The cottage is located on West Shore Rd. in Grand Isle on the "Broad Lake" looking across Lake Champlain to the Adirondacks. The cottage is rustic but cozy with 4 bedrooms. The downstairs has a living room, bathroom with shower, and kitchen that joins a covered porch.
The land is flat with plenty of room to play . There are fairly steep stairs that go to the lake and a dock. A great place to watch the sunset! Depending on the lake level there is a shale beach which my kids love to explore.

The Champlain Islands are great for biking, blueberry picking, wine tasting, and of course lake activities. Located only 3 miles is Ladds Landing Marina and just over the draw bridge in North Hero is Heros Welcome.

The cottage has a shared driveway which you will turn North (right) to park. The land is very private and is outlined by a decorative cedar fence. There are two sheds on the property, which are not part of the rental agreement. We absolutely love and enjoy our neighbor so we ask that noise is kept respectfully down after 10pm.

The cottage is rustic and comfortable. Linens are not provided and there is no TV. Outdoor Grill and fire pit may be used with adult supervision.
The land and water that the cottage is located on is private and has plenty of elbow room to run, play and swim. The stairs that lead down to the lake are steep, so please be careful, especially with children and when they are wet. The cottage is on a cliff, which has a decorative fence and cedar bushes. Please make sure that no one climbs on or over the fence where the land might be unstable.
There are hammocks for your pleasure and relaxation. The sunset is wonderful, I hope enjoy!
There is a grill and fire pit that may be used with adult supervision. If there is a drought or fire is not permitted we ask you to follow the town rules ( you may have to call the fire warden to ask permission).
The lake water here at the cottage is wonderful for swimming, fishing, and floating. It also is a great area of the lake for sailing, usually plenty of wind. It is nice to have water shoes as it is easier walking into the lake.
When leaving the cottage, we ask that you close the windows. If a storm comes up, the rain likes to pour through the kitchen window and the windows upstairs facing the lake.
Quiet time is from 10pm-8am. There is only one neighbor to the South of the cottage.
Our septic is blocked by two logs which is near our clothes line. Please do not move the logs or drive over the septic.
Please park in front of the house or down the grass lane, as we share the driveway.
Trash and recycle bins are located at the end of the driveway. Trash pick up is on Tuesday.
When leaving the cottage, please empty the refrigerator, trash goes into the large bins, and all windows and doors closed.
