· Outsiders (or friends staying at other properties) are not allowed to stay overnight.

· The property is located inside an exclusive residential area. All guests are to maintain a respectful behavior around the common areas, and avoid any activities causing disturbance or complaints from the neighbors, especially after 11PM.

· Any behavior deemed inappropriate by the neighbors, property managers, or any security staff, including excessive noise, parties, destructing partially the property, or any behavior resulting in complaints from other residents or tenants within the building may result in immediate loss of the security deposit and in some cases eviction, and no refunds will be made.

· We don’t expect the unit to be left as clean as it was received, however if it’s found in poor conditions extra cleaning fees may applied.

· All children must be under adult supervision in the property and the common areas, specially the pools and beach clubs. No lifeguards on duty.

· The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is effective, however, it will clog up if improper material is flushed. Do not flush anything other than minimum amount of toilet paper.

· Excessive consumption of electricity (above 30 kilowatts per day) may result in charges in the security deposit.

· The property owner and the property managers work hard to ensure that the property and amenities are in place and in good working order. The property managers will be available to handle questions, complaints and supervise maintenance during regular working days and hours ( Mon - Sat 9:00AM to 6:00PM ). In case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund, rate adjustment or any other kind of compensation shall be made for any unforeseen failures such as occasional interruption of electricity, water, gas, or issues with air-conditioning units, appliances, satellite-tv service, and internet service.

· The property owner and the property managers will not be held responsible for any cases of theft or replacement of stolen valuables from the unit during your stay. Therefore, the guests acknowledge they will be the sole responsible for the unit, and keep the entrance door closed and locked, as well as the terrace doors closed and locked while absent.

· The property owner and the property managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. All guests staying in the property will be responsible for themselves, whether they are registered in the condominium or not. The guest acknowledges that the property owner, the property managers or any of their employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the guest, members of their party or any other guests which the renter or their party have allowed access to the property. Furthermore, the guests will release and hold harmless any and all parties involved with the rental, management and reservation of the property and to release and hold harmless it's owner or representative for any loss or damage to personal property or for any injury.

ANY EXCEPTIONS TO THE PROPERTY RULES, TERMS, AND CONDITIONS MUST BE APPROVED IN WRITING IN ADVANCE.

Tanto el apartamento como el complejo TAO superaron ampliamente nuestras expectativas. El apartamento está equipadísimo y tiene muchos detalles de muy buen gusto. La zona es realmente muy tranquila e ideal para la familia. Está rodeada de vegetación y parece que estás en la selva. Es hermoso. Recomiendo contar con locomoción porque el lugar es grande y las playas están cruzando la autopista, así que es más cómodo tener tu propio auto para moverte cuando quieras. TAO tiene un acuerdo con varios hoteles y puedes usar sus instalaciones, asistir a los shows y todo los servicios excepto las comidad y bebidas que puedes comprar a parte. Realmente quedamos muy bien impresionados con este lugar y sin dudas volveremos. Gracias!

Lugar familiae, seguro, tranquilo! Muy limpio, recomendable para los que les guste hacer deporte , naturaleza. Muy buenas amenidades con hoteles aledaños a un aceptable. Recomendamos rentar carro si quieres tener una mejor mobilidad.

We thought the condo was beautiful. Sadly, only one of the three nights was what we signed up for. The first night there was no power so we needed to move. That we understood. The hard part was no one helped us move our stuff and it was dark and raining. The second day was a little tricky because we were told the unit we moved to may not be available and to pack our bags which we did before an 8a day trip. The unit we moved to was bigger but not clean and there were ants in the kitchen. When we returned we were told we could stay so we unpacked and were then told the place we had rented was now ready! The second night was great and we loved PH5! Great rooftop deck. The third night there was very loud music until 2a. We did ask to stay later but wished that the manger had followed through with his offer to compensate us. My son did get sick and we very much appreciate Pao saying they would clean the sheets. Pao, upon request, let us stay later but given all that happened it would have been nice if the manager followed up with us like he said he would. They did work hard to get the power running again which only happened because of heavy rains. That was no ones fault.

Melissa, thank you for taking the time to reviewing us. I would like to address to each of your comments here... Unfortunately because of the heavy rain that day, the power went off and yes, we needed to come up with a plan B and move you to another unit. The reason we weren't able to help you move your stuff was because you guys returned from dinner later than the office is open until, although we are onsite we were never notified what time you got back - I personally remember that night we were messaging back and forth while you guys were out, so it must have been miscommunication on the time since you know we helped you with your things when you moved back to the original unit, that is not an issue for us (: I'm sorry about the unpacking and packing back - we were trying to make the situation as smooth as possible, the power thing unfortunately didn't depend on us, but hey! we fixed it within 24 hours (: About the loud music; there is not loud noise allow after 11 pm, in case that happen security need to be informed and they always are and they are good about taking care of - I want to mention that if party is going on at one of the hotels because of the eco of the area it sounds like it is closer than it really is, but we have never had an issue with that. Regarding to the reimbursement, is on it's way, we are sorry for the delay it was honestly miscommunication between the manager who helped you and I. I believe our communication was great before and during your trip, we were in touch all the time, unfortunately things happen, like the power.... Hope you visit us again soon and we all have a better experience (:

Unfortunately, the place didn't meet our needs. The apartment is listed for 5 people, but it is for 4 people. The property manager's solution, a very uncomfortable air mattress. In addition, when checking in we left a groceries bag with 3 bottles of alcohol outside the apartment by mistake. After the property manager left the apartment mysteriously the bag was gone. I call the property manager's office to tell him about the bag being gone and he told me that he saw and took the bag since he didn't know who it belong too. Obviously, he took it on purpose. The trip started bad. The place is not very easily accessible and the check in process requires you and your party to go to 3 different locations which requires a car. If you are staying here, you MUST rent a car.

Hola Pepe, thank you for your feedback. This is a one-case only situation as you made originally your reservation for 4 people. After several days after closing the booking, you send us another message letting us know you were adding a 5th person in your group, and because there was no more availability due to the high season we decided to accept your change, but we were clear in our communication about the bedding and equipment in the house; Airbnb can confirm all these. About the bag, please remember this is a gated community, with 24/7 security guards around the complex and whenever they or any management sees a bag left behind they take it and report it in case the guest or resident asks for it. When we received your call we had already the report of the guards and we sent back the bag to your place right away. Finally, as the listing is described, we always recommend to rent a car, specially considering the condo is located in the heart of the Riviera Maya, inside a huge resort and residential complex. It really depends on the guest plans, as there is also transportation available inside the complex.

The RAM PH-5 penthouse is absolutely perfect for our family of 4. We had coffee each morning on the rooftop while the kids slept in and we planned our days. The pictures do not do it justice. It is more perfect in person. The location to Akumal and Tulum is great. Perfect if you want to explore like a local and then return each day either relaxing on the property beach or hanging out on the rooftop with a drink. You can utilize the resort amenities without any hassle. Our goal was to have a great place to stay while trying our best to do the "local" thing in Akumal and Tulum and this turned out to be a perfect fit. Easy access to Akumal, Tulum and Coba. Lots of staff on the property to help as well as make you feel secure. The Tao Wellness Center is perfect and never crowded. Perfect vacation spot if you don't want the nightlife of Cancun but crave the relaxing resort life.
