We've stayed in quite a few places in Vietnam whether hotel or airbnb. For the cleanliness and value, it seemed a little too pricey. It's still cheap. The bed has a hard border with a sunken hard flat middle with springs. It's a really uncomfortable bed. The shower had hair in it that wasn't ours. So the place was just ok for us. The doorman didn't speak any English so I wasn't expecting that. We may have payed more for a good train station location but I'm used to paying less in Vietnam for this value. Other notable things we didn't factor into the 4 star rating but you should be aware of: there are no hand towels and the couch looks so dodgey/dirty. The place was decent. I wouldn't stay there again but it's ok there. The kitchen and fridge are nice. The floor was clean. Everything was ok. It just wasn't a 5 start experience like we usually have.

Quan is very quick and responsive to messages both during the booking process and during your stay. The apartment is a 15-20 minute walk from the Old Quarter, which means it's a little bit quieter and all locals in the immediate neighborhood. It's also very close to train station, which is nice if you're taking the train elsewhere. I've done Airbnb in 5 countries and this was unfortunately my most disappointing experience. In March (for our July trip) I communicated with Quan that we would be arriving early morning (5:00 am) from the overnight train and thus would need an exception for a very early morning check in. He said it would be no problem. When I messaged him one day prior, we learned his Airbnb partner had double booked the room. Quan booked us a hotel around the corner (Eden Hotel) at his expense from 5:00 am - 2:00 pm, which was thoughtful. It was not a clean hotel and given that we were tired arriving at 5:00 am and had arranged the plans months prior, it was frustrating. We were also very disappointed with the cleanliness of the bathroom. Without going into details, the bathroom was not thoroughly or deeply cleaned (sink, toilet, and shower) between visits and cosmetics/toiletries trash was left from a previous visit. Towels were not ready when we first checked in. Given that we were visiting in hot/humid/rainy July, coming back to a dirty bathroom was not pleasant. For a future trip to Hanoi, I would not use Airbnb. Everyone has a different price-points and budgets. Personally, comparing the $23/nigh Airbnb with the $65/night rate we got at Essence Hotel Hanoi (amazing place) was night and day. I realize that's not within everyone's budget, but for us the quality here was lacking.
