The 10 Basic, Common Sense rules to prevent confusion:
1.The term Guest shall apply to all members of the party accompanying the primary guest on any confirmed reservation. The primary guest shall be responsible for the actions of all members of their party. Guest shall maintain the premises in a good condition, and use the premises only in a careful and lawful manner. 4.Guests shall be good neighbors respecting the rights of the surrounding property owners. Quiet hours are between 10 PM and 7 am. During this time, indoor & outdoor noise should be kept to a minimum. Only registered guests are allowed in the house, at all times.
5. No smoking, or burning candles, are permitted.
6. We are located adjacent to a large State Wildlife Management Area, where hunting is allowed. During hunting season, it is required that users of the area wear orange. We have vests for our guests to use. Hunting is not permitted on, or adjacent to, our property.
7. Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws. All firearms must be kept locked at all times on the property.
8. Only legally registered vehicles may be brought onto the property, and there is no vehicle maintenance or washing permitted on the property. The use of ATV’s, and other off road vehicles, is prohibited in the Management Area, and on the property.
9. No Fireworks and other hazardous materials shall be stored and/or used on or around the property.
10. Guests shall hereby indemnify and hold harmless the Owner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. They expressly recognize that any insurance for property damage or loss which the Owner may maintain on the property does not cover the personal property of Guests.

Chas and Em are phenomenal hosts! They were kind and welcoming from the moment I moved in. I stayed with Chas and Em for 3 months over the summer while I worked in Newport. The house is gorgeous and kept very clean. There are bicycles and helmets to borrow if you'd like to ride on the gorgeous bike path right down the road and many other amenities to use if you've forgotten your own. I cannot say enough wonderful things about both the house and the hosts. I would stay with them again in a heartbeat.

Fun place to stay! The hosts are generous with amenities like chilled beverages and snacks. Everything was clean and comfortable.

Fabulous place with wonderful hosts. Chas and Em went out of their way to make my stay exceptional. The house is quiet and surrounded by nature. There is a nearby bike trail perfect for jogging or walking. Easy access to transportation as the house is within walking distance to the train station. 5 Stars!

This property is a nice big house with lots of bedrooms! This was our first time using airbnb so we weren't sure what to expect. We needed a place for my fiancé for 2 months so this was perfect for us! It was so nice to get away from the city and put him in a nice quiet area! My fiancé, Chris, loved the sound of the trains going by as the tracks are just beyond the backyard! The kitchen is redone and absolutely gorgeous and the rest of the home is so warm and cozy. That amazing three season porch is so cool too! Would be a great spot in the spring! It was nice having them next door too. If Chris ever needed anything they were there for him. He even enjoyed a nice meal one morning with Charlie and Emily! We hope to see you both again sometime, maybe at a good show in town! Thank you so much Charlie and Emily for your hospitality and I was so happy to have met you too! (Lincoln AND I!)

I booked the room for my son who was in between his summer rental and his fall rental and needed a place for a few nights. Em was in constant contact with me to make the transition as smooth as possible and my son really enjoyed his stay. Perfect hosts!!
