ON THE TRUCKEE RIVER right in the historic downtown area, our little studio is a 2 block walk to restaurants AND shopping. You’ll love our place because you can sit inside or in bed and watch the river flow by. It's peaceful place, new and modern, private and the middle of it all. It's not just a place to stay, it's a destination. Quiet people only please.
We have a high end sofa sleeper on the main floor + 2 twin beds in the loft up a ladder. It's a tight fit for 4 but doable if you're close.
Our space is unique because it's right on the river in downtown Truckee. We just built this home so it's super clean, modern, light and bright and energy efficient. We try our best to make it the most welcoming and comfortable place you can stay in town. We appreciate QUIET peaceful guests as it's sort of a little sanctuary here. It's more of a tranquil getaway and don't want to encourage parties or loud get togethers.
The queen sofa sleeper is in the main room and made by "American Leather" although it's not leather at all. It's a dense foam mattress and does not have springs. Some people think it's very comfortable and a few think it is not so comfortable. Let us know before your arrival if you would like it made up into a bed for your arrival or left as a couch. Since the apartment is pretty small, once the bed is made up there's less hang out room. The bedding for it is inside the coffee table/trunk and the hall closet. There are 2 twin beds up the ladder in the loft. It's all pretty small so there really isn't privacy between the loft and the downstairs.
We have a small kitchen with a refrigerator, toaster oven, microwave, coffee maker, electric burner with pots and pans, BBQ outside and sort of miniature everything. Make sure to look inside the kitchen drawers and cabinets to find these items.
The heating is hydronic. It's tubes of hot water in the floor. The place is usually very warm and comfortable. The floor is concrete.
Northstar is about a 10-15 min drive when there isn't any traffic. Squaw Valley and Alpine Meadows are about 20-25 min away. Lake Tahoe is about 20 minutes away by car.
Warning: We have a couple Bee Hives on the property. The apartment is attached to the west side of our house. The Bee Hives will be on the East side of our house. Please do not go near them. You probably won't even see them but if this makes you nervous you may want to stay somewhere else.
The apartment is it's own place with it's own entrance but it is attached to our house.
Remember this is a mellow neighborhood so we try to attract more mellow, low volume guests, no parties please.
No humans under 12 please, sorry.

You will have access to the river right out the back door. Great for fishing or just hanging out in a couple of chairs we have down there. Private entrance and a small somewhat private back patio. The apartment is connected to our home. We have put in extra sound insulation so it's pretty quiet against normal indoor sounds. We hope you will be mellow and keep the volume down so it's just more peaceful for everyone. It's a family neighborhood so we really encourage peaceful guests that are quiet especially after 9pm.
The back patio has a little table out there and a few chairs. It's somewhat private but not totally because the house is in a neighborhood.
The parking is next to the road and pretty level. That being said, in the winter time, it can be snowy. The road is usually plowed pretty well but this is still the mountains. You are best off with a 4-Wheel Drive or All-Wheel Drive vehicle. Some people use chains. Sometimes even when you don't need 4-Wheel Drive in town, you may still need it to get to the Ski Areas.
Please park on the gravel (unless it's snowy then on the snow) right in front of the apartment. Make sure to leave the space to the right for our neighbor.

Please note it's a small studio apartment. The main bed is a sofa sleeper but a very high quality one, no springs. Up the ladder in the loft there's 2 twin beds. Most people think the sofa sleeper is quite comfortable, a few think it's not as comfortable, it's on the firmer side. The twin mattresses up in the loft are very comfortable according to reviews. The loft has a low ceiling and you probably won't be able to stand up there. It's a little more for the flexible person. It's funny because a guest said people over 50 should be warned it's not a full room. I'm 59 and my husband is 63, we are fine going up and down there but I guess it just depends on how comfortable with a ladder you are. It's not private from one room to the next but it's all so cool and light and bright. It's a little tight for 4 people and no real privacy from each other but it certainly can be done.
You will hear the river and train sounds and more so in the summer because you will want to have the windows open. Most people like the sound but some people say it interrupts their sleep. Not a lot of storage areas but there are 2 small closets and one other area for belongings.
We would like our guests to be pretty quite on the property, and in the evening to quiet down by 9pm. The apartment is attached to our home and the neighboring home is not far away so if you could please be mellow and keep the volume down that would be greatly appreciated. The good news about that is that if you want to go and party it up, the restaurants and bars are just a couple of blocks away and then you could come back to your little sanctuary on the river. Since our house is attached we try to respect each others audio privacy. The sound insulation between living areas is pretty good. We don't really want to book people under 12, sorry. We just don't want any rough housing in the loft and ladder. Also we like having a mellow scene and not kids running around as there's tools and stuff around the sides of the house, sorry.

- We live in the adjacent house and have a couple of cats. They have occasionally walked through the apartment so if you are highly allergic to cat's you may want to reconsider staying here. Even though we are in an amazing spot right on the river, the train tracks are across the street. The focus of the home is on the river but there are trains that go by all the time that you may notice.
- If you want to use the twin beds in the loft, please note the access is up a ladder so you must feel comfortable going up and down a ladder. Even from the loft beds you can still watch the river go by while sitting in bed.
- The queen size sleeper sofa is the top of the line and does not feel like a sleeper sofa. If you would like it made up as a bed when you arrive, please just let me know and I'm happy to do so. Otherwise it will just look like a couch when you come in and you will need to make it up unless you sleep in the loft twin beds. The bedding is in the Coffee Table Trunk and in the closet.
- We live in the attached home and we're happy to share our local knowledge with you or leave you on your own in complete privacy.
-We built the home with extra sound proofing so you don't hear each other with normal living sounds. That being said, we are pretty mellow and go to bed early, you probably won't hear us at all. We appreciate visitors that aren't to rambunctious. Please be somewhat quiet after 9pm., especially out on the back patio.

I'm a realtor with Sotheby's International Realty and I've lived in the Tahoe/Truckee area for 40+ years. My dad built a cabin here when I was just a kid and I fell in love with the area. After a career of river guiding in California and the Grand Canyon I settled back down here.
My husband Paul is a contractor and has built many homes in the area including this one on the Truckee River. Our daughter Amory loves it so much she moved back after college.
We love skiing, mainly at Alpine Meadows, Mt Biking, all sorts of our door adventures and the community here. Come and be our guests. We would love to share this area with you.
