control, NO refunds can be given for such occurrences.

7.PROPERTY OCCUPANCY LIMITS

Please note that Florida law puts limits on the number of occupants permitted to stay overnight in a vacation home. Our villa can accommodate 12 guests comfortably. In the event of an infringement and you have a higher occupancy than permitted; you will be required to vacate the property. In this case, there is no refund on the rental charge.

8.NO SMOKING OR PETS

For the health and courtesy of our guests, our villa is a smoke-free environment. We also do not permit any animals inside the house. We hope that you understand and respect these polices. Not respecting these rules will occur in an extra cleaning charge and you will be asked to leave the villa immediately.

9.WHAT IS PROVIDED?
Our villa comes completely furnished and fully equipped for all your self-catering needs. It is a home away from home residence. We try to provide each guest with everything they will need. All linens, towels are provided. Kitchen is fully equipped and has all utensils, silverware, glassware, dishes and cookware you will need. Starters of spices are provided. Our laundry room is equipped with a washer and dryer, we provide detergent for two loads. Starters of toilet paper, and hand soap are provided but you may need to supply more of these as your vacation progresses. In addition, basic toiletry items such as shampoo, body wash, toothpaste are not provided as well as grocery supplies.

Children playpen, high chair and stroller are provided for your convenience. We are not responsible for any injury caused by using these articles. It is the responsibility of an adult/parent to assure the security of their child or baby and that these articles are used correctly.

10. LIMITATION OF LIABILITY

ϖThe party is solely responsible for, and shall secure, all their personal property/belongings, while in the rental property.
ϖThe party leader further agrees to hold harmless and indemnify the property owner for any loss, claims, costs, expenses or actions arising from their party’s use and occupancy of the rental property and pool.
ϖThe party leader should also agree that the owner cannot accept any responsibility whatsoever in the case of accident nor illness, neither in the property itself nor using the pool.
ϖGuests must ensure that children under the age of 18 years old are supervised at all times.
ϖThe owner accepts NO responsibility, nor liability for any loss, damages nor alteration to the terms of this booking, caused by events beyond the owner’s control. Such events include strikes, riots, political unrest, hostilities, war or threat of war, terrorist activities, closure of airports, adverse weather conditions, fire or flood. The owner does not accept responsibility for any accident, injury, illness or damage sustained during the tenancy, regardless of cause. You are thus advised to take full health and travel insurance.
¬PRIVACY: Under no circumstances will the owner sell or provide any of your personal information, on the reservation form to third parties. To ensure comfort, safety and peace of mind, the property is registered with the State of Authority and is in full compliance with all relevant legislation. If the property should be on the market for sale, please be assured that no entry to show the house will be made during your stay.
¬However, the owner and management reserve the right of entry at any time, which also includes maintenance workers for pool and garden etc.

11. B.B.Q GRILL OPTION:

A propane gas grill is available for use by guests who like to barbecue while on vacation. Guests who intend to use the grill during their rental are required to pay a convenience fee of $50/week. This fee provides a clean grill, utensils and a starter tank of propane. There is no obligation to subscribe to this option, in that case the grill will be kept locked for the duration of the rental.

12. THERMOSTAT SETTINGS

Temperatures within the house are maintained via a remotely controlled programmable thermostat (NEST) but you can keep the temperature at the degree that is comfortable to you.

It is imperative that all windows, sliding patio doors and outside doors are closed.

We do not offer any washing or cleaning service during your stay. It is your responsibility to respect the home, maintaining the standard found on your arrival.

The Be Our Guest House in the Orlando area of Florida is more than a great place to stay. The host Keith was excellent with communication and making sure our stay was as comfortable as possible. The location is wonderful for Disney World and Other Orlando activities. I would love to stay here again and would recommend it to my friends and family and anyone else looking to travel to the Orlando area.

What a wonderful vacation we had staying in this awesome home !! This being our first trip to Disney I had so many questions and concerns and immediately from the day we booked Keith was super helpful, quick to respond , and all around a joy. The house was beautiful, exactly the way it is advertised ! When we had trouble figuring out how to get the smart tv to work , he so nicely and promptly walked us through the steps to get it working ;) I would recommend this home to anyone in a heartbeat , I can't say enough good things about it .. it was just that wonderful of a stay !! Thanks Keith ! We will definitely be booking with your family for any future Disney trips!

What a fantastic vacation home for a Disney trip!!! Very family friendly, super comfortable, and very close to shops and restaurants and just a short drive to Disney. We had a wonderful time and the kids are already asking when we can go back.

It was a calendar mistake. I had recently received a booking for the same dates through (SENSITIVE CONTENTS HIDDEN) and thought the dates were blocked on Airbnb because my calendars are synced. As soon as I received the booking email from Airbnb I communicated with the guest and apologized deeply for the confusion and canceled the booking within minutes. I offered the family a 20% discount on any available date in the future. I have made changes that will not allow this to happen again.
