In the heart of the city, yet enjoying the peace of the Meadows, the room is perfect for exploring Edinburgh by foot, or for simply relaxing in. The flat is a little shabby but I like it and hope you will too. I also rent a second larger room.
This sunny, south facing room is my art studio and so contains lots of canvases, paints and various bits and bobs, most of which are stashed away in cupboards or on the shelf above the bed. The bed is a king sized sofa bed from habitat. It has a foam mattress on slats, and I think it is comfortable, though it does dip at the foot. To counter this I prop that end up on towels. The bed is wide but not that long so it might be too short for tall people.
There is also a chair and a small cupboard for putting belongings, but no hanging space, apart from the hook on the back of the door. I imagine some of your belongings may need to be kept in your suitcase.
The window has working shutters and looks out into the communal garden. There is an original fireplace but that can't be used.
The room is in a 3 bedroomed flat (I also rent the other, larger room, so if you are in a group and would like another room, please ask for details of that. This also means that occasionally other guests might be in the flat during your stay, but you can ask me about that in advance if you like. There is a spacious kitchen and bathroom. The flat is my home therefore its full of things I like and have picked up here and there or found in the flat (ie the 1930s toy gun in the kitchen that I found behind the old boiler).
Its not high tech - the kitchen units, if you can call them that, are old, but its also pretty and interesting, I think, with some beautiful pieces of furniture and some period wallpaper (in places where it has not been stripped by previous occupants) in the bathroom - stencilled fish probably from the 1930s, which in the patches where you can see it, is very beautiful.
The kitchen is well equipped with pots and pans and contains a sofa and rocking chair.
The bathroom has an original freestanding bath and a separate shower. There is no washbasin in the bathroom but there is a separate toilet and washbasin.
There is a communal garden, which is a beautiful place to relax in and there are blankets which you can take to the garden with you.
Occasionally I paint so there might be the smell of turpentine!

Also I only accept bookings from men that are either accompanied by a female or have good reviews. Apologies if that excludes you. It's just me being cautious.

I will mostly be in the flat and I may rent out a second room. If you are a group and are looking for a second, larger, and therefore more expensive room (it can accommodate 2 people), let me know and I will direct you to that listing. This also means that there may be other guests in the flat during your stay, but you can find out about that before booking if you like.

I don't make breakfasts but I will stock the flat full of breakfast things for you to choose from - usually porridge, cereals, bread and jam, eggs, fruit and yogurt, so you can make your own at your leisure.
The most important thing is to remember to double lock the flat door when you go out using the big key. Edinburgh is a safe city but flats have been burgled when they are only locked with the yale lock.
Please turn on the fan in the bathroom when you are having a shower and leave it running for about 20 mins after you have finished.
Also please make sure you use the squeegee to wipe the water off the walls in the shower after the last person has used it in the day as this keeps it clean.
As the shower is next to my room, please try to avoid using the shower while I'm asleep, which is usually between the hours of 11pm and 8am. If you see that I am awake though after 11pm, feel free to use it and it's fine to use it before 11pm, even if you think I might be asleep.
Please do not smoke in the flat and I'm afraid pets aren't allowed.
As its my home I have personal belongings such as books, CDs and board games. Please feel free to use, but be careful with them and please don't take them away with you.
I have good neighbours and don't wish to disturb them so please keep noise levels low in the evenings, and please don't invite people back to the flat. The kitchen is the room in which you will disturb people the least, so I recommend using that room if you wish to play music late.
Please make sure you keep the flat generally clean and wipe down surfaces at the end of the day. All historical Edinburgh flats are potential homes for mice who can run from one to the other, and the best way to make sure that they don't explore yours is to keep it free from crumbs. I do have traps as backup, but its nicer for the mice if they are not needed.
